There’s a common misconception today that property developers are the cause of higher property prices in Singapore. After all, it seems obvious that developer pricing is the main factor in a condo’s cost. Perhaps that may have been true in the earlier years when developers were making bank with 40 or even 50 per cent margins.
In reality though, developer margins are far thinner than most of us imagine; and Covid-19 is putting the screws on an already struggling industry. In this video, we uncover what’s happening behind the scenes.

Great video as always from Stacked. I love your analysis and reviews find it best among all the SG agents on KZfaq. Is there a quick formula we can use to calculate potential selling price after a land bid? Why do you think in recent years the local developers seemed to have won the gls and enbloc sites Vs the foreign ones in the last en bloc wave.

Thanks for your kind words! No real "quick" formula, as every site is different. And sometimes a developer may not even price it with these fixed formulas, but what the market is asking for around. So even if you can workout the breakeven, the margin could be really flexible!

Maybe you guys can do a video on why HDBs are so expensive. I mean if what you mention is true, if a condo can be made so beautiful with $300-$400 psf why are HDBs looking like it is and still be worth a kidney?

How about the Jalan Anak Site where the bid is low as compared to the rest of current bids

Hey Vincent! Ultimately it would depend on the market conditions during launch. It's likely that even if the breakeven is low, if it's launched in a hot property market, the margins would reflect the prevailing market prices. Most of the time, developers would also see how other new launches perform around them before deciding on their strategy. If the new launch market can accept a high price, they'd go for it 😀

Seriously our Gov should come in to cut property agent comissions and we really dont need them anyway. Developer should rethink their sales avenues. Why are property developers and buyers ultimately and resellers paying so much for a middleman? Insane comission which is passed on to the buyers pushing up the property prices.

There are some projects where you can buy direct, as some developers have their own in house sales team, so that you don't need to talk to an agent. Not many people is aware of this though I only knew when I chanced upon them in a Facebook ad.

Hey Derek! It seems too risky to cut out the marketing agents. There are projects out there that aren't aggressively paying agents, but you would not really hear of them or have the confidence in purchasing them for this reason 😂

@@StackedHomes Yes. Buyers end up buying products which are of substandard quality as these agents market them so beautifully as if they are so great. The developers pay them very high commission. So do your homework. Go see the end product of these so called good developers before you decide to buy their product.
