And this movie happens to calibrate it in a way that both Good and Evil exists all around us as always. It's in the observer's ability to cope up and take sides. To answer your question... 1. The old man is an angel of God's messenger with the ability to look into Good and Evil without his vision. That's how he was able to know the characters of Regina and the Guy who dies in the accident. 2. Regina is someone who believes in God and he has been constantly portrayed/addressed by the 'sister' as the God's messenger to help those orphans in need. Probably, her aura sensed the evil in that house the moment she stepped without her knowledge. By evil I meant the history or the cult it carries in the form of Ramsay's immorality, omnipresence, his ill deeds which he explains later in the film towards the end to feed his greed for wealth and power. Hence in a symbolic fashion it's been shown to be the pure aura of Regina felt the repulsion in the house which she rectifies slowly by bringing positivity to the child's life, which thereby reflects on the mother. It's as we call, 'Ennampol vazhkai'. 3. The swimming pool sequence is to show how a soul that's been trapped in between worlds unable to attain her transition makes her way outta the journey to the after life. Her presence is required to save the child and that Will gave her metaphysical abilities to communicate with the living world by manipulating touch and feel. This sequence might have been kept in place to give the director's perspective through his characters on their beliefs in the higher power, life and death. One could say Ramsay's unapologetic behaviour at the end as his clouded belief in the sins that could get him what he wants yet being deceptive to the society. He's trapped within his immoral sinful boots.
