We took advantage of a timeshare preview package to visit Hilton Grand Vacations Club Tuscany Village, but as a condition of our discounted stay we also had to attend a timeshare sales presentation with HGVC. How was it, how much does it cost and exactly how does their $200 Spend a Night on Us Certificate work? In this video I will go over all the details.

Glad it was helpful! These deals can be pretty good as long as you can avoid the temptation and not fall for the sales schtick. Much of sales will depend on the salesperson you get during your tour. If you book one of these, good luck. It isn't much of a deal in the end if you buy a timeshare for tens of thousands of dollars! Thanks for watching.

We have stayed at the same HGV Las Vegas Resort twice now and love this resort. We would stay there again if we ever go back to Las Vegas for a week (we live in NJ). We own a Maui timeshare (bi-annual) that cost us $8000 for a 1 BR back in 1999 and it's deeded property -- so basically, we own land in Hawaii. We also bought a 2nd timeshare (1 BR, 1 1/2 BA annual) in Fort Lauderdale in 2019. We haven't stayed at our FL timeshare since purchasing it; we exchange for others, usually the Wyndham Palm-Aire or Wyndham Sea Gardens. We sadly, went to a Wyndham Sales presentation on our last visit and promised to NEVER attend one again (we're booked again at Palm-Aire in Dec. 2022). Talk about high pressure. Good thing we knew ahead of time that we won't buy again; our "prize" was a $200 Visa gift card.

Yeah, Pollo Towers is a Diamond Resorts property, they are high pressure. I don't know exactly when you purchased, but if you are still within the seven day rescission period, you should read through your contract and consider cancelling your purchase. You might be able to get the equivalent of what you bought resale vor far less than what Hilton Grand Vacations charges. We don't own HGVC so I don't have a lot of experience with it, so I suggest you check out the HGVC forum on TUG; tugbbs.com/forums/forums/hilton-grand-vacations-club-hgvc.52/

@@DestinationTimeshare: thanks for the forum link; pretty interesting. im not too sure about pollo towers. never been to or heard of it. i think im gonna jusy hold on to my purchase. i did try to look for my exact purchase on the resale and could not find it. anyhow, its not too much of a big deal. were not paying all too much for it, and the maint fees is every other year so gives us a lot of time to pay that up. i mostly got it for getting deals in the open season for pennies on the dollar using cash (the "term" they used in place of using your allotted points), which is usually how i fund my vacations. THEN use our points on something new and adventurous. all in all it was an alright purchase. we do quite of bit of staycations since we live in hawaii but the hilton timeshare ownership kinda forces us to go out and see new things as a family that we wouldnt have done in the first place, while in the meanwhile giving us an absolute killer deal for anything spontaneous.

Thank you for making this video. I just paid for a HGVC offer and we are in the process of picking our dates. We will more than likely be going to Las Vegas. We will have 4 days and 3 nights for $199 plus tax and we'll attend the presentation while we're there. I feel strange doing this because I have no experience with timeshare presentations other than other folks telling me how terrible it is. I'm glad your video explained that the Hilton process is low pressure, so I hope our sales rep experience will be similar to your experience. We've never done this before and I after I took the deal I felt like it was a bad idea, but I think that's just because we've never done this before. I'm being hopeful and trying to tell myself not to cancel it. I'm afraid the sales presentation portion will be a nightmare! Thank you for the video.

I have been an owner for 13 years and don't regret it. We wouldn't have been able to afford the hotels we've stayed at otherwise. We convert our points to Hilton Honors point a if we don't plan on staying at any club. We reached our goal, so we put ourselves on a "no call" list. Our best stays are at the club but locations aren't always convenient, so use the points for a hotel. We get more stays out of our points.

My personal opinion of HGVC system is fine. It is good system, but I need to consider their expensive fees. If I need to split the points, I need to pay few hundred dollars fee in total. When I meet their sales representative at Myrtle Beach, they were selling the timeshare of different resorts from what they have shown, so it was little bit irritating.

Loved the video , my fiancé and I are still debating on canceling the trip or going thru with it . . We are suppose to get a 4day 3 night stay in smoking mountains for $129 . The guy told us all we’d have to do is sit thru the tour/presentation and we’d receive a $100 gift card at the end and we didn’t have to make any commitment to buying the timeshare .. I just want to be sure it’s not a scam .. we are bringing our 3yr old and our dog along for the vacation so id like to be sure everything is as he told me .. because we are take a 5-6 hr drive for this lol. Im not against buying a share but im not sold on it either .. i paid the guy over the phone and then received an email that said i still had to book the stay . That me paying was jus to hold my spot . Are there any surprise fees? Also when i messaged him asking the name of the hotel to gps exactly how long of a drive he said he’s had to check with the office which seemed a little Sketchy to me . .

Here is a link to another video explaining those promo deals; kzfaq.info/get/bejne/kJuAdaZ6qJmYeIE.html It isn't a scam, but it is intended to get you to a sales presentation to pressure you in to buying a timeshare. If you are good at saying no, then you should be fine. There is zero obligation to buy anything. However, if you have a tough time saying no, don't want to be rude or hurt the sales person's feelings, then it might not be the best idea. Timeshare salespeople are good at what they do and are quite convincing. Just tell them upfront you are there because of the cheap vacation. Chances are the hotel they will put you in is not very nice compared to the resort they are trying to sell you. That may be why he wasn't sure and had to check. There may be some fees in addition to what you paid, you may have to pay more if you want to travel during higher season. If you purchased, you should have received an email or some other communication with all the details, much of which is in fine print. Read all the fine print. Thanks for watching!

Great info Jermy, would've liked to see you do battle with those timeshares sales sharks in the ring (joking). HGVC has great quality hotels, they just bought Diamond Resorts Intl in 2021. However, their annual fees are much higher than many of the other big vacation clubs, probably only worth it for mega frequent travelers that always stay at 4-5 star hotels and are American Express Platinum card holders. Their timeshare presentations are also a throwback to the 1980s-90s which can be very irritating and a joykill if you're there for a weekend or vacation. Seriously, this is what gives vacation clubs a deservedly bad name. Jermy, you have nerves of steel to go to all the timeshare sales presentations you goto for a gift card, free hotel stay, etc. Would've hoped you chose the Embassy Suites free hotel night instead of Hampton Inn, much better experience, but after you said HGVC's freeby offer for attending the presentation was only a rebate offer, totally get why you chose Hampton.

This is certainly a tactic you can use. But realize they will still try to work you and sell you on their program. They know everyone coming through the sales door is there for the free gifts or cheap trip. Very few people go to a timeshare sale presentation with the plan to buy a timeshare. So still expect them to try and sell you even if you say you don't intend to buy. Thanks for watching!

We just signed up fpr the HGV in Orlando. All in it was $167. I know we will have to listen to the two hour pitch and that's fine but my question is I when the pitch is over and I don't buy, how much of a pain in the butt is it going to be to just leave. I understand from the video that we have to "check out" first but after that I assume they just cut their losses and move on to the next prospect.
@DestinationTimeshare
@DestinationTimeshare Жыл бұрын
It isn’t that hard at all. The people checking you out aren’t trying to sell you. They just want to know what “gift” you want and if you took a $200 credit certificate they may try to convince you the Hilton Honors points are better (they aren’t really). The only wait you may have at checkout is if there is a small line of people waiting, but you are no longer with the sales person at that point.

@DestinationTimeshare

Hilton Grand Vacations Club is a great program to buy in to via resale. For the most part you don't lose any benefits when you buy resale except that you won't get higher status in Hilton Honors. You will save a lot of money buying resale. You really need to watch for the maintenance fee cost per point as they cost per point can vary widely and the ongoing fees will more than make up for a higher resale purchase price up front. So look for Platinum season weeks. I know people tend to talk about the properties in Las Vegas as good options as the fees are relatively low. With Hilton you don't need to travel to where you own as you can use the points anywhere. Here is a video on how to rescind your contract; kzfaq.info/get/bejne/mLN4obimtrOmgWQ.html
@DestinationTimeshare

What are your thoughts on buying a resale for little of nothing? The maintenance fees are less than I spend on travel annually. I’m most attracted to doing that with Hilton Vacations. Thoughts anyone? (The one I have my eye on is Hilton Vacations. 21,000 points, platinum week, gold crown raising, Las Vegas Strip, 2 bedroom, annual maintenance is at $900/yr for $2,000 purchase price)
@DestinationTimeshare
@DestinationTimeshare Жыл бұрын
Thanks for watching. Buying resale is usually a great option and certainly much cheaper than buying direct. You always want to be mindful of the maintenance fee per point. The lower you can get that, the better you are. Also, watch out for "Hilton Vacation Club", these are really just rebranded Diamond Resorts International properties and really should sell for close to $0. You want to buy a true Hilton Grand Vacations property if you want to stay at Hilton Grand Vacations resorts.

Any advice on how to maximize this purchase?
@DestinationTimeshare
@DestinationTimeshare Жыл бұрын
I wouldn't think that booking into Tuscany Village would be very hard unless you are looking to book peak holiday or travel times like Christmas/New Year and Spring Break. There are a lot of Hilton properties in Orlando and that should spread out demand. If you own at Tuscany Village you really need to be reserving 12 months in advance or at least inside the 12-9 month home resort priority booking window. At 9 months, it opens up for all other HGVC owners to reserve. If you don't own Tuscany Village, then you should be trying to reserve exactly 9 months in advance of when you want to travel. One big word of advice, ignore those calls about renting or selling, they are all scams looking to separate you from your money. They promise lots of things but require an upfront fee and then never deliver. Thanks for watching!

Hi Anthony (& Jeremy) - we bought into Tuscany even earlier - and have never stayed there. There is not a lot of inventory (we bought a 3 bedroom, 1 week platinum pkg) - very few 3 br units there. Have had better luck booking at SeaWorld down the street. Caviat - if it's not your "home week/resort" you get pushed into that 9 month window making it even harder to book. Possible learning is to book at the local property with biggest inventory - SeaWorld/Parc Soleil. The alternate way of looking at this is to buy where points & maintenance fees are cheapest. Either way, caviat emptor. Maybe Jeremy has more to say on this...

We were there for about 90 minutes. Our presentation was pretty low pressure, but a lot depends on your sales rep. They will certainly ask you to buy timeshare from them, they can't sell unless they ask. So just a persistent No might be needed if they don't accept it the first time. Our first HGVC presentation - they offered to take the kids to the SeaWorld "behind the scenes" event (supervised as part of the Kids Club program that was at the HGVC SeaWorld place). Soooo....you might ask about that, as it would "give you more time to consider the sales presentation without the pressure that the kids' attendance would put on us". wink wink. Did you buy a second discounted trip to a different destination, I think you mentioned it, something called vip presentation at the very end? And was it worth it, all of it. They convinced me into buying a 300 dollars trip to Orlando 5 days 4 nights or any other destination but would be 4 days 3 nights instead. Other than going to the presentation, do they leave you alone to enjoy your vacation afterwards?
@DestinationTimeshare
@DestinationTimeshare 2 ай бұрын
We did not buy the VIP package at the end. Those are a certain number of one time use points to go somewhere with the promise you will sit through another presentation. Other than the tour, the ydidn't bother us during the trip. Keep in mind that with a three night package, you really only have two full days at the resort and one of those will be partially consumed by the presentation. They may not schedule you for an ideal time. Ours was at 2pm, so it does mess up a day. I believe in Orlando they do all the tours at Parc Soleil, so you may also have to drive there or get a shuttle to it which takes more time from the day. We've booked another one of these and this time we hope to stay at HGVC at Seaworld.

If you received a discounted offer for a stay and fail to show up for the required presentation, they have the right to charge you the full amount for the accommodations. This can be rather expensive. They are giving you a cheap stay in exchange for your time and agreement that you will attend the presentation. If you don't want to attend the presentation, just make the reservation on Hilton.com.

Do you know much about Capital Vacation? If so are they Good, Bad, or Ugly?
@DestinationTimeshare
@DestinationTimeshare 2 жыл бұрын
I don't have any direct knowledge of their product or resorts, but I would personally not buy into Capital Vacations. They are a collection of smaller independant properties. They did recently purchase VRI Americas, but still you can buy something on the resale market from one of the major brands; Hilton, Marriott, Westin, Sheraton, Wyndham for less than what a Capital Vacations would cost direct from them. The maintenance fees would be more with the big brands, but you will get more consistent quality across the resorts. Hope this helps and thanks for watching!

I’m a bit worried. I read everything on HGVC regarding the requirements for their package and presentation and it said nothing about purchasing the package more than once. I received an offer in 2022& purchased it by March 17th 2022. My cohabiting partner and I attended the presentation in the past. We booked this time again because I received the email offer. We’ve spent 800 in upgrades & obviously plan to attend the presentation again. Just worried we will run into issues because this is not our first time. I hope we will be okay and we won’t get charged any fees. I already received my confirmation info so I’m hoping everything goes okay.

I have started to receive the offers again since our presentation last year. Per the terms, these are the elligibity rules; You are not eligible to participate in this promotion if you: (i) have an open, incomplete package requiring attendance at a sales presentation, (ii) have attended a Hilton Grand Vacations sales presentation at any property within the last year, and/or (iii) are an employee of Hilton Grand Vacations, Hilton Worldwide or their affiliates. I don't know what they base the "last year". Is it based on the time between visits or the time from your last stay till when you can sign up for the promotion again.

Do you have to wear "bracelets" as proof that you are a guest in their property like some resorts?
@DestinationTimeshare
@DestinationTimeshare Жыл бұрын
Some resorts hand them out, some don't. I don't recall if the HGVC Tuscany Village gave us any. Usually when they do, we toss them in our pool bag and rarely wear them. No one has really ever questioned us. The only exception is a few resorts with unique facilities like a lazy river (Marriott Aruba Surf Club). They watch for them as people try to sneak in.

We bought into Holiday inn Express it's a timeshare and they were bought out by diamond so we paid $25,000 to them then when diamond bought out them we had to pay $25,000 to diamond and then Hilton buys diamond and then tries to get us to come in for presentation and at that presentation Hilton says we now need 48,000 more dollars from you the whole time share industry is one big scam don't buy them because by the time you buy one and you pay for it you could have gone on a lot of luxury vacations

How long was the time share presentation?

Ours was about the 90 minutes that was required per the promo that we signed up for. It could be longer or shorter depending on the sales person and how much interest or lack of you show in the program.

I don't know exactly what you were offered, but that type of contract resale would probably sell for $2500 or even less. Check out the Hilton Grand Vacations forums on TUG for more information; tugbbs.com/forums/forums/hilton-grand-vacations-club-hgvc.52/ Lots of owners there that can better evaluate the deal. THough they will all agree with me that it is far too high when you can get close to the same with resale. HGV Max may be a big push by sales, but it isn't as great as it sounds. Thanks for watching.

No. You get that via a mail in rebate after you book and stay at a Hilton property. Not sure if you watched the whole video but I mention that it can only be used at a specific brand that you pick when they give you the voucher.

Are you required to buy a timeshare
@DestinationTimeshare
@DestinationTimeshare Жыл бұрын
No. The offer is to entice you to come in so they can try and sell you one, but there is no requirement to buy. THis is what makes them a great deal. You give up some of your time in exchange for the cheaper rate. Thanks for watching!

If it is paid in full, selling or getting rid of it shouldn't be a problem. Check Redwee.com. Just realize that you will not get anywhere close to what you paid for it if you bought from the developer.

Are you people for real? Advertizing the timeshare garbage as if it was really a gread deal instead of a scam with endless sales presentations every time you go to a resort, lifetime maintenance fees, absolutely no resale value, etc.

Clearly you have zero experience with timeshare. Knowing what to buy and buying the right product, timeshare can save you considerable money on travel accommodation. Where else can you stay a week in a two bedroom resort for less than $500. NOT $500 a night, $500 for all 7 nights!

$500 package is just a teaser to get you in the door, from what I know about TS is that they get you with monthly maintenance fee that keep rising each year, at the end, you end up paying 4x the normal price once you buy into it. Best way is to buy a week from current TS owners that trying to get rid of it or too busy to use their TS.
@DestinationTimeshare
@DestinationTimeshare Жыл бұрын
@@johndemp4483 Yes, the package we bought is to get you in front of a salesperson who will try to sell you a timeshare for tens of thousands of dollars. As you say, the best way to go about it is to buy resale from someone who wants out. Usually for pennies on the dollar. Thanks for watching!
