If they can’t make the mortgage, how will they pay the rent? I was taught to never let them remain in the property because at some point you will have to do an eviction. However, by letting them stay was motivation to get them sign the Deed over. Great strategy.

Ok. So it’s not just me. Thinking about a scenario where this would have fit. The owner seemed so attached to that house. I know there would have been issues down the road if he ever had to move.

This story touches me. I had this happen to me just this year. I am now renting my family home from the wholesaler who bought it. He mentioned to me today he was going to flip. Lightbulb! I am trying to figure out how to buy him out for 150k. While watching and studying I am working on a game plan to get the family home back. Thank you for you being who you are Pace!!! Idk how Arizona works but in New York, you can’t just show up at a sale with a buyer and stop the sale. At the steps there are many buyers at the sale that will bid on it. Just because the homeowner shows up with a buyer themselves won’t solve the problem but stopping a sale

That's what I'd like to know. I was under the impression that it's a bad investment to "Rent-Back" or "Lease-Back" to a seller who had a difficult time keeping up with their payments that led to the foreclosure in the first place. Have you found any answers to this?

I don’t understand the letting them stay in the house from a business perspective- if you are taking over their payments, and receiving no income from them, how does this make sense financially? It’s great to help people but if they couldn’t make payments before how will they pay more now?
