I bought my house in “99. The payments are dirt cheap compared to a low quality apartment today. People are pouring into Arizona from all over the country but there’s a problem: water. We’ve been in a drought since the early “90’s, along with much of the Southwest.

Thank God I bought my house in 2006. I paid my 30-year mortgage off in 15 years. And yes, my house/property value has more than doubled. If I wanted to move back to my home state of Texas...i couldn't afford to buy any house there... unless it was a fallen down ghetto house. I even looked at an older 1 bedroom townhouse in a sketchy part of the city and couldn't afford that either!!!

I paid 27thousand for my house and land 20 years ago, and now they claim its worth 100k for tax gain, so I end up having to pay more all the time it costs me 500$ every year just to live in my own paid for home...

We are NOT running out of people. Have you seen the American southern border? Economy has absolutely tanked since about 3 years ago. I’ll let you figure out why that is. Many will never be able to afford a home. However we are happy for people who get in line to proudly become American citizens and contribute to society instead of just wanting free stuff.

West of the Rockies, half of everyone lives in California. Most of everybody else in the West lives in cities and towns. That leaves 1.5 million square miles with an average of only a few people per square mile. The West is so uninhabited I'm not sure it's possible to crowd it. Alaska even more so.

just a thought on your inquiry about property prices decreasing anytime in the future? I would say they have to if depopulation persists. Think of it this way. Property values have consistently increased as time has progressed at the same rate as the global population. There is no more land than what he have available here on Earth.. That's it.. can't really make anymore. (yes they have made a few islands in a few places.. but nothing substantial enough to even consider in this type of calculation) So as number of people increase, the amount of land available decreases.. and thanks to supply and demand.. as demand increases and supply doesn't value's skyrocket. If the population were to decrease the ratio of land to person would start to move in the opposite direction increasing supply and decreasing demand thus lowering the value of land.

The pandemic put a lot of people out of work and now they don't want to go back to work because of the government giving out pandemic cash and food support to a whole lot of people. Foreclosure on homes was at an all time high during that time as well. Which causes people to move states for cheaper rents than the big city. Leaving areas where people are already too poor to move for better places raising the overall poverty levels in the area. I think that most of the world is still recovering from the pandemic. And it's causing a "shift" that instigates unrest. And the younger generation coming into the age of the workforce, just isn't. Choosing to live at home with the parents support and just make money from social media. It's sad to see what not only my country but the world is in such a mess. But it's just an old grandmother's opinion of what I've seen through the years. And how much the world has changed. I can only pray for my grandchildren that it'll be resolved so they can also have a good life, freedom and happiness. Blessings to you all from the Great State of Texas.

Jono, Prices for land depending on where you live is either steady, slightly ticking up, areas where the industrial base has been removed due to taxes and government regulations allowing companies to close factories here and ship them overseas you have steady prices or dropping, while other areas the prices are going up due to scarce resources. Running out of people, no just a temerary slow down of the birth rate.

My sis lives in Idaho and unless you live in the Boise metro cell phone are spotty and the only internet is via satellite which is sloooooooww. I've driven thru very remote areas that have NO cell service at all definitely no internet. And it took hours to get to a place where there was service. So, yeah, most places are fine there are a lot of places with little or no service at all. Housing is expensive in relation to the local economy. good deals can be had all over, but you have to go by percentage of income vs cost of ownership vs just dollar amounts in order to get a better feel of it all. If a house costs 1.5 million that seems a bit scary. But if your income is in the 6 figures it's not so scary. Likewise if a house costs 10k but one's income is in the poverty level that can be scary. So, compare percentages not dollar amounts to get a better feel of it all. As for the population, (remember it is percentages, not actual numbers) it is just a very recent thing where young couples are choosing not to have kids. Some of that is being blown out by the media, but it is happening to a degree. Baby boomers were a disproportional part of the US population growth but are getting to the age where they're starting to die off. So, the population numbers are going to drop at a percentage rate disproportionally so just because of how many there were in relation to the rest of the demographics. Abortions became legal in the last 1/3 of the 20th century and played a part as well even if in a small percentage. Every baby that wasn't born, didn't raise a family and neither did their would-be children. China did the abortion thing for decades and is now paying for it in a major population decline, even tho' the gov is encouraging more babies. Japan also. There's a lot of factors that have played into the population growth/decline ever since WWII. There isn't one thing.

Ironic, but this is why most developed nations actually want immigration and compete to attract them. It is vital to sustaining population growth, provides immediately available workers, and stimulates the economy. If the population shrinks, the economy will shrink as well as demand for everything from property to services declines. So nations like the USA actually want immigrants to come and work. It is even better if they never become US citizens because they pay into the national systems like Social Security and Medicare but never collect and often pay a higher rate of tax. The birthrate decline is common to almost every developed nation that commonly have a birth rate of less than 2. Interestingly enough it is due to the better availability of education and job opportunities for women. Where this is available to women and they have a choice other than marriage and being a mother, they tend to have children later in life and fewer children as a result. Even if the first child is delayed just 4 years it can lower the birthrate by 1.5 - 2 in that region because very young women tend to have more children closer together. This is not just true for places like undeveloped nation where we see increased birthrates, but also in poverty pockets within developed nations like the USA. Anyplace opportunity for women is lower and education is lower, birthrates increase, women have their first child earlier in life and more over time. When you look at the poorer states and even zones within larger urban areas in the USA you find this to be a common factor. Low opportunity and poor education creates a systemic issue of generational poverty marked by higher birthrates.
