In this period of time, there are a lot of unsold units that are completed in the market. This created an opportunity for buyers to examine the exact condition of the property before making a decision to buy them, may it be for investment or own stay.
The main difference between a new projects versus a completed one would be the certainty on the common areas such as the facility deck, corridor, lifts, security features and etc. Now we get to gauge everything while still enjoying the marketing packages offered by the developer.
In this tour, I've broken down all the considerations that I myself would make before deciding to purchase. Elements such as traffic, orientation, neighbouring facilities, and etc will be considered.
I've also explained the difference between the intention of buying for own stay and investment along with the strategy of furnishing the unit.
This episode is rather all around the place but I hope you guys can learn something=)

Good review. Btw there was one good selling point where there is a very huge Klinik Kesihatan which newly operated on 2nd Nov. It takes only 5 minutes to walk over, don't drive coz it takes longer than walk. Another good selling point is 500m away there was a huge metropolitan park. In fact this Sky Awani 2 location outran many RM 500-700k condos. I live around this area and this project is certainly worth of money.

Ermmm. Its not bad, but still dont outright open market products. A good thing is that there is a MRT 2 nearby. Not walkable.

I think this kind of is the best scenario for people to get a feel of the environment outside the project and also what they are getting into. Some people can not always visualise how things will be unless they see it. Also project developers promise a lot of things regarding how things will be even when they are clearly outside their control like land development around the project in future years.

Haha. Unless I have massive following of buyers who are ready to buy, I doubt I can get better deals compared to the market. But that's a great idea!!

Now is the best time to buy completed unsold developer unit if you're looking for immediately move in property as you'll get to enjoy the HOC benefit, but do bear in mind for completed unit, your financing amount with bank is subject to market valuation. Sometimes bank valuation can be lower than what the developer is selling us hence you'll need to make up the gap and will need to pay more than the usual 10% downpayment. Oh ya, you'll need to pay for the valuation fees too. :)

@Moan Client A takes more years to exit on said property while client B takes less. Time is more valuable most of the time. Plus, client B's entry price is lower so there's that. With that being said, investing in completed unsold units are definitely for people with stronger financial background, not for the novice.

@Moan With HOC, it does make a difference. You can save on your progressive interest since it's a completed unit, you can save on your legal fees, stamp duty for loan documents as well as Memorandum of Transfer (MOT). No doubt Client B might need to pay more downpayment, but it does help to reduce his monthly repayment. Meanwhile for Client A, he'll need to fork out extra cash 2 years after VP to pay the MOT, which is on top of his repayment.

Hi Sean, just curious that unsold developer unit also entitle 2 years DLP / warranty? Any housing law govern on this?

I think it only ties to the completion date of the project. Because it wouldn't make sense if the developer provide 2 years DLP after the project being completed for 4 years for eg. Hence I think it's up to individual developers to provide without any government enforcement.

For completed unsold units, must developers offer the exact same discounts as those given to purchasers during sales launch / project construction period? For example, cash rebates, free 1 year maintenance fees and other special discounts? Also, where can I find a listing of newly completed unsold projects?

I guess rehda could have the exact listing for completed unsold units but its not accessible to the public. I would say engaging experienced property agents is a good start.

Great question Azlan. Developers are not obligated to offer the exact same packages before there are cases where the sales became good after the building is completed. They will also need to take care of the previous buyer's interest. Well you can always call in to ask on units availability :)

Erm, I think that kitchen would be around RM 10k-12k by itself. Because the hinge mechanisms are pretty high quality=)

hi sean , u mention that for this house renovation cost around 44k , does it include furniture and stuff like sofa ,air cond , fridge & etc , or just only for the renovation cost like flooring , painting & etc , and mention that the owner find separate contractor for the kitchen , so does the 44k renovation include kitchen renovation or separate out ? thanks man

This will be considered as new project sale as you'll be buying directly from the developer. Hence it's entirely up to them on the marketing discounts. Anyway, thanks for watching!!

Buying completed unsold units from developer is a great choice, provided you have the cashflow for it. Why? Because almost all of the new projects, don't matter they are completed or not, have their prices inflated already, and the banks may not see eye to eye with the valuation. Thus, completed units may have lower valuation in the eye of the banks and thus, you will need to fork out downpayment to fill in the remaining balance. Its easy to say buying completed unsold units is great but its not realistic to expect buyers need not to have enough savings. With the spending behaviors of Malaysians, safe to say 70 to 80% of us are not saving enough money, let alone buying properties. All in all, buy within your means. If you don't have a big head, don't wear a big hat.

Your case implies that the property price is way above the valuation. Well, that's not necessarily the case but that's a great point to share. I absolutely agree that we should never buy something beyond our means. Thanks for watching Hype=)

@@iherng I wouldn't say "way above" but its certainly up there. Its not rare that banks still provide loan amount based on the selling price of developer which is the best case actually. Worst case, buyers just need to fork out tens or hundreds of thousands. Thanks for your insightful videos, cheers!

Developer purposely marked the price, so you are probably paying for the appreciated price of the property for the first 10 years(just an example). Yes, to them, time is slightly more valuable than money, they earn what's there to earn for the first 10 years(again, just an example), get the money and buy more lands. If your loan tenure is 35 years, then your appreciation only counts for 25 years instead of 35 years when the property is not wholly yours in the meanwhile. 10% to 15% increase is just extremely optimistic, not saying it couldn't happen but there are a lot of variables to gauge, like entry price, holding duration, development trend, etc. My best property investment is in Kuching actually, double storey landed house, 8% appreciation yearly for 10 years. Not intended for investment initially but hey, it's a bonus haha.

Provided they are leasing the unit out. Definitely if they do, but I doubt developers will lease them. They usually prioritise selling them.
