Definitely buy. I’ve been in Thailand since ‘99. Bought my first condo in 2001 since I got sick of dealing with the owners and worrying about whether I would receive my full deposit or not. I (and my wife) currently own 18 condos (as of 2023) all paid for and all rented out on 1-2 years contracts while living in a 10 million baht home. Will be closing contract on our 19th condo (presale) within 3 months. The income my wife and I receive from our condos is over 200,000baht a month. Net positive cash flow. We also have no problem with renovations every year in preparation for new tenants. It’s a business. We treat it as such. Location is also very important. Most of our condos are a little further outside Bangkok (which is how we were able to afford so many condos) near universities, industrial zones and large shopping centers. People saying never buy a condo either have no clue what they are talking about or only see the surface and are too lazy to dig deeper. It’s all about personal circumstances and what you want.

Exactly. Ive been here for 15 years and my wife and I own 4 condos and a house. Condos are rented out and we’re paying off the house with the income from the condos. It’s nice owning things.

Do you have experience getting a mortgage as a foreigner with a work permit? Or are you able to show your income paired with your wifes income to the bank for mortgage approvals?

I live in North Pattaya right on the beach, the 14th floor that I am on has only one tenant me. I can see the other condos around me completely dark probably 70%. I can easily afford a condo or 10 but I prefer to stay on the go a bit moving every two or three months. For me it’s just fun to see new things and new places in new neighborhoods. I believe a lot of these comments are real estate people.

Indeed,Apparently they are real estate investors because they own multple condos and renting them out.I would rather move around as well.I will retire in thailand in a few years but i would only be there 4 months a year.In a few years i will own a home outright in the states to retire early in.Although many expats of my generation are living in thailand or brazil all year.To each its own.

No way, I'm cashing out my ETFs that bring in monthly income. I'm looking at Pattaya or Bangkok to retire with the wife. Spending 250k+ baht for what I want is not cheap, but it's paid for by my investments I'm not touching.

Much to do with age and health condition. I drew the line at 65. Before 55 buy and pay cash; after 65, rent.

I bought a 141 sqm ocean front Jomtien condo with an incredible location and view that can never be obstructed. I've had it 14 years now. I'm happy to make it my home and pick wallpaper, lighting, kitchen stuff, appliances, and finishings. Refreshing the wallpaper and curtains was shockingly cheap compared to Farangland. I don't expect to make a huge profit if I ever sell it, but the longer I live in it, the more money I didn't give away in rent. Life's too short to rent something you can't customize into your perfect dwelling. If you're gonna be around for 10 years I'd say buy.

I've owned my own properties in the past in the USA. It's good there when you're young and building wealth since you can lock in mortgage rates and prices. In other parts of the world, such as Thailand, mortgages are nonexistent or very unattractive to foreigners (high rates). Unless you're young and building wealth and can get a good mortgage, buying really has no value other than allowing you to customize it. Remember, the problem in Thailand isn't buying but selling it afterwards. Thailand is overbuilding like crazy, trying to cater to foreign investors so will you be able to sell it in a crowded supply? Rent and enjoy your life here. Renting is still cheap here. The property market here isn't like the Evergrande debacle in China, but there sure are echoes of it.

Me and my Thai wife bought a two bedroom, two bathroom condo during Covid restrictions for 2.8M baht size i 78sqm. Should be worth 4 million now. I financed it back home and inflation is basically eating my loan up now 👍. And doing finance here now has given my wife good credit with the banks in Thailand. Big. Win 🏆

In general, buying in Thailand is a bad idea. Property values aren't increasing, and the market favors new product, which hurts you in a resale. Buy only if you know you will want the unit for the long term and don't want to live with the constraints of being in a rental (not being able to customize it, not being certain how long you can stay there, rent uncertainty, etc.) Make sure you understand the market well before deciding to buy. It's a bad feeling to realize after you've bought that you wish you had bought somewhere else.

Many farangs find a nice place to live, buy a condo and actually dont worry about profit. I and many others have saved million over a long term through purchase versus rent

But you could have invested that lump sum of money in say S&P 500 and received an 8% return which would have covered your rent payment. Also you would have had the benefit of flexibility and not worry about the headache of potentially selling the condo which can take a long time to do.

The Vanguard S&P 500 ETF (VOO) currently has a dividend yield of just 1.52%. You'd most likely be drawing from your principle amount each time. Okay maybe you can buy property in your home country (if you can still afford it at current prices) and use the rent you collect to fund your living expenses here.

Hi... Have something to ask. Am looking for Condos to Rent in Din Daeng Bangkok...all Real Estate Agents want a recent Reference regarding previous Rental History in Thailand. How do you get one if haven't Rented before in Thailand ???

You can simply say you don't have a rental history. I've never heard of that as a requirement.

Depends on a lot of things, resale is a common problem with Thailand condos as Thai’s seem to prefer buying new. Also you invest the same money elsewhere and easily cover rent for the same property without the risks of owning. For example I recently looked at a luxury condo in the Asoke area for $355,000Aud. Identical units in the building rent for around $900Aud per month. But investing the $355,000 in a simple term deposit in Australia would net around $1,300Aud per month.

An interesting video, thank you. A couple of points that are high om my list of pro and cons. I plan to retire in Thailand and live off my pension. If I rented I would be exposed to both rental growth risk and currency depreciation risk. I suspect long term the THB will gain strength vs USD and GBP as the economy further modernises and attracts investment . This may impact the affordability of rental in 20 years. If I'm a home owner, the impact of strong THB will make my pension have to work harder. It should increase the value of my property, certainly in USD terms. Long term it can be very difficult to hedge THB strength vs overseas currencies. I don't plan to have any THB income so a property is a the best hedge I can think of.

Your comment is cognizant and logical. It's a tough call whether or not is it better to buy an invest in the long-term possible property value gains or rent with no obligations other than the monthly rental costs and or lease.

Better advice would be to invest in index funds rather than keep property at home. The costs of letting out a unit, plus any tax you would pay on income makes it a marginal investment.

@@shocks123 To lower the volatility, one could simply invest in a 60/40 portfolio (60% stocks, 40% treasury bonds). The greatly reduces drawdowns while providing almost similar returns in the very long term.

Cheapest is where i stay in Central latproa area solario serviced apartment. I asked for a 6-month stay, and the price was only 9500baht/month for 32 sq.m. and they have larger rooms available. Daily is 800baht plus.

I'm very surprised by all the people who buy a condo in Thailand because most of the profitability calculations are not very favourable... most of the returns on investment are over a minimum of 20 years. I'll take the example of a friend's flat in the centre of Bangkok, which he currently rent, to live there, for 450 Thb a month, this flat is sold for 110 k Thb, this is a ROI over 20 years !... Is it really worth tying up this money for 20 years and after 20 years who can say how the building will have deteriorated and what value it will have lost ? 🤔🤷🏻‍♂🙏

@@JettGunther In France, rents are much higher than in Thailand, which makes it much more attractive to buy a flat and the return on investment is much quicker, whereas in Thailand rents are so low that it takes much longer, an average of around twenty years, to make a return on your investment, or you have to do it very young ! But after that, it's just a question of sharing… Everyone has their own ideas and does as they please ! 🙏

@@JettGunther i could be wrong, but in the U.S. rent is calculated at 0.8 to 1.2% of property value. If i understand correctly from what i heard, in Thailand it.s more like .5%. (this is an average, could be off a bit). So 10 years average state side, 20 years average Thailand.

They build too many condos in Thailand and the build quality is horrible . I rent a new place every year . I go back and look at the old place and it's falling apart already. they build so much now that there is no equity to be gained. It is better to invest in your own country and live off the income here. That is what I do. I am renting at Copocabana in Jomtiem it's a brand new property and it's falling apart already . They also use cheap materials that look expensive, but it is cheap quality. Also, there government is to unstable, I never use their banks, or invest in anything here because its not friendly to foreigners. I have money I don't need a Thai person to own my business. I have seen a lot of broke farangs in Thailand , because of their laws. RENT!

Yes . I have a Thai wife that I trust %100 , but it's just more cost effective to buy a rental unit here in The Bahamas or USA and rent it out and use that money to rent in Thailand. In The Bahamas I'm %100 sure the property can never be taken from me and %100 sure it will increase in value . Not only safer but the profit ratio is higher. I don't understand why rent is so cheap in Thailand

Condos do offer a good rate of return if you are an investor in the buy to rent sector. Much better than the 1.5% interest you get at Thai banks. Buying off plan and flipping at completion can also be profitable if you know what you are doing. The only issue is asset appreciation and resale. I have just sold a couple of condos on Rama 9 which i bought 25 years ago at little more than i paid for them. That said the Baht was trading at 80/£ back then so i have made a killing on FOREX. I am married to a Thai so we have found buying land much more lucrative, we have a 4 rai building plot in Pattaya which we bought for THB 1.2m/rai, 6 years ago that is now worth THB 4m/rai.

Main problem: you can't fully own a property being an expat, so buying is basically out of the equation unless you blindly trust your Thai partner (which you shouldn't do)

Yes, you can own the condo but not a house. But you must pay cash as no mortgage is allowed in Thailand You cannot own land. Lease 30 years

Also consider investing abroad to give an income to pay your rent. Similar to buying.

Since you talked about Russian, Indian & Chinese (RIC) expats flooding into Jomtien, and we know the Russians favour Phuket, I wonder if there is a study of Expat Nationality groupings around Thailand. Is there even such a thing as noted European, North American, Scandinavian, preferred localities? It would be interesting to know what is going on other than the RIC's taking over Thailand.

90% of people luring you into buying are real estate agencies. There is a MASSIVE PROPAGANDA around that. It's true everywhere but even more so in thailand. When it comes to retail, most people will be reluctant to invest if you ask them. They don't like the lack of transparency because the truth is that nothing is clear in this country, even the thai people don't know what will happen in the future. + the resale is usually shitty because the consumer behavior is really in the moment, to buy new properties, while properties age pretty bad because of low standard of construction.
