1580 hoa? Hard pass, a lot of builders manage the buildings after the sale and make big money on these fees. That unit needs a 100k remodel. I’m with the other commenter, move to a condo in Phuket Thailand for 100-200k or rent for 5-600 a month, enjoy your life, stop being a slave to payments.

Good walk through. Thank you. As many have pointed out, the unit needs a total refresh likely in the neighborhood of $75K-$100K and the HOA is a killer here. My condo HOA (on the south end of The Strip) has double in the past five years. They never go down. And, it's always fun to get a $500 special assessment on top of the HOA--not unusual for older buildings like these in need of new air conditioner units, and other updates. In addition, this is attached to the MGM Grand. While that might seem cool for visiting Vegas, I'd prefer not to live surrounded by tourists and short term rentals. Ugh. Traffic, noise, and a host of other issues drove us away from these towers. Moving just ten minutes away creates a much better standard of living...

@@TheBrokerLife That's true. However, if these HOA's keep rising it's going to be impossible to find buyers. That's not personal preference, that's just a fact. A colleague of mine here in Vegas just looked at a couple 2 bed/2 bath units here and I think he said the HOA's were around $2,250 a month? For this building? For a vacation unit? You might as well stay at a suite in the MGM Grand hotel next door. Probably be cheaper and less hassle.

I worked at this place, I don't recommend staying, working, living or owning in those towers! Definitely a bate and switch situation, looks good but it's deceiving!

The special thing that it comes with is the ability to do airbnb. That's the big thing for this as in Vegas it basically illegal everywhere unless you have a special license that is hard to get. Power is usually low cost maybe $50 a month cable and internet are a flat $35.

I live in Tennessee but I do have property in Summerlin Las vegas is about 15 minute from the strip. for me is better investment then you buy condo on the strip with the HOA almost like the mortgage payment.its totally wasted.

Keep working on your style. Your scattered. Get a poster board. Draw boxes. Start with how long the video will be. Divide, the box by how much time you will spend. And make a story board. List key areas, where you'll spend a few more seconds. That condo looked cheap, and fake, fake wood cabinets. You should know how old the mattress are. Stopping to show, 50 bucks of crap pots and pans is a waist of time. Try, dropping a marble in the tub and shower. Will the water drain right. Drop a marble on the marble floor, will it race to one side. How much have the utilities cost for the last three years. With all fees, HOA fees, how much will that junk condo cost a new owner... If over head is, $600 a day and it rents for $400.00 a day. There's the reason the current owner is dumping it fast. And get rid of your nerves laughter, sounds like a con man.
