Couple things that jump out at me here… #1 you’re question that states “Are you working full time?”…. You need to be careful about asking questions that could be misconstrued the wrong way, especially if asked to the “wrong “ person who is “out to play gotcha” with you. Are you implying that you wouldn’t rent to someone if they’re, let’s say “retired” or has other legal sources of income? Obviously you wouldn’t decline them if that were the case…. Then don’t open yourself up to that by asking this. Next, it’s best to use the wording “animals” instead of pets. For example, an emotional support dog or a seeing eye dog is NOT legally a “pet” and therefore (especially on the rental application, which is a legal document) , they’re not technically lying when they say no to this (even though they actually have an emotional support dog for example). Therefore, instead-always ask “will there be any ANIMALS living with you in the unit?” Just as a side note, I don’t own rental property. Instead. I come from decades of working at the large national and statewide Property Management organizations, where training is paramount with their leasing agents and Management staff. Most KZfaq content creators are primarily small landlords giving advice to other small landlords, which from the standpoint of where I come from-is kinda like the blind leading the blind. I teach the small mom and pop landlord all the business practices that are universally embraced at the large organization side of the industry. I use the analogy of the car sales industry. If we were to equate our business to the automobile sales industry-think of it like this…. When purchasing a car, there are THREE primary ways to do so. There’s the guy that put his car in the driveway and puts the “for sale “ sign on it, places the Craigslist ad and puts the ad in the newspaper. Then there’s the “Bob’s Auto Sales” -the small local dealership… That said, most KZfaq content creators are a landlord that would be equivalent to one of these levels. Now, to keep with this analogy, I’ve never put my car in the driveway to sell it , nor have I ever owned my own private small dealership. Instead, I come from decades of working at the “Toyota or Chrysler” dealerships (as an analogy-not literally) . My courses teach the “Bobs Auto Sales” (small property management company) and the guy who puts his car in the driveway to sell it(the small 8 unit apartment owner) all the business practices that we teach our staff at Toyota and Chrysler (the large National Property Management firms). I teach landlords , in my landlord training courses, to ALWAYS do this process IN WRITING. One thing I stress is to have your entire application processing procedure documented so that, if ever needed, you have the ability to prove that you do the exact same process with EVERY applicant. In addition, this ensures that you don’t start digging into particular applications any differently than you would, let’s say -the innocent old lady who applied. You want to show that you don’t deviate from your script at all when evaluating applicants. So, put together a list of standard questions- What is/was their address? Rent amount? Number of times late? Any NSF payments? Any lease violations? Any damages caused? Any monies still owed? Would you re-rent to them? Any animals/pets? Then send this landlord verification form (email or fax) for them to complete and sign. I do the same with their income verification process. Always print out all reports (credit, criminal, etc) and keep these with their file. This will be useful when you, one day , need to prove that you do the same process for every applicant. Lastly, you want to be sure when you’re asking the pet question, use the word “animals”… this is because their “emotional support dog” or “seeing eye dog” is not technically a “pet” and therefore if you’re saying “will you have any PETS “ or stating it in this fashion on your application paperwork, they aren’t necessarily lying when they indicate “no”, since the emotional support dog is not legally a ‘pet’. Thus be sure to phrase the question properly (especially on your application paperwork-which is a legal document, where they are answering these questions) .

Great video. I know many landlords who didn't check credit before moving in a tenant and regretted it later on. Behavior score is more important than the just actual Beacon Score!

If the rent is cheap, u know they can stay at the property for more than 10 years easily especially if the tenant is low income. Now for those squatter/ non payment renter is hopping just the same pace as those high incomer renter that moved every 1-2 years

Hello and thank you for so much great content from all of your videos. I have a question in regards to writing up a lease, I'm also a resident of Alberta and I know that under certain tenant Acts you are unable to evict the tenant in the winter due to weather conditions. Are you able to legally write up a lease and have it stated in that lease that if for any reason anything is not met and or conditions are broken that they waive the right to be protected by any and all city or county by laws against kicking or focrefully removing them from the property?

Ask your renter to login and show it in their phone step by step at this point. And keep the documents paper as a backup reference.

Dumbest business model ever!! My sister thought she was being smart by opening a front lobby/credit bureau report against her tenants when they responded with a 'RUIN MY CREDIT... I WILL RUIN YOUR PROPERTY RESPONSE!!! And they did!! The tenants fucked up my sis's home so bad (bleach and paint were thrown everywhere, human feces in the vents and paint splashed on the walls) all because she tried to report them through a third party to the credit beau; before a ruling. I told her so!! Front Lobby is the dumbest business model yet. At least, require judgment before credit reporting can take place. My sister was really bad to her tenants. I felt sorry for them. But she's my sister and I still love her. Tried to warn her not to use this service. She regrets it now.

Another amazing video! Bonus 3 is what I always do and believe it or not, I got completely ghosted by a prospective tenant who showed up like 5 min early, asked me for my rental application, sent me a message and then he disappeared. Didn’t think it was possible and yet!

Great video! I have added to & tweaked some of my screening questions based on your suggestions. Question: As you are talking to the person, you realize that you are NOT going to rent to them. How do you tell them? Just "You don't meet our criteria... thanks for calling"? Do you tell them what the issues were? Thanks!

Love all those 3 tips you mentioned! To ensure that you get a good tenant, it is always best if you take the time to conduct background checks on them. The bottom line is to ensure that your prospective tenant is free from any illegal activities. Not only will it save you and your neighbors from harm, but it will save your precious assets from getting seized caused by illegal activities if your tenant turns out to be a criminal or suspect of any crime.

I am being put in a bad spot by my landlord. I notified him my oven was not working on Dec 7. He has still not repaired it. I need to cook. Ive managed to stay here even though it costs mre 98 per cent of my AISH. He has told me he does not intend to give me the d.d. This will FORCE me to overhold as I do not have any money. I just wanted the oven rplaced. Im afraid of homelessness and do not think its fair that I have too overhold or be homeless.

When you have your rental business, though you enjoy it, it is not only money loss, it is most importantly time loss. Time = money. Your defaulting tenant is stripping away time that you would have spent with your family, and you can not get that back! You can recover money, but, you can never recover time.
