We have been waiting for details on this village to be released, and we finally have some great information to share with you.
This Waterside village is being built south of Wild Blue on the east side of Lorraine Road, so right now it’s mostly dirt .
There are some homes starting to be built which are the models and some inventory homes BUT we have the floorplans, the base pricing, and the initial site plan that we can now officially share with you and they are NOW SELLING!

Shellstone at Waterside is being built by Homes By Towne which is the same builder that developed and built most of Lakehouse Cove
There are some similar floorplans and a lot of new ones.
Homes By Towne is a semi custom builder so they do allow structural changes to the homes and the floorplans. They also have a full design studio that you can go and pick out every interior feature for your home.
They also will be building some inventory homes and those are marked on the site plan for both series to start with, and then dirt lots are available to build whichever floorplan you choose on those homes sites.
Shellstone at Waterside Lakewood Ranch is going to have a resort style amenity Center known as the Midway Park at Waterside and that’s going to be shared with Wild Blue. That will have a screened pavilion, play areas, dog parks, basketball courts, Pickleball courts, tennis, kayak launch, outdoor fitness areas and shaded picnic areas.
And then the summit at Shellstone will be specific to Shellstone residents and that will have a social hall, fitness center pool, spa, fire pit, poolside cabanas, and barbecue grills and a fitness lawn.
There is also a future county school being built adjacent to Shellstone and that’s going to be in the southern portion of the map. So there will be a K through five school, right now slated to open in 2028, but that’s not an official date.
The proximity of this village to Waterside Place is amazing. It’s also very close to Fruitville Road which will get you to downtown Sarasota and the Sarasota beaches very quickly. You’re not far from Main St., Lakewood Ranch, and you have all of these beautiful amenities to use as a resident as well so the opportunities are endless for entertainment and adventure.
This community will not be gated as none of the villages in Waterside are, and there will be HOA and CDD fees associated with these homes, that we can share with you.
Overall, we are really excited to see Shellstone at Waterside take shape.
