Many homes in the Villages are selling for $214 to $250 per square foot. At $220 per square foot this home would go for $254,320. Cheap box store grade oak cabinets are very outdated. No high end finishes to make this house worth the asking price.

I have never been to the villages. I now live in the Pacific Northwest, farther than Seattle. My daughter lives in Orlando. I recently had a stroke and heart attack so when I’m well I want to move to be near my daughter. She has been to see me 4 times since I had the stroke and heart attack, but she has a very good job in Orlando which she doesn’t want to quit. I am thinking of the villages, as it is very close to her. I’ll be calling you when I’m ready to move. I’m just trying to see what they are like. I know I’ll hate the heat, but now I stay in during the winter anyway. Stores put signs in the windows that they have air conditioners when it gets to 75 degrees. I know I’ll love the shopping as it takes 2 hours to get to a department store. Hope to see you soon.

I would hate to live in a box like that with my neighbors staring at me a couple of feet away on 3 sides. On top of that they want $335.000? Living in that box for 25 years or so would not be a dream. I say that because I was dreaming to move to Florida, The Villages, but from what I see and hear I think it was a good move not to buy.

And to think when these were built you could buy new for $139,000 I think over priced plus if you are not using as a rental and you are living there the furniture is useless and adds no value

The home is in good shape, but I think overpriced. @290 a sq ft, (roughly)my guess would be between 290 and 300 which would be around 255 per sq ft.

Question, does the HOA fee include lawn mowing etc?

We do not have an HOA we are CDD districts and you are responsible for any and all of the maintenance to your own home water sewer, trash, amenity fee cable nothing is included. The CDD pays to maintain all the common areas in your district.

I understand why you did not put out the price on your first video. I think the outside laundry, flat ceilings, no closet space in either bathroom, flat doors with no texture, non-enclosed lanai, landscaping needs some curb appeal. It is a great location, but I think priced a little high.

And to think when built new you could buy at $139,000 I also dont like the sinks that was not an improvement and if you are not going to use as a rental and going to live there the furniture has no purpose its useless i would tell sellers to haul away. Would like to see what its sell for

Been on Lifestyle 2 weeks ago in one of these patio villas.....cheap construction...wall texture is terrible in these. If you hic-cup, your neighbors hear you! Way overpriced and outdated and we did not drink the Kool-Aid for TV. Would never buy one.
