These were great!! There were a couple of items I added to my list. Thank you. One thing I also do when booking viewings, I NEVER give the address to the property until I receive that phone call 1-2 hours ahead of time. That way, it potentially prevents drive by's before hand and then potentially no shows. Also, it hopefully prevents people from "scoping out" properties(we live rural....burglaries have been a problem)

Love all those 3 tips you mentioned! To ensure that you get a good tenant, it is always best if you take the time to conduct background checks on them. The bottom line is to ensure that your prospective tenant is free from any illegal activities. Not only will it save you and your neighbors from harm, but it will save your precious assets from getting seized caused by illegal activities if your tenant turns out to be a criminal or suspect of any crime.

I've been fortunate enough to pick my landlords. I interview them in the same way they interview me. I once questioned the stains and marks on a hardwood floor, and the landlord suggested I put a throw-rug over it. She later attempted to demonstrate how to open a window and the glass split when she pushed on it. I told her I wasn't interested in the property anymore.

Can you afford the rent is the first question.

I pre-qualfy them on the phone before l meet them. Since l live about one hour away l book all my viewing on one day from 10:00 to 3:00 pm and l let them pick their time by confirming it thru text. I also let them know about the app fee. I have to schedule t at least 3 viewings so l can end up renting to one. My 1st question on the phone is about their income, any past evictions and if they have clean record. If they qualify, then l schedule the viewing.

Another amazing video! Bonus 3 is what I always do and believe it or not, I got completely ghosted by a prospective tenant who showed up like 5 min early, asked me for my rental application, sent me a message and then he disappeared. Didn’t think it was possible and yet!

Great points.I have all my prospective Tenants show up at the same time. Normally they space themselves. If I get multiple showing up at the same time, I send one upstairs while I talk to the others on the main floor.

I always ask very casually ...what's the reason for your move ? You will be surprised what gets revealed . Always ask the question deep in to the conversation.

Small Landlords also require stimulus checks. Too many tenants are squandering the stimulus checks and NEVER paying a cent in rent.
