The "den" looks very much like a dressing room. You have the large dressers in there where you place your folded clothes, plus the small chair in front of the mirrored bureau where the lady of the house would put her make up on, brush her hair, perhaps put on her jewelry.

What a great video! I just came across your channel. I've spent the last 2 years researching cheap houses in Southern Italy and it looks like the same thing is happening in Japan. Brian's house looks better; the ones in Italy are quite ancient and need renovation.

Thanks for another great video. I've watched many videos including yours and have not decided on rural or city living. So many questions like should sell my home in the US? But first things first is the visa requirements to stay long term. 🤔 maybe I need to be there to see how things look. Should I open a Wise account before I come to Japan?

I heard that Hawaiians are forced to move because of high housing prices and high every things that people have to pay! Most of them move to Nevada State but it’s good that they have an option in Japan. They are nice people.

Unko ain't lying when he says Hawaii homes cost a million. I'm guessing I'll be spending at least $1.2 million to buy a home soon (May 2024) in either the Honolulu - Hawaii Kai or Kaneohe, Kailua areas. In the building where I currently live (Kakaako/Honolulu area) a 2 BD, 2 BA CONDO goes for $3250.00/mo for minimum 1 yr lease. Basically what I'm saying is, DON'T MOVE TO HAWAII if you no mo $ :)

Nice work, good vid, great info. Will be an expat from Hawaii and moving to Japan next year to renovate some properties passed to the wife in the Shizuoka and Kanagawa prefectures. However, I am looking to invest in a place closer to the city metro, and will definitely look to touch base with you as you seem straight up and look out for the best interest in your clients.

Would love to get something similar like this, but renovates to at least 2 units if possible. Safe one for myself and rent the rest out if possible. Long term or short term if possible.

The house costs around $100k with renovation, the rent is $800. It would take 125 months or little over 10 years to break even, also there is property tax, home insurance and maintenance cost, older home like this requires lots of maintenance. Earthquake is another threat that will hit you hard, I rather pay rent and leave the headache to someone else.

But if you're not waiting to "break even"... as a well to do person... and you simply want to make sure there's a small, steady income coming in to help maintain the property, then it is totally worthy it. A renter doesn't get to rent forever. There's time limits; if you want the place back from the renter, on some scheduled basis, you could structure the rent-agreement in such away that after 2 months, 6 months, a year, etc. they're gone... and then you get to use it again as your own. Bad renters are easily evicted, too. Again, for people (wealthy folks) who don't depend on just ONE property like this for an income, it's a good deal...

Hi Shu! Great interview, can you please ask a couple questions about taxes that Americans have to pay? Is there any additional tax for foreign real estate ownership? How much out of approximate $800 a month rent will the owner actually get after all expenses?

Additional tax for foreign real estate ownership? No. How much out of approximate $800? Outside of necessary physical upkeep, as it comes along, approx. $650/mo., depending on his choice of insurance coverage. He'll have report income (taxed), pay property/local tax, and perhaps more. This varies by locale in Japan.

Looks like a very good time to buy a house in Japan now. In 2024! Japan is basically on discount! When else will a developed country will have such cheap hoses? It happened in the US a while back. But not now! US is overpriced! Japan’s on mega sale!

My Dad has a house over there but ive never been and as far as I know --hes not been back in my lifetime. Most people in Hawaii these days are not “natives” they are a mixture of every flavor of Asian under the sun. This guy himself is third generation Japanese, far from native. The real natives gave up their land more than once throughout history. King Kamehameha sold his people out to the Europeans in exchange for weapons so he could go conquer the rest of Hawaii. Many things Hawaiians these days are not honest about when it comes to their history, because the truth hurts.

He's going to rent it. Since he plans to give it to his grandson, he'll need to craft the rental agreement to accommodate the date the gransdon wants to move in. It isn't easy to displace a renter in Japan without very clear and legal parameters in the agreement.

People want cashflow more than capital gains in Japan. Plus I think land value will go up more than house value in Japan, but mostly in the very urban areas that attract the workforce
