Even if the old tatami will be replaced, it's still painful to see them being stepped on by outdoor shoes. I've never heard "o-tera" said without the honorific.

Thank you for watching! Yes, walking on tatami with shoes is unpleasant indeed.😅 Due to ongoing construction, we have a temporary shoes OK policy inside the house since it's quite dirty! (We also clean the shoes before entering the house)

I think I'd buy a few pairs of slippers at the ¥100 shop and leave them at the genkan...until the old tatami are removed. Less trouble than cleaning shoes over and over!

what is the cheapest you can buy a Kominka there in JP?

You kind find beautiful Kominka for relatively cheap, typically around $50K (USD), but it depends on the location. A Kominka in a good location could cost up to $300-400K, and that won't include the renovation costs!
