I like the Emerald. The golf cart garage, the front lanai, the nice, spacious kitchen and roomy living area are very nice. We would need a 3 bedroom with a fenced in yard, though, so that we have a room for both kids to visits and a yard for our dogs.

The bonds have increased so much! I bought a 3 bed 2 bath Courtyard Villa just over 2 years ago in Sumter County and my bond was only $17k.

Thanks so much for the video Michael! You did an excellent job and it was very smooth (and better than a realtor explaining things)! You’re right that the size of the patio villa is easy to maintain and plenty of space for two or three people. Unfortunate they keep adding laminate Counters to everything in order to keep the price down and then people are forced to tear it out and replace it. It’s environmentally a waste. I also have read that the use of flat paint makes the homes very prone to interior scuff marks. At this point they should be using a non-sheen / matte eggshell that can be used even in the kitchen or bathroom, that is easy to clean but doesn’t have that cheap shiny look. Too bad there wasn’t a utility sink in the other homes, and it always helps to have the HVAC in the garage versus inside the hallway. I wonder if it would be possible for them to offset rows of houses so they weren’t staring in each other’s windows and porches… Great job once again Michael and Happy St. Patrick’s Day early to you and Tiffany!!🍀🍀🍀🍀🍀🍀

Once you put your landscaping in around your Lanai, you get plenty of privacy. We are very happy with ours. Also, the Designer Homes that are called Veranda Homes have the walls around them for privacy. Great video tours. Keep up the good work!

Realtors in the Villages should have to disclose bond value on new and preowned homes instead of finding out at closing.

Our sales agent gave us the bond and tax info and total purchase price for our home (and every home we looked at in TV) immediately and before we signed a contract or put down our initial deposit. I would not sign anything before knowing all the total costs.

Great video and enjoyed the home tours (more please). Our VLS agent shared with us the bonds and home prices in the new areas near Eastport were forecasted to be 10-15% higher than Dabney, Lake Denham, etc. Time will tell - the numbers you shared seemed to confirm this. One week from today we will officially be Villagers! We hope to meet you folks throughout our experiences/travels. Thanks, as always, for the great content!

Nice tour of the new neighborhoods and the different houses. Wauw. That lack of privacy in the backyard is something to think about. If u got some good neighbors it’s not too bad.. but what if..

Glad you enjoyed the tour. Definitely something everyone should consider when looking at different houses on different lots. For some it will not be an issue but for others (that prefer more privacy) it might be a deal breaker. That’s one of the reasons why we bought our Patio Villa (Emerald model) so quickly after our lifestyle visit. It was the floor plan and color combinations that worked best for us and on a great lot that gives us privacy while still being part of the community. If we would have waited a week or a day (or maybe even a few hours) later our house probably would have been bought by someone else. All of the Emeralds (and other models with a golf cart garage) sold very quickly in our neighborhood.

The lack of privacy is my biggest hesitation about TV. Even the $1m+ homes really don’t have any. We’re still a few years away, but after living on 15 acres for the past 20 years, the proximity of the houses is a challenge for us.

Fantastic job with this video. Nice weather. Crisp and clean pictures. Tempo was just right. I think the Emerald model is great, especially with the golf car garage that adds privacy. The bonds are a bit high and only going to be higher. I'm not a fan of the kissing lanai's and homes so close together but hopefully once trees and scrubs are planted it should be better. Thank you so much for the great tour and please do more of these videos.

Great video! I would also like to see some homes a level up. These seem to have “cheap” finishes. Carpet, laminate flooring, the countertops, even the doors look hollow and cheap. The price is fair, I would just like something higher end. These seem perfect for a second home purchase, but what about homes for primary living, would love to see some of them and do they have higher quality finishes. Thanks! Its easy to get privacy from neighbors. Just add shrubs or trees. With ARC Architectural Review Committee approval of course.

Would love to see some courtyard villas, since they have fences or walls around them? Just a note that a 3 piece bath has a sink, toilet, and shower… But a 4 piece bath has a sink, toilet, and shower over tub (per the realtors and literature). Thank you for the great job and video! Thank you for the tour wow unbelievable these house are going so fast but I guess it makes sense if you are paying cash and all you have is the bond maintenance fee taxes and the usual monthly payments.Question how far is this neighborhood to yours and is it easier to get to East port ?

Thanks! We passed Eastport on our way to these neighborhoods. Depending on traffic… These neighborhoods are only a 8 to 12 minute drive (by car) from our neighborhood and Eastport is only a 6 to 10 minute drive (by car) from our neighborhood.

The future expansion area is massive. What is considered (today) as the South or most southern part of The Villages will one day be the middle of TV (as they continue to build and develop over the next 30 years).

Thanks! Glad you are enjoying our channel. We just used The Villages insurance company/agent to start with. Insurance costs just keep going up for everything in Florida. We will be shopping around and getting estimates for home, auto, golf cart, etc. insurance estimates from several companies and will share in a future video.

nice patio villas how is the noise with 2 bedrooms sharing a wall i know there is no insulation between bedrooms how about the windows do they keep out the noise

Thanks! We have not had any issues with noise inside our Patio Villa. We occasionally hear a very loud work or delivery truck. The only time we hear outside noise (cars, dogs, music or people talking) is when we have the windows or sliding doors open. We will do a follow up and discuss noise in a future video.

For the shelf in the guest bath surround on the Emerald Patio Villa, is the top part recessed into the wall further than the bottom to make the shelf larger? It looks like it but it may just be tricking my eyes.

No. I just double checked ours. The top and bottom parts are pretty flush. Will try and highlight that in a future open house walkthrough video.

I like the Ecobee thermo, is that in most of the Villages Units? I have the version with Alexa w/ slaves & I Love mine.

Your videos have been very helpful, and I look forward to them! With the property tax, I know Sumter is cheaper than the other counties, but I heard there are some extra taxes in Sumter in the newer areas. Do you know if that's true? I think I'm planning to move up north because I like the mature trees, and everything already built up. I've been there twice but am planning another trip this summer. I'm two years away from my move :)

If you move up north the homes could need repair. Roofs, A/C etc. plus it’s an older demographics.

the "view" from the lanai is the neighbor's wall and their AC unit or something. Are they all like this? Not my favorite

The lots with the better view and more privacy sell the fastest. Plus all the neighborhoods look so much better once people move in and add their own landscaping. Thanks!

Hi Michael, watching the video I noticed they do not include shower heads. Is this something you have to add your self or will they install it if and when you choose one? Also do you have any trouble with water getting with the full length master showers if just using a shower curtain? Thanks and always look forward to your videos.

One more question sir, you mentioned they raised the bonds there to 28K now are the bonds in the Lake Denham or Dabney area still 21k or so for the same patio villas. Thanks again.

Shower head included, they pick them out. Shower curtain works nicely with no water issues.

Showerheads are one of the last things to be installed. You do not need to purchase them separately. They come with the house.

Thanks! Glad you are enjoying our videos. Good observation. I will make sure to discuss and share more info about that in a future video. They don’t install the shower heads until after someone goes under contract to purchase a house. They install before closing so you can test out on walkthrough day. My best guess is they do this to keep people from turning the showers on and off during open houses and splashing water everywhere.

Correct. The bonds are determined by Village and each neighborhood home type (Patio Villa, Designer, etc.) and are locked in at the time they put that Village and each individual neighborhood up for sale to the general public. As an FYI when they build a new Village the Patio Villa neighborhoods will have the least expensive bonds when compared to other neighborhood home types. The bond for a Designer home neighborhood is sometimes more than double that of a Patio Villa neighborhood. The new Premier home neighborhood have the highest bonds. We are going to do a whole video just on the bonds and taxes in the future.

Everything is pricy throughout The USA. Example , my home cost was $175K and the same home, starting $480K and more $$$$$. Within just 2 years ago . expensive everywhere .

Which area has a higher bond….Dabney or Moultrie Creek?

Moultrie creek does. We considered patio villas in Lake Denham, Dabney and Moultrie Creek. The bonds are almost $9,000 more in Moultrie creek and the home prices are about 10 grand more too. We ended up buying a pre-owned courtyard villa with lots of privacy near Spanish Springs.

Easily Moultrie Creek. Comparing the same model "Ruby" Patio Villa in Dabney, the 30 year bond is $23, 146, or $1688.40 per year. That same Ruby model in Moultrie Creek has a 31 year bond of $29,008.80, or $1985.02 per year. Although the tax rate is higher in Lake County (Dabney community), the prices of the villas are less than in Moultrie Creek. It all comes down to the area in which you prefer to buy.

The bonds vary it’s not a fixed cost. You could have a house three streets over and the bond could be a little higher or lower.
