To add, we may also use: "From the way I see it" "It appears to me that" "From my way of thinking" "From the way I understand" "I figure" "I bet" "I take it that.." "I'm inclined to believe" "It seems to me that" "From the looks of it"

I love the way you teach English but in my point of view, the phrase "I think" is still necessary to be used in many situations. It's very clear from your second item; you still used it; 'If you ask me, I think ....'. So we can't stop saying it anyway.
