Setting up a short term rental property can be both exciting and a little bit overwhelming. You want to create a space that your guests will love and where they’ll feel right at home, but sometimes in an effort to re-create that home away from home feeling, hosts overdo it a little bit.
Over the years, through trial and error, we’ve learned what works and what doesn’t work in our short term rentals and today we’re going to share 5 things that we’ve decided to remove from our short term rental properties, and also what we’ve replaced them with to ensure the best possible guest experience.

As someone who has rented many rentals, these are great suggustions. Especially no keys. Sometimes those key boxes are hard to open.

I decided not to do all the pull-out beds and twin beds. Comfy full beds and enjoy fewer guests - we are going for a high-end luxury experience - not having people pile up on top of each other.

You need to watch out on the prime deals. They can increase prices and make it seem like a deal

Yes, we’re aware! We’ll mainly only be sharing deals on items that we’ve purchased for ourselves or clients so we know the baseline price on those items and what’s actually a “deal”

I'd also say to remove amenities that guests don't use. After 2 years nobody has used the croquet set I bought lol :).

Thank you for the video. Setting up my very first property which is in the same yard as my home. I am struggling with the no keys for the entry gate there are two pedestrian gates one to get on the general property and one gain access to the Airbnb entrance. I will have keyless entries on the door but not sure how to setup gate access without making it a hassle. Any suggestions?

Kylee & Steven - question here! :) Regarding setting up automated messages as of July 2024: for things like check in and check out, I see that Air BNB marks these as being automatically sent to guests 24-48hrs prior, or the night before check out at 5pm local time. As a host, is it still necessary to have essentially that same info sent as an automated message if airbnb says it will auto-send anyway? I want to ensure guests receive the proper info in a timely manner, but don't want to end up accidentally pestering them with the same thing twice - once from airbnb and once from me. Or is that best practice currently? Can you clairfy? Thanks!

lol so generally I think that’s a cool amenity out but I’m curious how they’ve held up? One client has a record player and a bunch of them are now scratched and unusable 🫣
