There's no hard and fast rule for property snagging.
But, the snagging process typically occurs about two weeks before your official completion date, allowing time for things to be rectified before the house is signed off.
It's recommended you do this before exchanging contracts with the builders.
snagging is the process of checking new builds for minor faults that need to be rectified.
If you don't get a snagging inspection done before you move into your new home then you could end of paying out a lot more money down the road when defects begin to appear.
A Snag List involves a detailed inspection of new properties to identify any specific problems or defects prior to purchasing or signing of contracts for closure of sale.

Hi Fahd love yore work. I asked a question a while ago but unfortunatly havent had a respond. Maby you could still do it. (Personaly in my case from investor point of view investor point of view) So buy 1/2/3 properties and rent it out and build up. Would advice be on personal name? Or setup a freezone company? Some say on the internet that freezone company can own real estate but not receive income from Dubai mainland? What are pros and cons? And what i also wondered how does heritage laws work in Dubai?

Hello Fahd, if I buy a property as an investor (I don't live in Dubai, I live in Europe) how do I connect electricity and water (dewa) and a/c (empower), if I don't have an Emirates ID, and I'm not a resident?

Landlord don't have to do it. Tenant will do it at the time of renting.

I agree with the persons agent who asked this question it is unnecessary to do snagging professionally as this professional can not give any guarantees about the work he is doing It’s same as you buying a brand new thing and it’s comes with 1 or 2 year warranty but you decide to pay some one check the quality of that thing it’s make no sense

Thank you for your comment. The coin has two sides. Professional inspection is helpful, as they take a deep dive and look beyond what the regular folks look at. They look at wiring, etc. Also when you buy a washing machine, or even a car - generally speaking they all come off the same factory line, etc. Property is different, there are many people involved, many companies, and many workers with varying levels of skills. Idea - is to point out or record any poor workmanship in time and get it rectified before the warranty wears out. If one has spend AED 1,000,000 for a property, it is a matter of perspective if he/she would be willing to spend AED 3,000 for professional inspection. I respect any one who doesn't getting it done.
