I'm very sorry ! Today I passed an old folks home and saw the ambulance and police car. Telltale signs that a life has ended. Yes, live while you can... I have degenerative spine due to scoliosis but it's not that bad... I bought an acreage and I'm going to go for it ! Thank you for your post

Strictly for summer living unless you don’t mind complete isolation the rest of the time. I broke down at a major rest stop and there was no cell for 20 miles (Alcova). Be careful- visit first! Don’t ever purchase sight unseen!

As a long time Landio viewer, I was bummed to see the ridiculous price of $179k. I don't think I have seen very many properties you have listed that are more than $65k, times must be changing. For this much money in WY someone could buy a nice house with a lot of land.

Water on that property on the other hand, is the real issue. Well depth would make or break that parcel of land.

Didn’t say anything about having it getting water on the property. That is hard rocky ground and over 6000’ elevation. A well would be very expensive and in some locations, well are not allowed. Something to think about before purchasing.

Views are nice- as a realtor, I’d be getting a quote to install a well, if it is possible. Also reach out to county or state hydrologist- they can tell you if there’s any water in the ground. With bad winters you’d want to research off grid living: solar, Tesla power walls, a big generator that runs on propane, etc. also, if you want to build a house I’d get quotes from Reputable builders who’d be willing to build there. To grow your own food in an area with cold and wind you’ll need a super strong greenhouse- those cost over 10K. The agent is doing a good job of marketing, but I’d be careful to do my own thorough investigation before I’d buy this property. The road running through it scares me too.

I bet the wind howls through that east-west gap. Ever see those videos of tractor trailers getting blown over on the interstate? Most of them are near Casper.

Farther south, between Wheatland and Cheyenne actually, but yes this is a very inhospitable place if you haven’t been around it all your life. And yes, this property is on the leeward side of the prevailing winds here.

Mostly Public Land. Minimal Water .No Cell service. Lookup their Weather. Winter is Brutal. Interstate 80 south of it shuts down for days every Winter, Ok for a Summer hangout. Look at the Taxes compared to the Price.

Ugh. I'd love that. We live on 14 acres in Tennessee and love it, but that is some awesome landscape in Wyoming. I have too many relatives here to move, though. I've been there many times and it's a great place. The winters are a bit harsh, by the way.

Generally the term is “power line” vice “electricity line”. Nice property, thorough research and presentation. The asking price of the property compared to the annual taxes seems very high.

Can't really do the comparison to annual taxes as Wyoming has some of the cheapest property taxes in the entire Untied States. About 2 hours north of this location around Sheridan big horn area you can't touch 40 acres for less than a million. Good luck finding anywhere thats cheaper lol

@@donnybobo8553 I appreciate that rural property has low taxes especially if the zoning is agricultural. There is however a relationship of land tax value to land “street” value price, some sort of multiple (example 4X). There are also factors of market pressure (more population moving in or out), currently, political unrest causing wealthy “Blue State”city dwellers to escape to the “Red State” country (most have money but few skills for harsh remote living). I imagine that the biggest factors are proximity to a population center, decent road access, what’s in the neighborhood (lake, pig farm, etc), land that perks or an established well, utility access, etc. The area the buyer is leaving and moving to has an effect on perceived value. I now live in central Florida and there is a constant influx of relatively wealthy people who move down here with the perception of land value based on NY of NJ and they get a “great deal” relatively speaking on Florida property. They often buy a business at a price the locals would not accept from “business brokers”. Because he property or business is overpaid, the businesses goes broke in 2-3 years and the “business broker” resells to the next “Yankee” moving south. Ultimately the worth of a property is what it sells for. It’s the responsibility of the buyer to perform due diligence on the valuation and act accordingly. 😎

Does anyone you know grow food in your neck of the woods ? All I know is I really need to get out of Commiefornia if at all possible . Can't stand the politics and the effing morons constantly wearing face diapers even walking alone on a trail or at the beach , friggin insanity .

@@hardworkingamerican8847 soil conditions mainly. I mean I grow a small garden in town and do ok. It's tough living out here. I'm originally from Minnesota. Love the wide open spaces out here. We have more cows than people in this state. A green house would probably work pretty well. Winter would be pretty rough out there if we get alot of snow. This winter is not to bad so far. Easily access the property this winter.

@@saltylegion6288 I live on the coast south of San Francisco Bay Area and it's not harsh weather wise at all . No snow some heatwaves but I had problems with my container plants last year . More than half of the tomatoes got some kind of disease or over/under watered ? The zucchini basil and summer squash only gave a little produce out until they just didn't like anything I did . Not sure if they were under fertilized or what . The strawberries and blueberries did well and are still producing . Just a shame seeing my tomatoes dying and trying to come back and then start dying again . Don't know if it's the water Chemtrails genetics of the plants or sabotage . Now I have a bunch of tomatoe sprouts from some tomatoes I grew and they are getting sick also . Something with the soil maybe , dang it's top stuff organic so I don't know what to think .

Look at all these great things on someone else’s land but within sight of the property. What is included? Lots of rocks, a road bisecting the property (with setbacks no doubt), no reservoir, no river, no fish, (in fact no water of any kind), no woods, no shelter, but there’s antelope poop for $4500/acre M/L. Where do I sign? 🙂 Sorry if I sound cynical. I was just waiting for they upside and didn’t see one.

This was my first thought as well. My second thought was water and the third was zero sun in the winter because of the hills on either side. I'm not even taking this property for free. OK maybe free, but I'd never live on it.

I did scan through the details. I did find the Water Well Depth but I did not see anything referring to mineral rights? I've been looking for property which includes mineral rights. Is that something I can find through LANDiO?

There’s no damn trees! I live in Michigan. We have trees. Where the hell would you get firewood and timber to build with? If I’m buying property it better have everything I need to be self sufficient. As for water, I guess you could just go draw from the reservoir as needed but would be a pain in the donkey.

Its terrible,Ive lived in Wyoming my whole life and I still hate the winters.Its cold and windy and can hit 40 below with wind chills and theres only like 3 months of good weather, its always windy in Wyoming no matter time of year.Dont move to Wyoming for the love of god.
