Someone on Goldwingnut said there are more than 1500 total listings in TV. That's gonna hit sellers with a huge dose of reality. I just saw a house list in Dec for 500k, sold for 400k.

I would say that number of homes for sale is correct including new and pre-owned inventory on MLS and VLS combined.

This is very interesting, as I sold my home in Gainesville FL in 2019; my realtor said and listed my home as a 3 bed with a den; she stated I needed to have a closet for it to be considered a 4 bed.

I wouldn't consider it a bedroom but as long as it is being described as a BR with no closet then the buyer is aware and can make their own choices.

Where I'm from, to call a room a bedroom it had to have a closet. I'm sticking with that line of thinking.

I agree, and I believe most Realtors learn in their training that a bedroom must have a closet to be considered a bedroom, not a den or office. That is the way it was in Virginia and Ohio.

A) I like your nails. B)I can't believe people got so worked up and left ugly comments about the closet/bedroom thing. Oh yes, I can...this is the internet! C) I'm in agreement with new houses vs pre-owned. It's going to take an upgraded pre-owned to beat out the new build prices that are happening right now.

Can't agree with you more on (c)! I will just be patient and buy a brand new home in Eastport than for an over-priced home south of 44 (some of those sellers want to make a 50-100% profit on their "Covid baby" and the sellers made zero improvements since they bought it.) Good luck!

You are correct that a room does not need to have closet to be a bedroom. Appraisers do not require a closet (national standard) the room has to have a second means of egress (ie; an opening window) and a door, for privacy. Prior to stick built closets people used armoires to store their clothing.

I think it's important to know what you want and location. If it's basic, and I need to upgrade that has to be considered whether it's worth it for new

Ok Robin, I understand that in Florida the requirement may be more relaxed, but would it not be more honest to list and call it a “den or an office, and note when mentioned that many folks use it as a 3rd bedroom by adding a wardrobe. Now, is there a difference in value when it is listed, do I pay more if listed as a 3 bdrm? What about taxes, do I pay more for calling it a 3 bdrm? Just asking, because you are right, where I come from, you could not list it as a 3 bdrm. Thanks, and I do like your honesty and thorough explanations of properties. Good luck.

These homes were purchased as a 3 bedroom so yes it would reduce the value. Also, when buyer search they search by number of bedrooms. So this is not misleading you can make it a bedroom by adding a wardrobe or murphy bed system.

@@Robyncavallaro Soiunds like the Realtors and Taxing Authority got togethger and decided it should be called a bedroom, even with no closet. Both win in more $$$ to seller and more taxes. Will a home/condo will sell for more if listed as 3 BR rather than 2BR with den?

What does the square footage of a house include and not include? I'm assuming it does not include the garage and lanai.

I would think square footage includes every square foot of livable space, it does where I'm from anyway!

Square footage is everything under air that is all at the same level. For example, if the lanai is enclosed and you must step down to enter than that section is NOT included in the sq footage. You will find on the Villages site the square footage quoted is total area including any lanai and garage

When buyers are getting a mortgage to finance their homes in The Villages, what percentage of the purchase do you see them financing? And are the buyers getting mortgages normally investors or people who plan on living in The Villages now or within the next couple of years?

We are still dealing with mostly cash transactions. Buyers are mixed primary home, snowbird and investment property with financing

Would the 2 or 3 BR description best be determined by what the county has on file for property taxes? If the county has a 2 BR home on file but the listing calls it a 3 BR I can see where there might be some question, especially if there were no building permits on file to change the configuration.

It sounds like Florida has come up with an honest approach to categorize bathrooms and closets. But, as always, the devil is in the details. I suspect many people coming to your state are from places where the NAR requires rooms classified as bedrooms to have closets. So as long as either the Realtor or the listing sheet calls state rules out to potential buyers, people should be aware of the rules whenever they are looking for houses in a different state.

Hi. Is it possible to add a pool to a courtyard villa? I think it is possible if you have a water or golf course view. A fence or a preserve view would be very hard to add a pool?

I'm in a walled courtyard villa and one of my neighbors a few doors down has a pool. It can be done.

As long as you have enough property you can add a pool to a courtyard villa.

Let the sellers dig their heels and they will sit! There are too many brand new homes available to pay what a person wants after they went over asking price 3 years ago. Not my problem to save them.

just call it a 2 bedroom plus flex room. I have seen many realtors using that terminology

Here is the issue if you use 3 bedrooms to search for homes you will miss out on the 2 bedroom and flex. In our MLS its a 3 bedroom.

Interesting, our state you have to have a closet for it to be called bedroom. Otherwise it's a den. It's good to know as a future buyer. I want 2 closets in a master. Do we have to pay double 😂😂😂
