What is the difference between soft washing and pressure washing? Soft washing is a cleaning process that uses low pressure to safely treat and remove organic matter: moss, mildew, bacteria, algae, fungus, mold, lichens in addition to spiderwebs, dirt and grime. Soft washing originated as an alternative to pressure washing where high pressure can cause damage to exterior surfaces. Pressure washing or power washing uses high pressure to remove grime, gum, loose paint, mud, mildew from objects such as driveways, sidewalks, parking lots, asphalt and concrete. Pressure washing can easily damage surfaces if not washed correctly

Soft washing uses mainly chemicals to clean up stuff while pressure washing uses both chemicals and pressure to do it all.

Thank you for your response! Most of the time we will use soft wash machines to apply chemicals at an higher percentage than pressure washing can. Once these areas are treated with the soft wash machine we will follow through with pressure washing.

@@justinnykamp we offer pressure washing services Columbia Tennessee and surrounding areas. It gets pretty warm here. Winter here didn't really kick in until mid December and will start to warm back up in February. Saying that we roughly had 3 months of winter. Best thing to do is hit summer as hard as you can to be able to save funds for winter. Considering where you live I'd highly recommend getting into snow removal.

@@15centpressurewashing52 Appreciate the advice, I got a plow truck and do a little snow plowing but to be completely honest I don't enjoy snow plowing like I enjoy my other businesses. Without a passion it wont grow so I'm trying to stick to what I'm passionate about. There is a lot of money in plowing here in MI with average 66.5 inch snowfall per year in my area. However im trying to escape this state lol so I can do what I love year round

You're welcome David! Thank you for watching. With house washing I always recommend downstreaming. You gain more distance and your less likely to harm vegetation. Only thing is you will need a soft wash machine to wash roofs considering your not able to get a hot of enough mix to efficiently wash roofs. If you don't mind me asking what processes are you using now?

i love your videos! so informative and clear. question: if i dial down my 4000psi 4gpm unit, can i do houses? what tips or nozzle should i use to drop the pressure more and soak/rinse safely and effectively? do i have to downstream or xjet? thanks! im new to this, asked to do gas stations by my client, want to diversify.

The property owner provides water from their spigot unless requested for us to provide water.

Hey Diego, it really depends on the surface that is being cleaned. Here at 15cent Pressure Washing we specialize in restoration services and with this we use a wide range of chemicals. Most companies that offer soft washing services us sodium hypochlorite (Bleach) more than anything.

Another great video. Any chance you can do a softwash chem video? What solution for what surface and what ratios? Do not need to know about a mixer machine, just the ratios. Also heard that some detergents can get through a crack in a driveway and rot the mesh due to one of the chemicals in the surfactant in question....so what detergents are safe too?

Thanks, @Ketoman4057! Are you referring to a soft wash/house washing video? If so, we usually don't use the soft wash machine to wash homes unless mold growth is extremely bad. We usually use the downstreaming method for house washing. This process also helps to save on chem/sh. I don't know anything about detergents rotting out mesh in concrete. If anything, this could possibly happen with harsh chemicals. When treating concrete, we mainly use SH for chem and Apple Wash for detergent. Apple wash is our detergent for everything, even roof washing as it can give a good grip. The percentages depend on how bad the mold is. At times, other solutions can be needed as well to eliminate rust stains, oil, etc. Hope I've answered your questions and if not just let me know.

@@15centpressurewashing52 Thanks for the reply. What is the difference between softwashing and downstreaming? I thought they were the same thing. Also watched a video (sorry forgot who did it) where they used a detergent that had a chemical in it that specifically rotted the iron mesh when the solution got in via cracks in the concrete. The pressure washer guy supposedly had to pay to have the customers driveway replaced. I assume Applewash does not contain a chemical that can rot iron mesh....

@ketoman4057 your welcome! Soft washing uses a soft wash machine and allows you to draw raw chemicals if you want. Downstreaming uses a pressure washer, chemical injector, and special tips.

I like to do a mix of soft and pressure washing. In my experience, even with pressure and chemicals - some siding, brick, and cement doesn't want to come clean without physical scrubbing with a brush. And I've never noticeably damaged cement or brick or wood, unless I was using way too much pressure with the wrong tip, and way too close - on purpose, to test the strength. Wish there was something like clay barring for siding - maybe one of the pads could be modded on a extension rod with water flowing through it to give it a quick pass

I'm not in this business, but I was just curious what's the difference between using a soft wash system versus stepping back a few feet so there's very little pressure on the surface.

There's a few reasons, the main one is that the soft wash machine can draw a stronger chemical ratio vs the pressure washer.

Word of advice,, never lower or raise your pressure on the pressure washer with the unloader valve, the pressure washer and unloader are set at a specific psi for a reason, if you want to lower the pressure of the pressure washer use a jrod with larger tips, instead of using the standard 8gpm or 9.5 gpm tips use like a 30 or 40 orifice tip. Adjusting pressure via the unloader can lead to premature failure of the unloader. And also lead to damaging the pump and so on.

This is correct for most machines. Our manual provided by Hydro Max encourages using the unloader to control water flow / psi as well as using proper tips. When using the unloader / special tips we are able to minimize water flow when needed without bogging the machine down.

@@15centpressurewashing52I have been in the industry going on 20 years and have never heard of a washer that recommends it. So this is a first but i would still try to do it with tips not unloader. And i say that because unloaders are not to different from machine to machine. But some motors do have different specs then other motors, And allow things that other motors do not.

Thank you for your comment Learie! You would have to have a soft wash machine to fully soft wash and a pressure wash machine to fully pressure wash. You can clean at low pressure with a pressure washer using special tips. Only thing is, you can't draw raw chem as you can with a soft wash machine 12v. Your limited drawing chemical with a pressure washer. Does this help?

We use the property owners water unless requested otherwise. The water tank on the rig is used as a buffer tank incase the property owners water source can't keep up with our machines.

@15cent Hi again. Hope you are well. I am trying to pressure wash some rectangular garden stepping tiles. They are spaced apart so I cannot really use a pressure surface washer on them. They are quite dense, I would say more like brick or stone than concrete so they are harder to clean than concrete. I am getting streaks when I use my wand and the edges of the stepping tiles do not look like they are getting clean (they are lighter). The result is patchy with lines, steaks and missed spots. I cannot see when I am spraying because unlike concrete these tiles are dark and when wet you cannot see what is clean and what is dirty. What tip would you suggest I use? Wider or narrower? I have tried the spinning tip and that does not do much better that the usual tips. What pressure? What SH ratio/percentage? I want to get a streak free finish. Any tips appreciated.

I would recommend researching the pacific type of material you are cleaning and then research how to chemically clean them properly.

@@15centpressurewashing52 Ah yes, find out what these pavers are made of and go from there. Thanks. I also discovered that these pavers were covered in rust. They have a dusty look so I treated them with rust remover and that worked well. Now I have streaks from the wand so not sure how to fix the streaks, I am guessing there is something else in these pavers other than rust. Will try a stronger SH and see if that does it. Thanks for the tip.

Not sure why the dust in the area is full of iron but we are surrounded by a lot of new development. There is steel producer too about 30 mins away...something is putting iron in the dust/air...

Thank you for watching Dustin! Yes, once you apply the proper chemicals to the surface being cleaned, the surface will need to be rinsed off. During this process you will remove any dirt, mold, debris, etc and neutralize/delute your chemicals. Some chemical require other chemicals to properly neutralize. I'd recomend having sds sheets printed off for all chemicals you use.

@@15centpressurewashing52 because I’ve noticed American homes tend to be covered completely in PVC fascia and look more watertight than UK homes which rarely have PVC-fascia all over them. If you put a pressure washer under the soffit boards in UK homes, all the water will go straight into the loft causing damage. Take a look at uk homes even new ones

Hey! I'm just starting up and the services i decided to provide were chemical pressure wash, non chemical pressure wash, and chemical softwash. Is that alright? Also, I don't have all the fancy equipment so can i Just put a wider tip on the pressure washer and use that as a softwash? Thanks for the info!

You can downstream with the pressure washer and wash some houses but won't be able to provide most soft washing services with a wider pressure washing tip due to not being able to draw an high enough percentage of chemical. You can use a pump sprayer though. I'd highly recommend taking courses or reserching/studying about the services your wanting to provide before you start actually providing the services to keep from damages, lawsuits or damaging you brand. Soft was machines are able to draw a higher percentage of chemicals than you can threw a pressure washer.

It is recommended to use a separate water tank and chemical tank while running a soft wash machine. The chemicals being used will depend on what is being cleaned.

I'm in the research phase of starting a pressure washing business and there is alot of imformation out there. Tough to decern from "need and want". I see Power line Inc. has some sweet trailers but pricey as hell. Am I better off to custom build my own and if so how big of a system should I be using?

Always custom build your trailer saves lots of money and you will learn how it works and how to repair. As far as what you need 8-10 gpm if you are doing this professionally. Time is money I use 12 gpm pump

I'd like to be somewhere between 10k-15k all in.. I decided to go with a trailer to start incase i ever have any issues with the truck I can detach and hook up to another and it will not interfere with work.

Trailer is great for that reason but sometimes a pain doing residential. You can put together a 10 gpm setup for around $5000-6000 general pump ,Honda motor, will last for years

So if I understood your section on which to use on what surfaces it seems that soft washing houses of any substrate and roofs is the way to go while walking surfaces (e.g. flat surfaces) are always better to pressure wash? Please let me know if I misunderstood.

@graspunwrapped1124 I'm sorry I didn't mean wood. I meant decks. Composite decks can be mildly pressure washed, and most wood decks will be soft washed. Technically, all wood should be soft washed. Saying this, some customers would rather have their deck pressure washed and not spend more money on soft washing the deck

Thank you for you comment William. When the heater is being used it is then called power washing. If the heater is not being used, it's considered pressure washing. Soft washing is more for experinced professionals as surfaces, vegitation and so much more can be damage if not done properly. Here at 15cent Pressure Washing we start all of our trainees off with driveway cleaning as their is a mixture of using the Soft wash machine and pressure washer without many hazards of damaging surfaces.

Hey John, my apologies for just now responding. It really depends on the type of surface we are cleaning. Here at 15cent Pressure Washing we try and clean surfaces the way manufacturing companies recommend for them to be cleaned. Is their a surface your wanting to know about in particular?

So are these the correct steps to take when soft washing a home? 1. Spray down any foliage, plants, flowers, etc and soak them so any stray chemicals don't damage the plants. Move any potted plants away from the house 2. Apply a surfactant and then hose down the house (using a foam canon) with a chemical mix of Pool essentials, a bit of laundry soap, and water 3. Wait 3 to 5 minutes then rinse down with water. Am I missing any basic steps or that about does it?

@@silentgrind34 I'd recomend getting sometype of vehicle and possibly a water hose and pump sprayer. If you got the drive and ambition it will take you a long way. When I first started I was living out of my car and bought a pump sprayer I already had the water hose lol.

Yes, this is technically called down streaming. It is a method we also use quite often as well

@@silentgrind34 yes, technically it would be called down streaming. Your able to apply chemical and rinse at low pressure with the proper tips using a pressure washer.. Your just limited on the amount of chemical you can draw vs soft washing with a soft wash machine You could draw straight chemical if you wanted to. Hopefully this answered your question.

You lost me when you said your PW would slice your hand open. Unless you have the Industrial trailer unit that weighs more than your truck, it wont.

Thank you for your comment Christopher. The weight of the pressure washing unit you have doesn't determine your psi or gpm. We've had a guy that sliced pretty deep into his arm using a 3500 psi 5gpm pressure washer. Depending on the tips being used injuries can happen even with a lower psi machine.
