Padosi say permission ye bhot galat hai kyuki jalan ka kida har kisi may hota hai apke padosi ki aukat 4 flr banane ki nahi hai to vo apka bhi nahi banane dega , aur agar bol chal padosi say thik nahi hai too fir bhul jao. Ye padosi ki permission ko hata dena chahiye. Haa agar aap construction karte waqt uske makan ko nuksan hoo too fir voo complain t kar sakta hai.

@@kapillakhwara it should full fill both conditions - plot should be 10 meter wide or more. Plot size should be 250 sq.mts( 300sq.yards) or more.

It's better then to make 3 good floors with basement and sell at same price of 4 as floor buyersmay pay more as they r getting 33% share of land instead of 25% and give terrace and basement rights equally for all 3 ,which may fetch more money per floor

@@pankajkochhar513 if both neighbour are having s+4 then you don't require noc. No matter of the common wall. You only have to pay the common wall amount at the time of o.c to them. That's all.

@@harshlakra1133 1. Ddjay 18 ppp yes you can make stilt+4 floors. 2. Huda 12 meter. - full clarity not received for taking noc from vacant plot. The clarity may come in a week. 🙏 As per me no need to take noc from the vacant plot owner.

Ddjay is an exception you can make S+4 but after taking Noc from the neighborhood.

@@architectureknowledge9653 thanks sir for quick response yehi to confusion bni hui hai, mera architect kh rha ki basement wale clause me 2 paragraphs hai, first para applies only for plots under clause 3, but second para seems like apply on all plots :-( He said we still need to wait for more clarifications.

@@meraindia5367 you can wait till the map sanction work starts on portal. But as per my knowledge you can build basement+stilt+4 floors as your case comes under 18 ppp sanctioned layout. 🙏
