What few people know, and to torpedo your point, the Buffets also owned a house in Laguna Beach. Same story, tho. Bought some 40 years ago for $150k, it sold last year (2018) for about 7.5 mil.

:) Ive seen an infinity with an overflow before. Im talking about the craftsmanship and attention to detail. This is supposed to be a multimillion, top notch realestate. But they didnt even bother much with a waterweight or adjusting the water lvls and tolerances for anything from wind to fountains. This isnt supposed to overflow on its own. People who buy this expect the best. Watching those ugly stains all day might not seem something to you but for a perfectionist and someone who expects what he payed for its disgusting. And even all that aside. I wouldnt expect such poor craftmanship on a regular guys pool. Its just lazyness. Its so easily avoided and looks so much better if the ground is uniform without little puddles. here and there.

The standard commission in real estate is 6%, split between the listing agent and the agent representing the buyer. If Umansky is the only agent in this deal, his commission should be about 3 mil. So $2 million is actually a somewhat reduced fee.

Property taxes on a $500 000 house are about $12000 a year. That's entry level in SoCal. If taxes worry you, you will never own a house, never mind how many bedrooms or bathrooms.

Those who laugh at the idea that an apartment costs as much as a house, hence you'd take the house... It all depends who is it for. A giant house with pools and gardens cost a fortune to upkeep, and get damaged by mother nature forces. Typical maintenance is 1-1.5% a year in cost, which for a 50 million dollar home would be 500-750k. Unless the home is in a prestige location, wear and tear will eat up much of the house value, making it a poor investment. On the other hand, a top notch located apartment in HK will NEVER drop in value and potentially double or triple in value. For someone who owns multiple properties, you'd want a good investment that has little maintenance.

If you're able to buy it for $5 million, that's about $100 000 a year in property taxes, never mind utilities and general upkeep ( your water bill alone will be about $10k, never mind keeping the lights on.Welcome to home ownership.

@@VivaMessico There's alot we can complain about how this state is run, but the numbers I listed apply pretty much universally across the nation. Utility costs may very somewhat, but property taxes are even higher in East Coast states. Heck, even the Midwest (Ohio i.e.) will hit you hard, and that without crediting you for suffering thru three months of ice and snow.

Alot of high-end properties usually ARE owned thru some form of legal entity (trust, LLC, etc.) Any money used for maintaining the property has to be generated in some kind of way. Bills have to be paid regardless who pays them..What experience do you base your advice on?
