She says many good things, but they are misdirected. The fundamental problem is LOCAL ZONING BOARDS. . Nobody wants an apt or duplex on their nice street, so they tell the local zoning board not to change things.

I’m one of those teenagers. I moved out of state in 2020 and I walked away from my home of 22 years. I had to walk away from the state I’ve known and loved because I couldn’t even dream of renting in CA. I miss my home state dearly and wish that one day I’ll be able to afford to move back and be a homeowner. Thank you, Ms. Porter for giving me and thousands of others a voice.

Yes… her plan of making housing more affordable, by forming a committee to make housing more affordable and then spending a bunch of government money on making housing more affordable seems fool proof. Spending a bunch of government money with no real plan or understanding of economics has gone really well thus far… let’s keep doing that. Affordable housing, but eggs will cost $37/dozen. Great plan.

The root of the problem is the system that is set up to reward investors without making them liable for the actions of the companies that reward them. Investors are actually part-owners, but collect profits without any responsibility for the actions that bring in those profits.

That depends. Homeowners, rejecting new affordable housing being built is part of the problem. Building lotteries that limit construction lots and restrict building. Building is not keeping up with our reproduction schedules.

The reality is that where rent and homes are the most expensive, 40%+ of the homes are rentals. And more than 50% of the homes are owned by PE or companies like Blackrock. During the COVID corporate buyback, companies like Blackrock were in charge of doling out funds to for the Trump admin, in the next 4 years, Blackrock purchased 40% of all homes purchased over the next 4 years. This is what happens when you trust for profit companies, with access to the government piggy bank. Americans liquidated their savings, while the largest transfer of wealth in history occurred. How can we right the wrongs of giving corporations trillions to “help Americans”… Nothing, welcome to the official Corporatist landscape that is the US.

​@@BDThomas Congressional records that nobody reads. Addresses should be given to an engaged audience. I don't care if it's just Congressional aids that can make it... People should be there, and the offices that don't send a representative should face consequences for opting out of the process on topics they don't have interest in, especially when it pertains to the economy, housing, food, foreign policy, budgets, and civil liberties. Our "representation" has been an absolute farce since the 50's.

Exactly. When my employees are paying the same or more for a rented 1 bedroom apartment in a bad neighborhood, than I pay on the mortgage for my 4 bedroom, 2 bath home - it's a serious problem. It's absolutely unacceptable.

​@maargenbx1454 more homes on the market will gradually bring down rent. It's been on the rise for so long because there haven't been enough getting built. 2ndly. Her addressing hedge funds buying swaths of homes. That is directly tied to rent. If it was penalized there would be less owned by the corporations. It's a multi pronged approach. And I'd a committee existed for these issues in theory they would have better oversite over housing and rent control could be a real thing.

Not "one of the biggest" - it is the biggest issue facing us. The cost of shelter has risen far beyond affordability, and impacts every other thing in our lives.

Yeah but its not really full plan. 1. Tax credit for first home buying. Fyi these already exist - in Canada, Australia and UK and this initiative has failed miserably...... historically what happens is the credit amount gets added to the home price - so home that would cost $400K with a 10% credit - now costs you $440K because the credit is also doubled for the homeowner and thus it is in their interest to increase the home price to get a higher credit. 2. There is a reason 3D printed materials are not listed in major building codes. A major problem with printed homes you will see is that they lack structural components of a building meeting engineering standards. It is lunacy to just throw out IBC, IRC, AIA, ASTM, and ACI to reduce cost - this leads to SAFETY HAZARDS - not a good idea. 3. While it is good that Washington is cutting out large financial institutions from buying up properties, a major cause of this crisis is zoning - which Mrs Porter failed to once talk about! How in the world does one act like they have solutions for housing yet never once bring up zoning? The reason Mrs Porter we dont have multi-unit housing like aparatments is because apartments get zonned seperately from housing, where in the US most populated cities incentivize and in many cases mandate the existence of single family housing zones over any other zoning types for housing. Granted this is a problem that has to be solved at the state and local levels of government, but to not even acknowledge this problem is ludicrious.....

Ms. Porter, here is an idea, make home ownership tax-free for primary owner-occupied properties. No property tax, no income tax on mortgage payments, or interest. All the government would have to do is reduce the budget to make this possible. This could be done my eliminating some government agencies. There is no need for a committee, this will work, for everyone. (Except Big Government democrats.)

Giving people more money to buy homes is the fastest way to drive prices up. The only thing government should worry about in housing is decreasing every cost through increased supply even if the housing market crashes.

Even here in my home state of New Hampshire, my wife and I spent our young adult lives being outbid on first time homes within our budget by out of state millionaires that had enough cash on hand to buy property outright without a loan. We have since given up on homeownership and pay $1900/month for a 2br apartment. What's worse, is when we formally gave up and moved into this apartment just a few years ago, our rent was only $1500/month - it has steadily increased by hundreds of dollars a year while the landlords quality of maintenance goes DOWN (they insist that our rent needs to go up because property values and costs are only increasing). My annual Salary is $70K and my wife adds another ~$30K to that figure. We are making substantially more money now than just a few years ago when we were still trying to buy a home, and yet homeownership is now seemingly completely out of reach for us two hard working millennial parents. We would need to move out of the state we love and lived in our whole lives, just to own a small piece of the American Dream. Thank you for your service Rep. Porter, even if we are on opposite sides of this once great nation. You are doing great work.

Do you even know what a hedge fund is? If the government had not printed off a big chunk of debt and caused inflation, if the $35,000,000,000,000 debt did not threaten collapse the US dollar, there wouldn't be a huge demand for hedging inflation and hedge funds would not be buying up every possible property. So what happens when hedge funds are prevented from buying real estate and investors can no longer use real estate hedge fund to insure against inflation of the US dollar?

A Housing Committee would expand on the stated goals, solve problems like zoning, &get funding in order to make it all happen. May be wishful thinking but they need to start somewhere. The reason houses are so expensive is because private equity groups own 40% of the residential housing market. That means house prices will remain going through the roof because they pay all cash which is very enticing to the buyers. Private equities and other investment companies should not be able to buy houses or residential properties and they should be forced to sell them back to individuals. This can be done over a period of time. What can an individual do? If you are selling your house, let your realtor know you are not willing to sell to a company at all. People who need mortgages to buy your house are already prequalified by their agents to be able to afford your house, so a cash offer only shortens the length of time to transfer your home. Since our politicians are too slow to do anything productive, that is one big thing you can do. If we don’t, private equities will end up owning most of the residential properties in this country and we will end up only being able to rent our homes from them. No one, unless you’re very wealthy, will be able to buy a home and prices will go even more through the roof. Politicians know this. They just don’t want to address it in a serious way.

Corporations buying up large amounts of houses and holding them off the market for a period of time to eventually turn huge profits is predatory and damages communities. Bravo to Rep. Porter for addressing this issue with a plan. As she pointed out, Housing should have a separate committee. It’s surprising to me that it has been buried in a Finance committee.

I agree housing is insane. My partner was paying 1600 a month for a flat New owner came in with plans to upgrade the building to meet fire code and make better the building sounds awesome. Until you hear how much this lady thinks the 3 flats in her building are worth. 35,000 a month not 3500 35,000 a month. She was planing on getting a 8 million dollar bank loan she had the capital to back it up shocked the crap out of me and my partner. I'm moving my partner out and the last day he is there Wednesday we watch the bank inspector coming in to approve the loan fire inspector to come In and see the building and a electrical inspection. She must pass all three to get her loan She fails fire inspection. She fails electrical inspection. Fire Marshall condemns the building fines her 526,000 the electrical inspector finds all three flats connected to one electrical breaker another 250,000 fine. Displaced 2 families in less than 2 hours and we where already moved out thank God

Thank you!! Finally! Hedge Funds will buy homes, set rents high, raising rents across the board so no one can afford them. The properties sit empty, they can afford to hold them. They will not lower the rents, they will not sell the property. So more people struggle to find and keep a roof over their heads.

I was with you 100% of the way until down payment assistance. If you don't have a surplus in your budget to save for a down payment then you will not afford a new furnace in the middle of winter either. Make housing cheap and the market can decide who will afford it

These bases are excluded from OSHA standards. Even modern bases have issues with mold, asbestos, etc. on top of needing to fix these issues, these bases aren’t generally located where a civilian population wants to live.

The one near me is walking distance to the ocean, has an ocean view and is less than a mile and a half from all the major chains, a hospital and a ton of services. Also, many restaurants, even several bib gourmand and Michelin star restaurants, maybe they would hate the military translator school, or the aquarium, no one would want to live where the average property price is well over a million, it’s just so awful to live in neighborhoods is it? Maybe it’s because there isn’t a lot of gospi and too much acceptance. Not sure? I wonder why that lacks appeal, maybe the nice breeze or all the beautiful flora might be a hardship. I don’t believe I indicated that no repairs are to be done, that was your plan. and why are current bases inhabitable, perhaps we should level all the bases, since they are rotting. We need not just "affordable homes", but decent ones. Most cities' idea of "affordable homes" is packed-together tiny apartments with paper-thin walls, leaky lead pipes, barely functioning utilities, with a constant sickening odor of gas, in the most dangerous area of the city, far from anything anyone needs to access, and not able to accommodate many disabilities, and no yard. And they are rental-only forever. No chance of owning your own at any point, so we can NEVER make it our own and are forever in danger of being kicked out at any point so the owner's family/friends can have the place.

We need housing of ALL types... studio apartments through to 4+ bedroom homes. Views and big yards aren't typically synonymous with affordable housing until you move to the country... which again would disappear if every single new house built had a huge lawn.

We weren't rich at all but that was what we had. It's better to be secluded than to have people that don't share in their communities being nice. I don't have that problem now because I am stuck in a weekly rental but I feel I may just get a trailer and go up into the mountains where I am away from the noise pollution and the riffraff.

There was a project in Chile that had starter homes that were already designed to be expanded as the family grew. Let's say that the original house had two rooms, but it has space to add a second floor, a garage, etc. So people would buy the basic house for a low price and then as their wealth grew, they could add extra rooms as needed. I think that's genius!

My husband became a real estate agent just to help out the contractor he already works for and discovered that agents are just unnecessary middlemen. They’re suppose to negotiate a fee individually, but it’s always the same rate because every agency agrees upon it. All the compliance rules that agents are suppose to help home buyers with were lobbied for by the real estate agencies themselves, and the home buyer is still the one liable for it.

They should create a national cap on how much a house should cost. A 2 bedroom house with 1 bathroom and a kitchen and a living room. Should not cost more than 100,000 dollars. It doesn't have to be expensive to buy a house. They need to force the industry to get back more realistic pricing for housing. A 1 bedroom house should not be more than $50,000. It should not be easier to get a car loan than a housing loan. Apartments are just as expensive as a house today. Who decided to charge 2000 a month for rent? When the landlord is not doing anything to help maintain their property. Hell there is no law to guarantee that they are required to provide Air Conditioning access in the Summer. Don't give me that window unit argument. If i have to pay that much money, the landlord should provide and maintain the AC units for the apartment. Why does a 1 bedroom apartment cost $825 a month? Because they know we have no other options. Take old damaged houses. Abandoned houses and rebuild them. Or demolish them and build new affordable homes in their place. That would work. Then you would not have used protected land. You could just rebuild on the existing lot. Make it affordable. Make it affordable to build a house from a kit again. Just let people reuse the land that is already there for housing. Make housing more affordable! Make it easier to buy a house and land. Make it more affordable for everyone.

That greed is why everyone is saying "the economy is doing great" right now. It is, but it's based entirely on skimming off of actual production. We don't *do* anything at work, we mainly just drive there and back and burn gas and electricity and pay office rent. If we eliminated all the waste, our production would drop to a third of what it is and the market would tank.. but it's what we really need to move forward.

The house I paid $80k for 13 years ago, is worth $250-300k in the current market. Two houses on my street sold for over $250k this year. Bigger houses that I looked at buying 13 years ago, we in the $150-200k range, are now worth $350-450k. Home prices are absolutely ridiculous.

In Pennsylvania, we have the "Keystone Forgivable in Ten" years (K-Fit) Loan. When I was looking at a home, I found one for $315,000. K-Fit provided me with $15,750 to go towards the Closing Costs of the house. Now the Interest Rate is still ridiculous; for the $315,000 house, I'll end up paying $741,600. THAT is another thing that needs addressed. I'm paying $2,060 every month for my mortgage. Another that needs addressed is the cost of heating and electric. My heat is over $200 a month in the Winter and my Electronic is over $200 in the Summer. I had an estimate given for Solar Panels and that came out to over $300 a month and that was going to be paid for the next 10 years. There is more that needs to go into Affordable Housing than just the Housing. Another thing would be the cost of the Land. Building new homes is great, but where is that Land going to come from? Does the Government have land already that they're going to use for the Houses or are they going to have to Purchase it from a private citizen? And that cost is going to be pushed onto the consumer as well. Great initial idea, but it needs expanded on.

Until we change the entire system to STOP catering to the top 1% and help the bottom 90% of us, it all means nothing. NOTHING matters as long as the billionaires exist.
