I just bought my house in cash. I was going to buy 4 rentals on an LVR of around 30% each, but I'm instead going to buy 1 rental outright in cash in 2 years of saving (which should be able to save with no mortgage and the market won't run away in the meantime with the interest rate hikes on the way), then another in a further 2 years, then I'll semi-retire, I'll be 39. Net worth on paper im not too fussed about; having little to no life costs + cash flow coverage to live on I'm more interested in (so I don't have to work 40+ hours a week anymore).

hey Pal, really liked your take on this. i feel my mind set is very similar to yours based off your comment. I am pretty new to this stuff. I was hoping if you wouldn't mind, explaining your above comment but using the actual numbers of what you have done, so how much was your house, how much are you charging rental etc,

The property market has been far too kind to me and my wife the last 7 years. I've always flipped my primary residence after 12 months and earnt around 200k in 7 years doing this, avoiding capital gains etc. In 2015 when I joined the Army at 25 I was penniless but made sure to save and get on the ladder ASAP! 18 months later I met my wife and we've just slowly worked our way up since. I think with interest rates rising the next couple of years I'm going to switch strategy though. I'm on a 5 year fixed rate at 1.24% (4 years, 4 months remaining). If interest rates rise to 6% I'd be paying an extra £500 a month. So the plan now is to down size in 4 years and buy a property outright. Then I can slowly move up the ladder flipping houses mortgage free whilst also using our incomes to start a limited company and finally start building a Buy to Let portfolio. Plus being mortgage free will also be a massive stress reliever whilst I'm transitioning out of the Army.

@@zzzo4509 What are you looking to do the in the Army? I'd look at job where you walk in as a Lance Corporal. Either RMP or Avionics Technician. The REME will give you a trade that you will do regularly. Once you're in the Army. If you name is on the council tax of somewhere and you pay a utility bill then you can get Get You Home (GYH) pay. It's a good amount of tax free money to help with fuel costs. I think it's 25p per mile which you can top up with a tax return to 45p per mile. If I was your sister I would sell the property. Take the £450,000 equity and other savings and buy a house with cash. That's probably an extreme plan for her though and more of what I'd do personally. It all depends on her work and where she needs to live. If I was you, if you haven't owned a home yet, start a Cash Lifetime ISA and put 4k a year into it. It will become 5k instantly from a government top up, will gain interest and can be used to purchase your first home.

Great video, makes perfect sense. One thing I’m just a bit confused about is after an interest only mortgage how are you able to sell it if you don’t own it by the end of the mortgage?

not always a good idea, many people have done this repeatedly, then when they sell, they forgot the 18%/28% CGT on the full gain since purchase, for LTD buy to lets there is no annual allowance either

What if you have no interest in property investing and just want to buy a house to live in. Would you say buy a £200k house in cash to live in a modest house or get a 25% L:V mortgage to live in a fancier £800k house? Or the third options which would be to rent but put the £200k in stocks? Which option ends up with more money in my pocket after 10 years?

The issue I have with mortgage, I have a limited company to own and acquire properties. My previous experiences applying for BLT mortgagae for business has not been great. The process is very slow, fee is high and the rate is high.

Some great videos on this channel! Not sure how these sums add up if inflation & hence interest rates start rising though, which looks likely. A long term fixed rate would be a great inflation hedge, but there aren’t many over 10-15 years in the U.K.

Inflation is a bit of a buffer to be honest but is needed a lot of the time for growth. I have separate inflation hedges but there’s a limit to what you can do. I wish there were longer fixed in the UK but a majority of the decent rates are up to 5 years most of the time, unfortunately!

Hey, me and my partner have come into some money and we aren't very savvy with this stuff, but we just want to buy a few properties and are looking 20 - 30 year long term. We just want to earn an amount that makes life comfortable for us until we retire.

Essentially you don't want to be overleveraged on the whole which essentially means you want to hold on to equity, say you have 10 properties each at £100,000 which you have a very low 15% equity in (85% is mortgage), you have £150,000 equity on a £1m portfolio, if everything went wrong and a recession hit which had a significant impact on house prices and say you didn't have any income or savings other than the property, those properties are now down 20% (£80,000). You still owe the mortgage provider £850,000 if they call in the mortgage but even if you sell all 10, you'll only have £800,000, you'll declare bankruptcy. It essentially comes down to don't stretch yourself too far, simple as that, your own level of risk will play a part in what you deem is too far. Sorry I realise I may have made this sound more complicated than it is, its essentially negative equity.

YES, I read every word on any contract - you should never sign your name to something where you don't know what will happen in certain circumstances. If you don't understand it, then ask your solicitor to read it and highlight any important points that you should be aware of.

You’re spot on my man! This is where you need to be smart and NOT over leverage. Personally I’d have the long term aim of between 25-50% equity in each property. If you leverage too much higher than 75% I just see it as unnecessary over exposure

Hi Jamie, great video. When you say " YOU CAN REFINANCE 75% OF £1,021,625" do you mean that we can get a loan of £766,218? Pay off the initial mortgage of £600,000 and buy 3 more houses of £200k each?

Great video Jamie. One question though, you say that you are not interested in paying down the mortgages and I get that in the short to medium term if you are wanting to grow but surely you would get to a point where the cashflow more than exceeds the lifestyle you want to live so at this point wouldn't you consider starting to pay them down in order to de-risk given that you essentially don't need the leverage? Would love to hear your thoughts on this.

Great question Craig. As time goes on, the property values increase (on average 5% a year) so if I keep going for 20 years then the the equity I have in property increases and effectively de-risks itself because I will have a high % of the property in equity.

For me I’d buy one in London and stick to it. Having 3 properties in midlands means 3 responsibilities, 3 tenants to manage etc

My question is if lenders will you a 2nd, 3rd & 4th mortgage when I’ve already taken out a 75% LTV on my first? Have I not already “maxed out” on my 4x salary multiplier, or do buy to let mortgages work differently?

Another Great video I already own 2 properties BTL and I’ve been making overpayments on the property that I live in to get it paid off in the next 8years, After watching this I’m debating on taking the £120000 equity out of the property and using it as 3 deposits. The plan is to move abroad in 10 years that’s why I was paying the mortgage off early so I could sell the property buy a cheaper property here to rent out and take say £150000 with me to buy something abroad out right and have the full amount of rent getting paid straight to me from the property I’ve bought outright in the uk. Plus at least another 4 properties income minus the mortgages, hopefully given me an income of about £2500 a month debt free apart from (good debt)👍

In the 75% LTV example, surely the total mortgage interest would be £1500pcm (based on £600,000 loan)?

That’s correct if you assume a 75% and a 4% interest rate :)

@@JamieYork That's assuming a 3% interest rate, as per your example. If you own 4 properties worth £200k each, and you put down £200k, you're left with mortgages totalling £600k. 600,000 * 0.03 = 18,000pa (£1500pcm). Unless I'm missing something?

Bloody good content, Jamie. I'm a Yorkshireman living and working abroad (Dubai). Do you have/or could you produce a video on BTL property investing if you're not a domiciled resident of the UK, but still a citizen? Appreicate there may be 'ex-pat tax' implications that's beyond your purview for this channel, however it would be greatly appreciated, because I can't find a single 'youtuber' who can explain this clearly and succinctly in your style. You should make a video about how foreigners if they want to invest and stay in the UK to do the property investment with your company, is it a wise thing or not. For example I'm an Indian. I have money. I want to invest in the UK and also live there. Means can I have a company, that invests with you. You go and invest in 2 or 3 properties. And I can split the income with your company? 😶 🤔

Hey John, depends on what your strategy is. £40K is good for BRR if the Refurb isn't too bad. Cash flow look north and Cap App look at London

Thanks again for a great video! 🤩 Say that I can get 200k with 4 investors and myself equally fronting the purchase of 4 properties as in your example, how would you split the rental income, the capital released when refinancing and the equity in the property so all parties gain fairly? Sorry for being very specific but this is the actual problem I’m trying to figure out just now! 😅 I would really appreciate any advice 😃

Hi Jamie, Is there any disadvantage to someone only just starting on this path fast approaching 60 Yikes!!! My initial stratergy was to buy my first one in cash for around 90k and then if all goes well then get a 75% btl mortgage on another property. Would appreciate your feedback on this. Thanks

Buy in cash, refinance it after you've added value (if you need to) buy the next. Nothing wrong leaving 50% equity in a property

Great question, I love doing direct to vendor deals over all, especially using Facebook ads. For me, I LOVE West Yorkshire right now. It's one of the strongest areas for rental profits and capital growth, in my opinion!

So if you don’t have an ambition to build a portfolio you should look to own the property outright? My wife and I recently moved abroad but we still have a mortgage on our 2 bed flat in Surrey. We want to rent it out and I like the idea of using the rental income and our own income to pay off a repayment BTL mortgage quickly or should we be looking at interest only?

Whats the capital appreciation like in Surrey? If it is good then maybe look at an interest only mortgage so you can have more cash flow each month,

Great explainer. Answered a question I have on my 1 property portfolio, I am about to remortgage my current property that is fully paid for at 350k. Was planning on paying cash for 2 additional properties, but now considering the leverage on getting 3-4 BTL properties with their own mortgages. My biggest cashflow concern is the management costs I'm currently paying in London of around 23%, my assumption outside of London is managed letting service fees will be much lower? Thoughts anyone?

If it is a serviced accommodation then 20%, If it is a HMO then maybe 15 - 18% (max) BTL 8 -11%

Thanks for these wonderful vidoes, really helpful but ine silly question i had was which might make sense to everyone else but not to me was when you said you refinance and have 165k plus 4 properties does that mean paid off or you would still have 75% mortgage on the new value but the bank you give you 165k thats the bit i kinds find confusing if you have a video addressing this point it would be great if you could guide me to it. Great vid! Not sure if this question has been answered before but with an interest only mortgage for a BTL property, how do you recommend paying the capital lump sum once the interest only repayments have been completed? Especially if you have multiple BLT mortgages? Cheers!

I can either sell the property and take my money back or (more likely) I will remortgage the property every 5 -10 years

Compounding baby! Type 200000 times 1.05 on your calculator and hit equals 5 times!

3% second property surcharge, Capital gains about to go up, S24 if owned in sole name, if in LTD Corp tax going up to 25% being announced in budget. All this will be dwarfed by the cost of improving properties to meet climate change, EPC requirements will be increased and paid by landlords. Dont know if this answers your question.

People have been spouting BTL is dead for yearsssss but it’ll never die EVER just run the Humber’s on your percentage and just go from there :)

LIES. Or rumours. Iv heard of this before on Utube. But I called my broker a year ago about this. She said if the value of property drops they won’t ask you to pay the difference. She said she has never heard of this happening. Why would it. You would end up paying them less interest. Think about it.
