This video discusses what most agents/residents aren't talking about. Neighborhoods that are being developed in the future, roads that are being widened, new red lights and round-a-bouts and schools that are being developed in the near future.
Please use this information to make an informed decision on your move to Parrish! As I have researched by weeding through plans via the county etc, everything is subject to be amended and changed.

This is by far the best video of a development area within FL I have seen. I've been poking around for a few months to get a feel for the area and without a doubt this is the best presentation. One word, BREATHTAKING! The community is one of a kind. Homesites are larger than you will find anywhere else on the water. I am partial to Parrish, as I live here, however, the location is amazing and almost feels tucked away. The amenity center is resort-esque and you also have the ability to join the River Wilderness Country Club and enjoy all they have to offer as far as social events and their amenities. Hi Greg! I absolutely love Canoe Creek! I think Neal does an exceptional home and the major bonus for that particular community, no CDD fee! They have an excellent clubhouse, pool, gym and a social events calendar and coordinator. Its a great community.

East of Del Webb? There is a thin parcel abutting Del Webb to the east and then the McClure/Eisenhower parcel. Do you have any idea what might be coming into that unnamed parcel and/or the McClure parcel? Thank you so much for sharing all this information.

Hi Jules! The Mclure Property is KB Homes, That thin Parcel directly East is actually 2 separate parcels- The top Section (parcel) is zoned Planned Development Residential the parcel nearest the road and to both the East & West of Del Webbs entrance is zoned Agriculture. (these may end up retail shops of sorts)

Very informative, thanks. Quick question--do you know how the open parcel of land immediately west of Artisan Lakes (on the other side of the fence) is going to be used and the timeframe for development?

It is three separate parcels. I cannot imagine they would ever be able to rezone it to anything other than residential. No plans from what I've gathered for any plans to develop/sell it.

Are you aware of how Cone Ranch is able to develop outside of the development line?

They revised and approved the preliminary site plan on June 3, 2021. From the looks of the site plan, the small section on the East of the FDAB doesn't look like it has your typical 3 homes per/acre. They may be doing a pocket park with just a few homesites to be compliant. If you look on Manatee Co Meetings, or even youtube the meeting from June 3rd, you should be able to pull up the site map, or watch the staff report.

Hi David! It really depends on what you are looking for out of your community. In regards to Venice, are you looking to be by Wellen Park in a newer development or were you looking to be more West? If you are specifically looking into a newer development for either area, Parrish does offer more affordable options. As Venice is a hop, skip and a jump to the beach-that does play a major role and prices definitely reflect it (it is stunning down there though) I would heavily compare Lakewood Ranch to the East side of Venice/North Port. Absolutely informative, we are looking into Parrish, don’t know if we will rent or buy first. Where can I get that map you have that list all the names of the communities. We are coming down in July to move and need to get a area locked down between Parrish or Palm Harbor area. Thank you!

I’d definitely buy, this area is inexpensive because it’s underdeveloped. The longer you wait, the more expensive it gets.

Can you share information about red tide and how it affect people living there?

Hi! The red tide happens yearly, typically late spring when the water begins to warm up. We don't get the respiratory effects here in Parrish/Palmetto/LWR. As a Floridian, I suppose we have gotten used to the red tide months, and avoid the beach. We noticed though, it seems that up near the Southern portion of Pinellas County sees a bit more adverse effects more so than AMI and down past Boca Grand in Charlotte Co.

What evacuation zone is this area?

Some of Parrish is D and some are E. Just note, there is a difference between evacuation zones and flood zones. Flood Insurance required by lender in zones: A, AE, V, VE (most common) Flood Insurance not required by lender in zones: X, X500 For the most accurate flood zone map visit: msc.fema.gov/portal/home Rates of insurance will vary! Elevation, proximity to water will be the consideration of rate. Zones also vary! Your neighbor could be in an X and your property 100 ft away could very well be in an AE, or half of your property could be in an AE and half in an X. If your home is located in an X, but your back fence is an AE, flood Insurance will not be required.
