Roof leaking due to bad nailing / nail placement

This roof leak more than likely could have been avoided if the shingles would have been installed properly with the nails in the right spots. We find a lot of roof leaks caused by nails not in the right spot which don't develop a leak right away, it takes a few years before the leaks occur. Unfortunately there is no simple correct fix, just putting some sealer over the nails or a piece of flashing and hoping for the best. This is the first video that I saw that actually explained how/why an architectural shingle leaks. Thank you... I have been chasing a leak for months without knowing exactly what I was looking for.

I’m a general contractor. I’ve never found a leak from a misplaced nail. I always keep looking and it’s always somthing else. When he lifted the shingles I noticed the patch lifted not just one shingle. This is defiantly wind blowing, lifting the patch while raining forcing water under the shingles. Roof looks crispy that’s why he tore it when he lifted the shingle.

I'm on my 4th roof leak, roof is 19 years old. Most recent leak I found about 6 exposed/low nails. Can't believe the terrible workmanship of people these days. I really wish people took pride in their work like you.

Great series of videos. Helped me fix my roof leaks around my chimney. The previous roofer put counter flashing in T111 plywood. Lasted about 17 years until the plywood rotted. Replaced the rotted plywood (not the counter flashing), put in step flashing and added a new additional outer skin of T111 to the structure and many shingles. Found Geocel 4500 too. Used it to reseal all of the 15 year old architectural shingles I disturbed in doing the work.

Totally my Moneypit. They ripped off the old lady before me. No tar paper or ice and water shield. Poor nailing install.

Another helpful video. Just a thought. I feel like shingle manufacturers should put spots/markings on the shingles so installers know where to place nails. This would really help to mitigate this issue. For example, a circle marking or something on shingles where to place em.

Excatly! That's what I wondered. because you have to have a nail on each end at least and in the middle. Sooner or later, you can't help but have a nail within a couple of inches of a keyway.

That wouldn't make sense because the keyway can be in different places and still be okay. Such as the roofer could be installing going up and right instead of making the stairs go up and left like in the video.

My Lead definitely ruined our customers roof, good to know. I don't wanna laugh... but thanks for the information. We ran power with four wire through the roof, and under shingles in two different spots for soffit lighting. He put nails directly through top of the shingles, and ran power directly under multiple shingles coming out by the down spout.

So lets say you check each row of shingles to make sure they have not blown up and are still sealed with original tar strip...and every one that is not still glued down you put a new bead on roof sealant on... would this help prevent leaks and add some life to your roof ??? i am thinking yes... thanks for sharing and explaining...

Brian I think that the larger problem is with course stagger . Most guy's are pretty well set with their nailing pattern. 1/2"-1" nail from each end and 13" from each end. Paying attention to course stagger is more important. A 6 1/2"-7" stagger avoids nails in keyway. The other problem is with the manufacturers installing the adhesive strip across the entire bottom of the shingles. It should be a staggered pattern as when it seals the solid line will trap water in wind driven storms and that water will travel to the shingle butt joint and leak under the roof. The manufacturers that are leaving the nail line area void of granules are more susceptible to this .

The nail in 1:59 is not close to the keyway, still rusted. I suspect that the real reason is the slight dip in the nail zone inducing water running sideways. Hence another thing to look for is a dip on a roof, seal the nail in the dip if there is one.

I had a roof leak today. I went on my roof and saw a TON of nails located like the 2nd one you showed but they were overdriven and water was pooling on them. I cleaned them out and put roofing cement over them but marked the shingles (to know which ones I did it to). Is that a bad idea or should I replace those shingles in the summer?

I seem to be having this issue in a 10'x20' area. At what point do you know if the shingles just need replacing vs patching? Rest of my 2000SF roof seems ok otherwise.

I have an older roof and over the last 3 years I've had several leaks. Usually it's from nails that the installer drove in but never hit any wood and were just there loose. Water is probably getting in the keyway and on the head and bingo runs down the nail. I have a few leaks now that are from nails that are in the rafters. Been using the Henry's Wet patch. Is it better to just remove the nails all together and just squirt the Henrys down the hole or just leave the nail in and put a blob over the nail head, shingle, etc?

My dad's roof leak over the living room. We've replaced shingles. We've searched for nails and caulked. Gone over the area several times. Still leaks. Is it possible for water to leak through the actual shingles?

I sprung for a top end architectural shingle. it is almost 20 years old and my roof still looks great. It's a 12 pitch roof so I didn't want me or anybody going up there to repair it. I also only allowed one roof penetration in the whole roof (plumbing stack). I do have a mile of valleys though, but they seem to have been done well and are looking good.

To add to that, stagger the shingles correctly to start, and you won't have that issue. This is a super simple roof layout, there is no excuse for the shingles to not be staggered correctly. Then you can just nail every one in the same location, and not be near keyways. The shingles should be staggered so the keyway straddles between the nails, so even if you miss by an inch or two, it's fine.
