Good content guys! In the sub2 rehab and retail case, did the new buyer get their own loan which paid off/cancelled the sub2 loan? Essentially a sub2 flip right? I’m finding tons of these types of sellers in my market but sub2 still scares me. My RE attorney, who’s seen 1500 of these says the due on sale has only been enacted twice in 1500. Just found you channel tonight and I’m binge watching and must say I’m thoroughly impressed with your knowledge

When we renovate and then resell a deal that we originally acquired Subject To, the new buyer pays off the underlying subject to mortgage; rarely, if ever, does the new buyer have a large enough down payment to make us whole and then take over the underlying mortgage subject to; although it's hypothetically a possibility.

hi, i need some help please. I bought a vacant lot at a tax sale a few months ago and last week i had a buyer but he just cancelled and the reason was this, according to the realtor: "If the buyer wants to build right away after closing The buyer will have to pay more than the cost of The lot due the deed" Is that correct??? I have cleared the title and then the title company issued a commitment for title insurance in case of selling to another person

It doesn't sound like a title issue; it sounds more like a land use or zoning or building permit issue.

I only buy sub to to hold for rentals. IE into a land trust, and get many POAs to manage the insurance and bank to setup auto pay. Never a problem with the bank or of course Due on sale. Never.

Do you double pay for insurance or replace the existing policy? If you replace the existing policy, have you ever had to file a claim? If so, who did the insurance company make the claim check out to? How did you negotiate the check?

Vultures. The moral way to do this would be to have an organization these unfortunate people could go to - then there'd be no (significant) cost to find these people, and they could get helped for less and recoup some of the money that really belongs to them, not lose it completely.

.0001% of people are in this position a much more practical option would be to assume the current mortgage this is called an assumable mortgage & good luck getting insurance on a property that’s not even in your name! & even if you CAN get insurance on the property under the “owners” name what if they go to jail or die??

Real estate is not property. Property can only be owned by allodial title. A mortgage is fraud and doesn't have to be repaid 😊

@@Thejasonrogers Since 1933 they only sell warranty deed. That is not property. That's why they call it real estate instead of property. It's a trick just like a mortgage. In a mortgage you loan yourself the money.

Its all about finding uneducated desperate people who would agree to sign off a title while leaving a mortgage in their name. Or a property thats upside-down in equity. Then it wouldake sense.
