Now THIS is a golden nugget for sure! I've run and created residential programs for 20 years, both facilities and community program homes, and my desire with getting into real estate is to purchase homes/multi units for deeper purposes than money as this business venture. Why is no one talking about this!!??! SO GOOD! Thanks Jamel!

I have the property, the location is perfect. As a matter of fact 50 percent of my community is baby boomers . I want to get in the business or the real estate too. I am comtemplating it all.

Owning this business can be rewarding but let's be honest, there are a lot of headaches whether it is your staff or the senior citizens themselves not to mention if one of the residents family members report your ALF to the State and the business gsts flagged. I WISH what he is saying is easy but if you don't have a good team or end up having a problematic senior then it can be a handful of a time not to mention your beds aren't going to always be full and sometimes the Senior citizen passes away in the facility which is just a reality. Other than that good interview but I thought I remind people that this is not a cake job you really have to put in the time to get the business going and its non stop

Same with adult family homes it’s definitely not favorable on the business side of legal actions, you can be reported and have the state in your residence the next day or be reported for false allegations so that’s why it’s important to keep good records and make sure your staff and you are running things legally with a lot of supervision because the reality is that without supervision you will have trained staff screw up 100% guaranteed.

I’m in the Palm Springs area in California I own a property in a rice residential area 4 bedroom 2 bath 2300 sq ft. I’m considering opening a facility but also would consider leasing my property out to someone as well. Where could I find people looking to lease property? Gene RIP

This is great. Do you buy single family in LLC and then do assisted living out of it? How licensing works in California? Is pool liability? How to find caregiver? How to find assisted living operators and let them run and what are liabilities to let someone else run but property is on landlords personal name?

Hey planning to buying a home to assisting living. I’m in the border line of Vancouver Washington but I’m from Portland Oregon. I’m doing some research but wanting to know which state would be better to get a home. I know the median around any area gives you a better idea. Or places close or hospitals . But as far as state I can do either how would I go about to see which one pays more ?

I’m not sure about assistance living but I know all about adult family homes for Vancouver, Washington is a much better environment I have my license in Washington for an adult family home clients pay based on level care and depends… if it’s a “private payed client” you make your own prices on what you wanna charge and if it’s state pay you would get calls and e-mails about new clients with the care plan and state pay coverage based from the care needed and you choose to accept them, I’ve been seeing per client can be between low as $3500 to $9500 usually avg between and depends if it’s state or private pay and how much care is required more independently the less the state will pay the more dependent they are, the more they pay, because it may just might require more work and more staff to be present.

Unfortunately, Gene passed away about a year ago due to Covid. His daughter has taken over the company at this point.

People need good investments and to earn money, but I think there’s something not being considered here and that is the pinch our elderly having, to find affordable places to live. When you say how much you can cream off the top, it makes me cringe for our needy older generation.
