Audra, thanks for the info! (I enjoy your laugh too!) In the bathroom category, I'm sure you probably said that in a different video, people need to remove any towels from their bathroom unless they are white and brand new for staging. I can't stand used smelly towels in home listings. Ugh. Also, please remove the rugs not just in the bathroom but through out the house!!

Audra, I highly recommend taking this video down and editing it. Your recommendation to remove a "popcorn ceiling" can pose a serious health hazard. Asbestos was commonly used in these ceilings prior to 1981. Unless a Certified Asbestos Consultant (in California) comes in and takes samples (more than one sample is required according to the AHERA sampling protocol) of the ceiling and tests it to prove there is no asbestos in the ceiling, the person removing it could be exposed to asbestos and the residence's occupants could be exposed to asbestos. Both asbestos and lead can be problems when remodeling a home, so a consultant is necessary to make certain everyone is safe.

I was one of those that walked up to a house for sale and turned around without going in. I took one look in the window, saw a basket overflowing with laundry and heard a dog barking in the house. It appeared to me that the seller wasn't serious about selling, or unaware/didn't care that they had an appointment. We looked at over 40 houses in one weekend, and that was the only one I did not go into. We found a house we fell in love with that same weekend, but that one definitely wasn't it.

Plan to sell in about 8 months. Sadly, there was a freak accident with a sump pump--which should have been working, but whatever, and the finished basement was flooded. I had to get fix and pull off all the baseboards, and repaint the entire area. Expensive, but I will say: the painting of the baseboards and shoe mold (or quarter round whatever you have), as well as the window trims, etc. makes the basement look like it was just built recently. Going to bite the bullet and paint the rest of the house before listing. Thank you for the best tip for getting house ready to sell.

We had an enormous disaster with two estate agents 😮 so we took the house off the market and if anyone wants the house they can come and find us. I am leaving this to GOD to organize now as humans let us down!!! GOD willing our house will get new owners this summer ‘24 ❤❤❤ please pray for our house called Tilery Farm please 🙏

Quit slapping your hands on your legs, very very annoying. You also speak about buyers are looking for a way out of the deal. If that is so, you need to do your job better. The buyers should de anxious to close the deal and move in.

Another reason not to buy a home is, if you don't want the responsibility of maintaining a yard, tree trimming, weed pulling, furnace and A/C care, washing windows, (and that's the EASY stuff), then think twice about buying a home. I'm sorry, most millennials were never required by their parents to help with yard chores. And if you think hiring all of that stuff out, kiss your vacation savings goodbye.

General contractors tend to be pretty sketchy, not very knowledgable. I had a guy do windows, and some other repairs. Everything he touched had something wrong with it. He didn't seal up a window, and I had mice in the walls. He attached gutters with small wood screws through one side of the gutter. He ordered completely different style windows, after I told him exactly what I wanted. He never told ne when he was showing up, so I didn't always have an area shoveled, so he set up his saws in the house, ripping boards, filling the house with sawdust. When I wanted a deck replacement, I called some deck contractors. I asked questions about what they were going to do, they all said the same thing, "You don't have to worry about that. I'm a professional contractor, I know what i'm doing, trust me, and you'll be fine." Among other things, they wanted to attach it to my house, which has a cantilevered porch there, supported on 3 small diameter footings. I thought ti should be free-standing. I ended up building it myself, nearly killed me, but it's rock solid 10 years later. When I was digging the deck footings, I found out the porch footings were only 2' deep in the ground, and definitely would have had a problem supporting the porch, the deck, and the snow.

We sold our house when we had already moved. When we were in town, I visited the house and was met with a musty odor. Our real estate agent had “staged” the house w ratty decor and had stashed the extra in the entryway closet. The smell came from old dried flowers they had stored there and was the first impression when buyers entered our home! The other smell problem comes from real estate agents, male and female, who wear overpowering cologne or perfume. Just crazy stuff that lingered for hours! There, that’s my complaint! I recommend a clean smelling ie no smell house.

You statement about ring doorbell is NOT correct across the USA, most states do NOT require you to post ANY Warning that you are being video recorded on your own property. Having hidden cameras in certain places may been an issue. Please provide the actual state code that requires this posting! Please pro

Unlit candles can be okay, if the scent is very neutral. I put them on a high shelf and had no complaints I also buy those big plastic bins to store my clothes and personal items to leave most of the closets empty. As for the toilets, I have actually seen realtor photos that aim directly into the bowl!

Couldn't agree more. If you want to sell your house do not hang around and store your personal items away from view! When I sell a house, I prepare it as a show home, and I am merely a guest staying there. Works every time.

Ms. Lamber does not know how much it costs to make certain improvements. Her idea, for instance, of what it costs to add a pool is way off. (It can be done for far, far less than she claims.) Also, making some of the improvements (that she warns us against) in very expensive neighborhoods often does often pay off since new windows or doors, for instance, going in a million-dollar house will cost just as much as the same new windows or doors going in a house in a cheap neighborhood; but the overall cost of this improvement as a percentage of what the property costs (and sells for) is vastly different. Therefore, it does (sometimes) pay off handsomely to do an upgrade (in the right home.) This is why most multi-million-dollar houses come with all the high-end bells and whistles. Indeed, it does pay to make certain improvements in pricey neighborhoods since just a 3% bump in price (in a multi-million-dollar property) equals tens of thousands of dollars. But a 3% bump in a cheap neighborhood will often not cover costs. Also, some improvements make sense depending upon the climate. Adding a pool in warm and sunny Palm Springs, for instance, make a lot more sense than adding a pool in Denver or Buffalo.

I viewed a house once, a family was present, don’t know if owners or renters, but they had their disabled child on the floor. I spent most of the time feeling bad for the family as the mother told me all about the child and the problems. I never had a chance to make an assessment of the property I couldn’t wait to get out of there. The must have been renters trying to thwart a sale. Other thing to note everyone except me was quite ok with all these people around and that I was not respectful of disabled child, for goodness sake I commiserated with the mother about the situation what else am I supposed to do?

I mean, you have to be in a Seller’s Market to be able to say "as is, no repairs". Some of the outlying cities near me are in buyers markets, so Sellers are doing whatever they have to, to preserve the offer, once they get one.

We listed our picture perfect newly reno’d house a few years ago and it sat for six weeks despite several showings. So, we typed up a list of the top ten reasons we loved living in that house. We made copies that people could take home. We immediately got multiple offers on our house. Tell potential buyers what makes your house special (what cool things are close by, nice yard, great school that brings in nice people, etc). It really made a difference.

I love your other videos! I do disagree though on many points in this video. I would always pick a house with new window, new roof, or new HVAC over a pretty paint Job. I know the cost of those big ticket items. The housing market is so inflated , and I think those are things to think about in depth. I don’t want to buy a house then spend in the Midwest $35k on a new roof or $25k also for new HVAC. Paint is maybe a few hundred dollars. I’d rather do the painting.
