Hardwoods like that. We prep like you do then hit them with a light sanding. If any deep gouges, we might fill with wood putty. We then paint with exterior latex, usually a dark brown, two coats if needed. Then we put two coats of poly on top of the paint. Seems to hold up really well. If the resident messes up a spot, we spot sand and repaint and poly that area. It was killing me to sand, stain, poly hardwoods and have them get messed up (and they always mess them up). Painting saves a ton of $$$ and time. The housing authorities think they look great and don't care. The residents think they look great and don't care. If we ever sell the house and need to take it back to the wood, we'll just have somebody come and strip and sand them and refinish.

I would definitely demolish the garage, be careful because some municipalities will require you to rebuild a new one that happened to me. Nice series of videos.

I like the stub out tip; it makes things clean. What are the jacks against the beams in the basement for? Are they used to push the bow out of the wall? I thought you would need to excavate the dirt on the other side of the wall to move it back.
