I couldn't agree with you more. The way I have generated leads and I still do is by driving Uber and Lyft. I get an opportunity to talk to people for about 5 to 10 minutes. Of course you got to be tactful you don't just start talking about real estate it has to come into the conversation somehow. At the same time I'm making some cash which is important at the beginning of your career. The hope is that some of those leads materialized to business and I don't have to drive anymore but maybe I still will if I see that it's lucrative.

Nope just do on market deals. I very rarely wholesale off market deals to be honest with you. Usually the sellers come to me for that and the sellers I know or have reached out to you in my earlier days. But to keep the flow of deals coming. I usually Soli do on market offers. It’s a huge fallacy in the business that “on market deals“ are not good to Wholesale, because the “Seller“ is not motivated. That is far from the truth. There are multiple reasons why people decide to list with an agent they could still be motivated and still be distressed. To keep the ball rolling and to keep your lead generation marketing cost down try to get 3 to 4 deals on your belt by doing on market deals. My assignment fees for our market deals range anywhere between $6500-$15,000 per deal. I get up to 2 to 3 closed deals for every 105 offers sent.
