MODERN BUILDS
Hi, My name is Mike Montgomery and I'm a MAKER; a designer, builder, and full-time content creator. Accessibility is my focus with Modern Builds, not simply accessibility of designs, but accessibility in materials, information, and projects themselves. I've focused on creating furniture and DIY projects that are simple enough that any beginner maker can accomplish, yet interesting enough that any expert might be inspired. Building and making is becoming less and less of an exclusive hobby and profession. My goal is to reduce that separation even further.

Yes! Also the no respirator a majority of times. If he only realizes the loads of dust of all kinds even if it’s not super “noticeable” is everywhere and extremely dangerous. Even if it is “nature” like the saw dust.

i agree on the sneakers should be banned from most construction sites - steel tips aren’t necessary but finishing nails are super sharp and puncture wounds suck

It’s great! My shed has been completed and it turned out nice looking and sturdy and it is way better than the sheds that many of my neighbors had put up. Of course, I'm pleased with the outcome and this Ryan’s kzfaq.infoUgkxGZedDTcDfgD7fG_uU4esfx_EgxzlY2_1 Plans was extremely useful to me as a guide.

Hi Mike! That tile you found looks like a vinyl glue down 8x8" . In my experience they are asbestos tile and you need to do a proper remediation as it can be real dangerous to handle. Cheers and enjoy the project!

@@ModernBuilds Vinyl asbestos tiles are not dangerous unless you're turning them into dust and breathing it in -- people generally just cover them up and forget about them. It can be super expensive to remove professionally. Other people just spray them down and remove them. Your state's laws will dictate what you have to do re: removal and disposal.

Yeah came here to say those small tiles likely asbestos. Also, homes of that age, may have ACM not just in the tiles, but in the mastic adhesive and joint compound. Frankly, the paint is likely LBP (lead too). You shd be wearing tyvek suit and a respirator plus goggles.

Mike, I'm onto my 60th renovation unit and I can tell you your first mistake is NOT buying your own dump trailer. It pays for itself on the first job and you have no weight or size capacity limits.

Legally speaking you still have a weight limit on any Dump trailer as well as dump fees per ton.

If you can decide beforehand what your exit strategy will be (flip, rent, air bnb) then you can decide to what level you can remodel it. Rentals typically call for different type of materials then flips. It's a way to save money in the long run.

best way to remove backsplash is to just take the drywall with it, saves a lot of time in trying to skim it or tile over it

Mastics and sealants and popcorn ceilings are also typically hazardous in older homes. Be smart and keep alive/healthy. That crap can really be very damaging years down the road.

Hey! Demo tech for a restoration company. As for your question for the backsplash there really is no fun way to remove it in a timely manner. A flat bar and hammer works but with certain tile it comes out much nicer if you chisel or grind out the grout from between. Time consuming yes, but it will save the drywall!

You mentioned several times about wearing safty glasses. I wear bifocals and have worked in residential construction. The last time I went in for an eye exam I asked if I could get my prescription as safty glasses. It turned out that not only could I the style I chose it didn't cost any more than just getting standard glasses. Check into while you can still see.

I prefer to use a multi tool to cut the drywall and tile out when removing kitchen backsplash it allows you to take it out in sections and for me it's quicker to replace a squared section of drywall than it is to chip away the tile then try and repair a chewed up section of drywall.

Great work on that reno Mike! Turned a few properties in my time and am glad that I will never have to do that again! You are young & have help from your parents & that's a good thing! IMO, rental properties are a real PITA to manage. If you can get a good price for the property after reno, I would sell it and move on. Don't ask me how I know this! Anyway, good luck going forward! 👍👍

So how much did your dump trailer cost? Does it hold 20 yards? How many flats have you had on your truck and trailer going into the dump? How much time is involved for the landfill trips that could be used doing something else? How much is the landfill fee for each load? There is a convenience factor in owning a dump trailer, but all things considered including storage of it when not in use, it isnt always the best choice.

I know you're way past the kitchen tiles now, but I've seen folks cut the drywall and backsplash apart while they're still connected. You could probably use an reciprocating or oscillating saw to cut the edges into manageable chunks. That way you can remove big panels with tile attached instead of trying to remove individual tiles and then drywall.

I'm no pro, but I wonder whether you should have used the kind of "duct tape" that's made for heating ducts? Regular duct tape will eventually fail from the heated air going through it on its way to venting out.
