That area of miami is a dump. People that move to miami don't realize that 90% of miami is basically 3rd world unless you actually are willing to pay a bunch of money in rent and live in the nice areas

Not even paying a lot guarantees a good living in Miami. I live in Brickell, this is my 3rd high rise building in 12 years and all have the same issues. Broken elevators (most of times only 2 out of 4 elevators working, waiting times over 15mins), homeless people sleeping in the garage, dog pee in the hallways, zero security in terms of random people coming in and out the building on foot or by car in the garage, amenities that are dated or very deteriorated. We pay $4K/month for a 1b1b and any other building in the area is the same (ie: Panorama, Brickell Heights, The Plaza, 500 Brickell, Icon Brickell). Funny that Miami "the so called 1st world country" with all the "regulations" allows all this while the "so called 3rd world countries" with almost zero regulations have a much better living standards when you pay a premium.

Also remember that one scandal where a bunch of Miami elevator technicians and inspectors never actually took the required exams because they paid people to do them , and as a result the city has to retroactively inspect things. Yes , in Miami you can buy driver’s licenses and elevator safety technician licenses (all without a word of English ) #BecauseMiami

Get everyone to hire an attorney , have them put rent or association fees into an escrow account. Also write letters to City Manager or the major, protestors outside , I guarantee they’ll move fast to fix…

@@zoemayne In Miami they are all the same, trust me. I lived in 3 buildings in Brickell in the last 12 years (supposedly one of the best premium neighborhoods) and I have toured at least a dozen in the same neighborhood and all are in the same deplorable situation asking for $4K or more for a 1b1b.

It's called "constructive eviction" If problems remain unfixed for a period of time after letting the landlord know in writing, it is legal to break the lease and move. The amount of time required for notice varies by state, usually 30 days.

Not entirely accurate. It depends on the issue. No access to the pool does not rise to the level of CE. Like wise if the building has several elevators, but one is always broken that is not CE. The building has to be livable, not perfect.

@@YESITSWILL The legal standard usually falls to the condition the unit was rented in, and the functional amenities at the time of lease signing. For example: A/C and a fitness center would be considered "luxuries", but if they become non-functional during the term of a lease, the landlord has an obligation to fix them, since the unit was rented that way. Otherwise, the landlord can prepare to get laughed out of court when they try to enforce rent on someone who moved out after the problems remained uncorrected.

@@user-dw1ls3rp1l Still depends. If the A/C stops working in Arizona during the summer, Yes. In a cooler climate maybe not, unless the renter has a health condition aggravated by the lack of A/C. Just sued one of my tenants for skipping. They claimed CE because of pool problems. Eventhough there were constant problems, I put over $3,500 in repairs just for last year. The Judge said an abatement would have been appropriate, but they never asked for one and he ruled in my favor.

You need to take into account where the property is located, municipal laws and regulations as well. I just received liquidated damages against a tenant that exceeded my actual damages by 3X, but Im in a Red State. I would be lucky to get actual damages in a Blue State.

I lived in Miami for many years. I can maybe help and give you the reason why this building is only for looks, first of all the neighborhood. This area is located in a bad neighborhood (it has improved a bit) and surrounded by 2 other bad areas. Next time do your research, anyone living close to Jackson Hospital, or Win Wood knows what I am talking about. However, for what you are paying, and for what they are representing on their website, management should clean this up and improve the safety.

Not in Florida. They withold rent and either an eviction notice then the Sheriff comes . Not just that Landlords destroy things by throwing out through the window. This woman has nice things. It's not worth it.

My wife works of a large apt.,company and tbey just randomly make cuts to living standards to save money....For intance.....they now have door cameras so out go security....real plans to fake plants to save money...I say, "HEll, why not rip up carpets and go to cement floors to save on carpet cleaing!!"....It's all so random...what ever they can get away with they do...

Exactly that. My building in Brickell when I moved in was new and management was great. Three years later they sold it to a Private Equity in California and the building's maintenance and services have gone downhill. Problem is, there's nowhere to go, all buildings in Miami are in the same poor condition. A house? No thanks... I'd rather eat these condo issues and live 10mins away from work than living in a house in the suburbs with many other issues, and a 75-min commute each way.

All tenants can withhold paying their rent untill everything in the building is fixed. However the rent must be placed into an escrow account. The property management can only get that money once everything is fixed inspected and up to code. ( also the tenants who do this can NOT legaly be evicted )

That sounds great, problem is, all buildings in Miami are in the same deplorable situation. So, unless you are planning to move out and go to a different location/city once contract ends, yes, you can do what you are saying. Otherwise, if you will continue in that building, because all others are the same, I think no action and just eat the issues, since for sure next contract rent $ will be 10x more, so you are automatically "forced" to move out.

@@sak_5 .. not if you have a lease, some places will offer extended leases. That means instead of one year you can sign a two three or even four year lease. However with some of those leases the rent can only go up one or two hundred dollars not five hundred or even a thousand dollars. However those places are very hard to find today.

@@vulcan2882After Covid, most places won’t give you the option of more than 12-month lease. At least in Brickell, a few buildings I checked don’t offer that anymore. Also, there’s no law that prevents landlords from raising the rent at whatever they want. I’ve been here before pandemic and my rent has increased over 20% every year just to keep up with market prices, and there’s nothing you can do about it but either pay or leave. After Covid, almost my entire building’s residents moved out, and new ones from the Northeast and California moved in.

Bad area , good area….. what a bunch of crock. First of all, there isn’t such a thing as a bad area. Ask a real estate agent , and they will lose their license over this remark if caught on record. In fact , giving rising tides are making speculators do run towards Little Haiti on Hialea. So bad areas , that is malarkey. Second, building standards, or building codes , are one and only for anywhere they are built upon. The only difference might be on finishing, amenities, and architectural details. Third, this building shows a lot of disrepair. That is what condominium association dues are for. To keep common areas suitable for occupation. Either the association is underfunded, hence the need to raise fees , or else, funds are being syphoned out. Lastly, only clueless people move to Florida , specially South Florida. US Champion on Social Security Fraud , Insurance Fraud. They have bought from a shody builder, that is all

HOA’s stand over you the same way a landlord does, so you don’t really own anything. The only difference between the two is that the landlord is required by law to fix anything and everything because it’s his property and he’s providing a service whereas an HOA’s say you own your condo, maybe you should fix it, but don’t forget, your payment the size of a 2nd mortgage is due to us in 30 days 😂😁. Have a good day. This is not good for society. Hard working people invested their life savings into this and how many people can we say “Save” anything, the percentage is low. They don’t deserve this.

When they first opened I was a contractor for them. It was a sht show,people scurrying everywhere management was over their heads. It was basically idiots in suits ,honestly truly.I was puzzled as to how they even landed their roles. People were quitting all the time and the parking situation was a mess and dangerous at that because it was behind bus stop where the crackheads flocked. Unorganized then and still over priced and unorganized. Shame

Most new Elevators are not owned but leased LOL so they are REQUIRED to use the company that put them in service. If you do not have one under lease then they make you buy service plans. I heard Ben Mallah a huge APT and Hotel investor has half a billion in holdings in the Tampa area talking about how much of a scam it is.

In Miami I can confirm that paying $10K/month in nice neighborhoods does not guarantee safety and good living conditions. Here in Brickell (a so called "premium" neighborhood) there are many condos/apts (3b2b) renting for over $7K with the same issues this video pointed out. Miami overall is nowhere near a "1st world country" as most of their residents claim, good luck the building doesn't collapse like the one in Surfside.

@@sak_5 Yea, it’s exactly like that. And it’s that simple. You can’t be surprised about low class acitivity when you border a low class neighborhood. I lived in a neighborhood that was the epitome of low-middle class. But it was in the center of it and didn’t border low class areas. Lived there for 10 years, here in miami, flagler. Never saw low class activity on a frequent basis. And definitely not from neighbors. I worked for a year in downtown, miami beach And it was non-stop ruckus and rowdy crowds, now I live near Allapatah and it’s been 6 years of constant fcery of the 8 I’ve been here. Hopefully i can gtfo soon.
