Also keep in mind that if you put 10% down and buy a million dollar house, your monthly payment is going to be around $8,000.. which means your income would need to be around $300-400k a year to be able one of these homes. Pretty insane!

The smoke damage to the walls was crazy in the second house... amazing to think people used to chain smoke in their houses while working, hanging out, etc.! often with children around 😬 it must have smelled terrible!!

Also there are studies done that if you live next to a freeway that it can be bad for your health, to breathe in the fumes from the cars constantly. So it's not ideal for a family with children

The more trees you plant, the more it will filter the air. It seems there is already a tree shield. I doubt any of the air in LA is all that great either.

House 1# was the starter house I grew up on a tree lined street in east Long Beach, California except it had two bedrooms instead of three in the 1970s. My parents bought it back then for $40,000! No one could afford one in the suburbs today.

Thanks for sharing! I live in the Valley (used to live in North Hollywood during COVID). Although most of the valley has its issues, I feel North Hollywood had the worst. I ended moving to a “better” neighborhood within the valley and I’m glad I did. I wouldn’t recommend buying in NoHo if you want to live there. It’s just not safe. However, the fixer upper is a great investment opportunity because North Hollywood is in high demand. I would recommend Burbank, Studio City, or Sherman Oaks if you must buy in the valley. But even then homes here are in the millions, you may be able to get a townhome in those sides of town though.

What struck me the most was that all the houses had tiny ceiling heights which gave them the appearance of being cheap. The last house probably has the best potential if you add an ADU and fix some of the craftsmanship issues.

What immediately stood out to me were the amount of bedrooms that didn't have actual closets in them. I guess you would either build one in or buy an armoire. I know, it's all about location, but for a million bucks, it's amazing how much you have to compromise.

Thank you for the tour Shelby! These are my favorite videos you make. I really liked two of the houses but not just the location is important to me, but the setting. I like lots of mature trees and bushes both in front and back yard. I guess that can be landscaped. But you’d need a good size yard.

You can put mass loaded vinyl in the walla to block a significant amount of noise. Shoot you could even build exterior walls in the back yard to block noise.

1.5 is the new million and the ideal starter point to get a decent small single family house, you might get away with 1.25 if you are willing to make some concessions

That’s wild. My first house I bought in Virginia Beach was 2 baths, 3 beds, yard about that size and 2 living rooms, dining room, and kitchen. It was recently flipped when bought so it looked similar to that one. No garage and no basement and bought for $200,000 also pretty close to a freeway. Moved 2 years ago to Michigan and bought a house on 1 acre, 3 beds, 2 and a half baths, finished basement with fireplace, attached garage etc for $175,000 but it needed cosmetic updates which have been fun to diy

Part of me wishes I videoed my house search back in 2011. I toured over 100 homes....and while I thought that was a LOT, my agent said it was about average before someone finds something they really like and would consider offering on. Of course, 2011 was a "buyers" market back then....and now, I don't think my search would have been as long because it's a "sellers market" here and even with the higher recent interest rates, homes are selling here in Texas. How long that lasts? Who knows. LOL Great job showing the places....just remember, where ever you decide to live....nothing is permanent. You can always change it or get something else.

I live at the northern most part of LA County. A little town called Palmdale and I bought my house for 550,000 4 bedrooms 2 and a half baths single story on about 2500 sq feet house on an 11000 sq foot lot in a gated community on the hills with a beautiful desert view. My sister bought a house earlier this year for about 1 million that’s 6 bedrooms 5 baths 5200 sq foot house on - 1/4 acre lot. Even tho use our area compared to the rest of the country is still expensive your money goes a long way out here. People just think they NEED to live in LA proper but they don’t. It’s less than an hr into the city but when I’m done with LA I have the peaceful desert mountains. I’d you want something more affordable gotta get out of LA proper.

I've lived in Noho for a decade and there are definitely good and bad areas. Usually the further north you go the more sketchy it gets. That being said if you find a house in the right location it's an awesome place to live!

hmmm interesting. I thought that going further north would be safer since actual LA is pretty congested. I'm coming from TX and i'm looking in Burbank, Glendale, Pasadena to move! also may have to look into West LA too. If you have suggestions you can share where is safer, would love to hear!

@@succ33ds I mainly meant if you go North of North Hollywood it gets more sketchy. Studio City, Sherman Oaks, etc are South and are better neighborhoods mainly because they're more expensive. Burbank, Glendale and Pasadena are relatively safe areas. West LA is cool but they have a lot of issues with the homeless.

I am house shopping a bit in Fallbrook/Temecula. North San Diego basically. You get so much more for 1 million. Always shocked at the costs and I also lived in HB a number of years, so I should be used to it by now.

It’s absolutely insane to me houses have gotten that expensive in LA, and it’s not standard practice for people to tear them down to build 4 multi family houses on the same lot. I’m used to New Jersey / outside NYC where that’s exactly what they do. 25ft x 100ft lot, 3 floor, 2 family house with a ground floor garage is the standard construction here. You get a much larger house, usually a 2 family, but a much smaller lot here for that amount of money.

In my area outside of Dallas, a very modest home like this one goes for about $250,000 now, which is outrageous compared to even three years ago. So where do blue collar workers live in LA?!

They either rent a small apartment in LA, or drive in from the (still expensive) suburbs. Wages are significantly higher in Los Angeles, but it’s not uncommon for some folks (esp those with minimum wage jobs and sharing an apt) to spend 40% of their income on rent.

I feel like house #2 is interesting because there’s so much work that needs to be done and it’s been on the market for so long you could definitely offer under asking. But the area and safety is important. I liked #1 the most because #3 wasn’t my style but iltimately #4 was my favorite and I think the best of the options. Yes it might be further away but you get a lot more because of that. No intention to live in CA but watching again because of Shelby 🥰 Great video again, and that b roll 😍

It's a three bed house with only one bathroom, that's the problem. @4:57, that is the correct place for the power room and should not be removed/moved. @7:10, that is pretty. Replace the deck with a composite material. The dead garden is going to need time and money. @8:36, you can tell even before going inside that it's going to a tickbox of design cliches. Nasty, shiny tiled floor tht is going to be slippery when went ✅ Two sided fireplace ✅ An abundance of black and white ✅ Cheap looking grey flooring ✅ @12:29, the garden is probably the best thing about the last house and could be made better with more plants.

A million dollars doesn’t get you much when you’re not a millionaire and this is the exhibition of the prices: look and don’t touch! A two income couple doesn’t have the wherewithal to put a down payment on a family home much less than the monthly mortgage. You used to have to look two to three hours outside the city to find an affordable home but for the love of God and money, even that’s a stretch today.

I think house #2 would have been perfect if it was in a better neighborhood. It had so much potential… but location, location, location is everything. But it does give one hope that there’s something out there in the right neighborhood for around $1M, if you are willing to fix it up.

Shelby, you must know that when they purchased those homes to flip, they only paid about $280,000.00 to $ 300,000.00 for those homes. They added the extra amount to make a profit! That's real estate! A home is worth what people are willing to pay! They'll spend $3 million on a home. Tear it down and build another one on top of it! The land is what is valuable! I'd look for a "For Sale By Owner" in a nice neighborhood! You can change the decor but it is very expensive to move the house! Number 3 was my favorite, but no cigar! Keep looking Shelby. I liked number one or number two. They had cute yards with old trees and shrubs. I could see someone moving in and feeling comfortable. Sharing a bath isn't that big of a deal. With the way prices are skyrocketing, fixing up number two or even just investing in number one would probably pay off if you resold it. I like that they both had big yards that were kind of private.

This reminds me of my home in Hawaii. 1600 sq ft, 1/4 of the backyard 3 beds attached garage with a sidewalk patch front yard for 972K and no where near the closet space. 🤦🏾‍♀️

Southern California has a Mediterranean climate but the Santa Ana blows in from the desert a few times a year and when you have a weather inversion, it can be scorching outside!

I'm guessing you used to live in The Valley or east of downtown LA. Used to live in The Valley and indeed it was over 100s in the summer but escaped to the Torrance area which is much better weather.

I will spend one million on a house versus rent for $4000 monthly in Los Angeles. At least there is a backyard. I would add water features and additional bushes in the backyard

That third house countertop... is that Empira Black from Caeserstone? Then they must have spent a lot of money on the kitchen. Looks like a custom cabinetry too. I like the third house most but ware house thing is probably a huge disadvantage.

We are in Oxnard and you can find homes in Ventura County for under $1 million. If you have to be in LA you can commute and hour in lol

I was born in LA and I planned on being buried there but it's so unlivable. My house here in Texas is only 8 years old and about the same size as these homes but with 2 full baths and a 2 car garage. The original purchase price was 146k, and now it's worth about 220k. What's insane about the LA market is that normal folks as well as millionaires, billionaires, Hollywood celebrities and corporate HQs are moving out of the state and yet home prices there still go up. They should be plummeting. Perhaps buyers of these homes believe that in the coming decades California will once again be the Golden State it once was instead of the 3rd world cesspool it's becoming. Ya it's absolutely INSANE. Our house in Phx is a 3bd 2bth 1800sq ft with a huge backyard and covered patio...it goes for upwards of 300k which we think is absurd since we bought it for 75k in 2012... With the rising crime and drug use in southern Cali I don't understand why anyone still lives there. We also have a beach 4 hours away in Mexico which honestly is MUCH cleaner and just about as safe as California 🤣🤣

@@MrsMuffin11 Yeah. I live a few minutes from the border. Even though Juarez is one of the most dangerous places, El Paso is one of the safest cities in America. I hardly see any police in our neighborhood. My neighborhood isn't even an upscale one. It's average.

Approximately $6000mo mortgage which means the buyer needs to make $22k per month. Plus it's 98 degrees in the Valley today so pack a cooler if you are going to the open house.

At this point I wonder how in the world the majority of LA residents are able to afford housing? I guess the medium wage there is well above $5000, that's the only way they would be able to rent let alone get a mortgage.

They can’t, they all moved here long ago. The gap is massive. You need to be a millionaire to buy a house now, you don’t need to be rich to live here if you’ve been here for decades. It’s as simple as that.

What’s the price point where things noticeably get consistently better in terms of house size and location? $1.2M? $1.3M? Is it worth it to stretch the budget because 10% or 20% higher prices buys a lot better house?

I bought last year, when I was looking I found there was only little improvements going from $1M to $1.2M. But at about $1.3M and above, the houses improved a lot

When I was looking for a house, I was always disappointed when they "flipped " it nice, but not a style I liked. The pleasure of owning your own house is to make it something you like. If you have to pay an extra $50000 to cover the flip when you buy the house, you do not have much of a budget to redo the flip.
