Thanks for your comment. My name is Nik Valcic and I work with Gary on this and many other projects at Coldwell Banker. Your comment is an important point that needs emphasizing, this is not a time share. Firstly, as a real estate agency Coldwell Banker does not sell time share. When you buy at One Beach you are purchasing a portion of the property, much like if you and your brother or cousins were to buy a boat or aircraft (or condo). Each of you are listed on the deed and it never expires. You can name a beneficiary and bequeath your portion to that person. When that person inherits the portion, it is theirs for life. Time share has none of these characteristics. Also critical to note is that this property will continue to appreciate in value (as per local market conditions), something that time share does not do. You can also choose to sell your portion at any time and enjoy the profits from the increased equity. Please feel free to reach out to either Gary or me if you have additional quiestions.

Gary, how does this arrangement work when you have your personal "stuff" that you don't want to take and bring back each time, such as dishes, personal items, linens,sheets, etc.?

Thanks for your question. These units are really meant to be revenue generating machines for their owners. As such the furnishings and contents are all already in place. All the appliances, utensils, towels, sheets, pillows, extra blankets, iron, hair dryer etc are in place and ready for your use, or for your renters' use. Should a toaster break or a TV fail, your HOA covers the replacement. That said, if you would prefer to have specific appliances or utensils for your use during your stay, there are several lockers in the building available for rent.

@@dovygoodguy1296 At this time there are only a few fractional properties for sale in our area. One is Four Seasons in Punta Mita, La Estancia in Nuevo Vallarta and One Beach St. The first two options are very expensive. We believe that the fractional will become more popular over the next year or two as it is a very good way to diversify your investment portfolio and hedge against inflation. @@dovygoodguy1296 Great question, and one we get asked often. I´m glad to answer it whenever it comes up. Firstly Coldwell Banker is a real estate agency, we do not sell time share. What we are selling is a fractional ownership in a property. This would be similar to a scenario where you get together with friends to buy a cabin by the lake or ski chalet at Whistler. Each fractional owner is on the deed )no deed is generated in a time share. Basically a time share is a contract that lets you use part of a property for an alotted time frame. It comes with various fees and when your time share contract is over, you are left only with photos and memories. Fractional ownership requires that you only pay for the homeowners association fees for the month or months that you own. You can do anything you want with your months of ownership, most folks choose to use it for a few weeks and rent it out for the remainder. The money you earn from the rental is 100% yours to keep. You can name a beneficiary and when you bequeath it to them upon passing, they own it for the rest of their lives and so on in perpetuity. Lastly, time shares never appreciate, in fact it is notoriously difficult to extricate yourself from the contract. Your fractional ownership condo will follow the market and appreciate over time. Should you decide to sell (which you can do at any time) you will enjoy the equity appreciation. Time share has none of these attributes. Thanks again for the great questions!

i love PV but honestly real estate is way overpriced, went to Playa to check real estate and the prices makes much more sense, much cheaper than PV. I dont see any good returns in PV especially with the high prices

I was really excited but saw the reviews on Travelocity and not good especially if family! Very LGTB atmosphere which is fine but children should see naked men or women.

Thanks for your comment. Firstly, there are many reasons why prices are different in PV vs Playa or Cabo. We have seen a rise in interest in PV due to the fact that it is a thriving arts, culture and entertainment center (something that is lacking in the other two aforementioned areas). Folks also like that Guadalajara and various other towns and attractions are very close by car. The lack of serious hurricane threats is also an issue. Secondly, return on investment is not necessarily dependent on the cost of acquisition. Gary and I have many investors buying this year who are purchasing properties that range in the value from $200,000 to over $2M USD. Our over $1M buyers still feel confident that their investment will increase in value as well as provide a solid ROI from rentals. One Beach offers investors the opportunity to get into the real estate market at a relatively low entry point, even under $100k. @@teresaaussemlopez6940 You are right on point Teresa. This specific area is not family friendly in my opinion. It is the main lodging and entertainment area for the gay community, specifically the males. Blue Chairs is right next door and the club goes all night. Now, as for investment, that’s a different story as this could be a great option for some people. Viva Mexico 🇲🇽

It looks great, but unfortunately for Canadians our dollar takes a beating against the US dollar. $18,400.00 USD is $25,760.00 Canadian.

Thanks for your comment, as a Canadian I can appreciate the pain. I can let you know that Canadians make up a large proportion of our buyers, over 35% (second to US at 44%). While the initial hit on the conversion to US stings, you still are getting into the real estate market at under $30,000 CDN. Keep in mind that when you go to sell, you will be enjoying your proceeds and profits in USD.
