My house is in pending status now. It was ridiculous how little realtors do to attack buyers. Just listing on MLS is not worth the amount. We had multiple offers so she worked one day to look at offers but it was easy to pick the winner. We really feel ripped off. We just needed listing and it sold itself due to a well maintained and kept updated house. The whole industry is a rip. It should be online paperwork and an attorney to work out the contract.

A few years away from selling the homestead and heading south, but I'm really learning so much from your videos. A neighbor tried to sell by owner and it just wasn't selling. When they finally got a good realtor, their place sold immediately for $50k more than they'd been asking. Absolutely no way I'd try to sell myself.

I wonder if the FSBO websites don’t get nearly the exposure or quality of prospective buyers that listings on the MLS thru an agency do?

Love your videos Audra! I am learning so much about selling and buying real estate. In this video I may be noticing one or two small nodules on the lower part of your neck. I have a thyroid issue, and have nodules. I could be wrong, but just in case you haven't noticed I thought I should mention it. I know in past videos you mentioned losing some of your hair. That is a symptom of a thyroid problem.

I have always had good luck buying fsbo. It seems they go the extra mile to make sure their home is in perfect condition. They also know all the details and neighborhood. With agents you don't get that. I also feel the price is easier to negotiate and they seem fair compared to ones with agents.

We sold our house in Alberta for sell price, more than the realtors said the house was worth No realtor fee, we did have to negotiate a little bit for minor things BUT we went through a lawyer in that he supplied contract and filled out contract on our behalf He also gave the buyer the keys only when all the money was in It is emotional but in a hot market it will sell quickly but you have to have mind set to sell

It's so true! You can also list yourself on the MLS but then you have to deal with the agents who are very rude, entitled and angry.

A home inspection describes the house and the fact realtors do not put this information up front and attempt to float the issues through is one reason they loose respect causing home owners to avoid them. Here is an opportunity to build respect in your industry.

I agree...I do think pre-listing home inspections really assist with more transparency with buyers. I "comp" it for all of my listings. Makes it easier for everyone involved.

@@AudraLambert 4 main things a buyer looks for, location, price, features, and quality. The first three they can find out in a couple minutes looking online but quality is not realized until the last minute after the buyer is emotionally attached to the home. This is just wrong and and indicates realtors are doing this to downplay issues. Do you as a realtor really care if your selling a fixer upper, a home with minor repairs, or a really well kept move in ready home. What is the difference, there is a buyer for all of these yet this area gets blurred to death at the listing. Call it what it is.

What about FSBO for raw land? That seems more straightforward.

Yes, it does appear to be more straight forward. To be candid, I have never sold raw land for sale by owner. My question is still the same: How are you going to let buyer's know your land is for sale? I would suggest putting your listing on MLS somehow. MLS goes EVERYWHERE! Best of luck.

Hello again Audra! OMG, this video is one of your BEST ever and you should do seminars for the public in your area in case they do not see you on KZfaq. The info you gave on this subject was you TELLING IT LIKE IT IS with NO BS! I have bought and sold real estate ever since the late 70's and I have had my successes and failures. Sure wish I had learned more from you years ago since I cannot EVER learn enough when it comes to real estate. And I DID try to sell my townhouse on my own in San Jose in the late 70's and it was a NIGHTMARE!!! Too much to say here on all of that but I did FINALLY sell it and probably would have gotten more money using a realtor. Oh well, such is life...... My friend lives in Fullerton and I will have to tell her about YOU since she does investing in real estate with her husband. But for now, all I will say to you is YOU ROCK and keep on doing what you are doing! Sure wish I had you as MY realtor. Take care and be well from New Mexico! 😎

I’m wondering at what point should you engage a real estate agent if you’re looking to sell? Is it as early as the ideation stage when you may not be 100% sure you’re selling or should it be closer to when you’ve made a decision and are ready to start prepping your home?

Maybe you could do a video on contracts? For instance, the mistakes you made in the past....what's critical, what's not as important. That's what I find most intimidating when it comes to FSBO....the contracts. Pretty hard to ignore the value agents bring to the table with regards to the paperwork. Outstanding video, as usual. Ive owned many houses in my life. Some I sold myself, others, i used a realtor. There was only one realtor that was a superstar. In most situations, selling a home yourself is not difficult. Unfortunately, most people who sell their own home are weirdos.

Sold several homes, Would never try to sell my home by myself. Too many legal issues. Last commission was 28 thousand dollars. More than the cost of my first home. Expensive, Yes, but I did not have to do anything but sign some papers. Money well spent.

Love watching your videos, Audra! I am looking to sell an inhereted home soon that needs a lot of rehab. I feel it makes more sense to sell as is versus spending time and money on getting the house up to par. Would it be worthwhile to hire an experienced agent such as youself or a discount broker on MLS?

Hello there...I am always going to recommend the top agent you can find. I recently sold an AS IS property that needed a lot of repairs. It was a lot of work, negotiation, and time. I really don't think a discount broker could have navigated through the process and thoroughly as I did...maybe...may not. Usually when you are working with a discount agent, you are also getting discounted services and knowledge (just my experience.) Best of luck to you!!

If l have a buyer ready should I have escrow agent and an attorney present at closing or do I still need a listing agent… my house is in a very desirable area and houses in the area sell over market

Hello there, no you do not need a listing agent involved if you already have a buyer. I would just find a trusted escrow company to guide you through the process. If you would rather have an attorney look over the purchase offer, that may make sense for both parties involved.

I have had limited success with real estate agents in the buffalo ny market. I have learned much from your videos and will interview multiple agents in the future. As you have said don’t hired a newbie . My friend is a newbie and hates the term fsbo . My pet peeve is when I see the house “staged “ . I estimate that the buyer spent $3000 to stage the house, l want to see the house not “lipstick on a pig “ . To me staging is an added non value cost that only serves the seller and as an additional cost that raise the house’s selling price and therefore our horrendous taxes.

Hello there David, well, if you hired me, I pay for all the staging on the properties I sell. Some agents offer it...some do not. I am not a fan of horrendous taxes...just ridiculous!

It is truly amazing how many people can’t tell the size of a room! Staging gives you a scale of what fits. It also defines/suggests the usage for room. Nevertheless it doesn’t have to expensive in some instances. I had a realtor that did her own which wasn’t quite staging but more vignette. Yes, these house were in the 400-500k average price for the area. Furniture placed under a chandelier keeps people from banging their heads too!

Great question! I do not list my own houses for sale anymore. I have someone on my team list my properties for me. My broker does not allow their realtors to sell their own homes. Too much risk for them. They are right.

Work for free, I;m sure you work for free also. Do you realize Realtors have to go to school, an expense, has to advertise, an expense, Has to have office and Agencey fees , an expense. . Has transportation cost, an expense. Let me know when you find a doctor or lawyer that works for free. Like to meet them.

I listed my home myself this month within a week I already have 2 offers & getting a lot of interest, 2 more pre approved buyers will be viewing it this week & I will make a decision on my offers shortly. I just like the hands on approach that let's me be more involved. I suggest if you're in a hot market like min ( NYC ) try selling yourself. P.s I am giving buyers agent a commission tho💖💛💚

1. FSBO assistance companies were a bright, shiny new idea when it started in the 1980s. But recently I went to (name redacted) website, and they had MLS-listed homes that were NOT FSBO. Why? The company wasn't making enough money listing their client's homes and providing services to those sellers. 2.
