Yew Tee! I look forward to see your analysis in the Yew Tee area especially with upcoming Vertical Kampung/BTO in few years time, and Sungei Kadut Eco-Distric (SKED) in a decade.

Kampong Bugis is also just a short distance away from the Ophir-Rochor corridor which is undergoing major re-development.

Punggol is crazy crowded. Probably the biggest underrated hot spot people who don't go there don't know about.

PLAB adds alot of noise to Punggol because the planes fly there! Surprisingly Tampines right beside has no plane noise at all.

It depends on whether your home is along the flight paths. I heard idiots make dumb comments about the noise from Paya Lebar Air base for my home in Kovan too. But I have never ever heard the planes before in all my time living here. But in Buangkok part of Hougang it’s commonly heard every other day.

What do you think about the HDB development near Kallang mrt? do you foresee that to be strong or not?

Yes! It's quite a central area, and prices of HDBs around here is expected to be high.

I am quite skeptical about Punggol's potential. I don't think the PDD will be that huge of a success. Also I feel any potential growth has already been priced in.

Punggol has the greatest growth potential. If the PDD succeeds in becoming the Silicon Valley of Singapore, then rents will definitely sky-rocket and that would push up selling prices as well. Plenty of technologists would be looking to rent near their workplace.

Punggol is very far to many other places in Singapore even via the N-E MRT LINE. I dislike the LRT, very crowded and wasting time to transfer to mrt. Imagine when Punggol is fully developed.

Jurong is huge and is never just industrial areas right from the start but the impression of Jurong forever stays in the 60s. At least there are a few attractions in Jurong East. The Chinese and Japanese gardens are there in 1975, and Science Centre in 1977. And the only two ice rinks in Singapore is there in the 90s. Maybe it is better for Tampines or Woodlands to have few industrial buildings, no attractions, and be assumed to be better towns. At least to Ryan. 😅

For Singaporeans, those attractions are completely not in our consciousness, visited by Singaporeans only once, and not in any of our minds at all. In other words, Singaporeans don’t give a fark about them. Why don’t you go out now and ask Singaporeans on the streets which one of them cares about Japanese garden or science center? Jurong has many malls because it’s ulu located, super far from downtown/Orchard. Jurong in the minds of Singaporeans, are like Punggol, or Pasir Ris/Loyang/Changi. Or Upper Bukit Timah/Hillview/Gombak/Bukit Batok. These are super ulu towns because they are located at the edge of Singapore and far from downtown. Punggol also has malls right? Singapore gov has to continue increasing population and so they need to dump people to live in places like Jurong and Punggol. So obviously they’ll build malls there. Doesn’t make them desirable towns.

@@Vitruvian1.618 Tampines has IKEA. If Jurong being ulu located only got malls to console itself Tampines also has 4 malls in their central. Jurong has that industrial association and is also very near to the oil refineries and the chemical plants where carcinogenic petroleum by-products are discharged into the skies. Heard from my friends who studied in NTU they could even see those huge furnaces that blast big fireballs and the whole sky is orange. Same like those breathing in the carcinogens from Pasir Gudang petroleum burning plants in Punggol. LOL

@@Vitruvian1.618 the IKEA in Jurong is a mini sized IKEA. Not the full one. IKEA themselves say so. IKEA Tampines is huge and is opened to cater to the North, East and Northeast residents who would find it easier to drive to Tampines than to Alexandra. If you look at where IKEA is in Tampines it’s along an expressway in an industrial area with other huge stores like a gigantic GIANT and COURTS, the site was chosen because the land is cheap. You think IKEA can pay the same amount of $$$ for that land area if it’s in Serangoon, Kovan or Katong? That’s why it is located at Tampines and thanks to Tampines, North, East and Northeast residents have a big IKEA to drive to in shorter distance than to Alexandra.

@@Vitruvian1.618 The number of GCB in Bt Panjang is just a few units. GCBs are primarily located in Holland, Botanic gardens and Bukit Timah. You mean you dunno ah? Aghahahah try to use those one or two GCBs in Chestnut Avenue to try to make the whole ulu Panjang a desirable location hahahhahahahha its simply hilarious. Why am I a keyboard warrior? Because I state the truth? Anyway I don’t need to say much more because you live in Jurong, that’s punishment enough. Kovan is as near to Punggol as Holland village is to Jurong East. LOLOLOL. You can go and tell ANYONE that Jurong is on par location with Kovan or Serangoon or Bishan or Potong Pasir or Thomson lor. Please do. It would be more amusing and make me laugh even more.

It's very crowded everywhere already...the tension is beginning to show. They may have to walk back on their plans to inflate the population
