everybody’s saying Douglas water pump pliers. i guess i should check’em out.? Thanks for the tip and i have no idea who bashes you about the type of tools you use. i’ve learned it’s not the tool that gets the job done, it’s the professional handling the tool that gets the job done.

Tape goes on clockwise,doesn't mater if you are left handed, clockwise is clockwise. Have a good one Chuck

other way to look at it, always wind it the same direction the "female" fitting screws on. this works well when you get into left hand threaded stuff also, but that's really not common in normal plumbing! only specialty gasses and such which require special procedures to not cause an explosion nor fire

Id want to see the pressure coming into that tank. Ran into this issue at a family member's house, turns out the county's pressure was way too high at 102 psi. County adjusted their pressure and we were all good.

Hey Chuck, could there be a pressure reducing valve somewhere in the line for that power vent problem you're having? If so could be a faulty one that's feeding more pressure to the water heater. I'm just assuming that you already checked the water pressure, have a good weekend my friend

Pressure in house is probably really high put a pressure reducing valve on main obviously check pressure first

Check water pressure. PRV may be bad if they have one. If not, put one in if pressure is above 80lbs.

I think if you put a pressure regulator on the cold line of the boiler will be fine.

On water heater was T&P relief valve only blowing off when heater was firing? Was T&P relief valve replaced? Also was explanation tank pumped up to the proper air pressure? I know lots of other plumbers that install them but never pump to correct pressure.

I'd guess you didn't set the pressure in the expansion tank high enough to match city water pressure or it's too small an expansion tank. majority of them are pre-charged to 40PSI, if the city pressure is 60psi+ the tank is pretty much filled already and expansion will quickly over-pressure :) it's catch 22, that many people overlook. I've seen and dealt with city pressure as high as 110+PSI at night around here and there was no regulators installed anywhere! I like to set the water heater expansion tank pressure 3 to 10PSI over normal household pressure, because it can vary greatly throughout the day and night. **only for domestic hot water, not boilers! although up to 5psi over wont really hurt anything assuming standard 15psi max.

My niece turns on the hot water on in the kitchen a few seconds a later the water shuts off on its own? Can the hot water valve open & close on its own, under pressure ?or do we need to get a priest over there pronto.

Thinking a valve under the sink could be partially open/closed, washer on a 2 handle faucet maybe coming loose, restriction in the piping, bad cartridge on single handle faucet, etc... Something is cutting off the volume of water.

If the kit faucet has a spray,the diverter valve is probably bad. Remove the spout,change the valve,if she doesn't use the spray very much you can just remove the diverter,the spray will still work,just at half the pressure.

@@ChuckBarron it was a seal retainer washer that cracked and water was leaking through so I removed it cus it wasn’t needed and it worked. It was on a toilet shutoff it’s the washer closest to the packing nut.
