If there's one request I've heard more than anything on this blog - it's from people who want me to put together a GIANT blog post about what my typical land deals look like, sort of like an "Anatomy of a Land Deal," so to speak.
It's a great idea, and for the longest time, I've had every intention of doing this - but given how much time this kind of blog post and video would take (to closely follow AND document the entire lifecycle from start to finish), I kept pushing it down my list.
Of course, I explain this process thoroughly in the land investing course that comes with a membership to the Land Investing Masterclass. Still, I also realize there's nothing quite like seeing a comprehensive case study of a real-world transaction.
So I've decided - it's time to do this.
This blog post will give you an in-depth look at one of my recent land deals.
It basically took me a full year to write this blog post. Why? Because I didn't want to publish this until I had completed the ENTIRE buying and selling process.
Sometimes this process happens quickly (i.e. - within a few weeks), but in this particular deal I'm about to show you, the timeline stretched out a bit longer than normal... because that's just what happens with some deals.
In the end, this deal delivered a solid profit. There were a few bumps along the way, but overall, I think it went fairly smoothly.
As with every deal, new lessons were learned, old lessons were reinforced, and I walked away a little bit wiser about how to handle the future deals I do.

Appreciate your honesty , When you mentioned how one of the title companies didn't respond positively , it shows that no matter how experienced you are -you will constantly face these issues. You didn't try to hide these and didn't try to show the sexy part only...

Some of the counties in NM don't even have zoning or building permits! That's an easy resale.

The advantage of an MLS listing is to have agents bring you offers. If your gonna make tens of thousands you can put a nice commision on it and these local agents will sell it . I am a Broker myself and found out if I put a 1,000 bonus on the commission these agents come out of the woodwork with offers

Yeah, but some agents and their clients have blinders on when it comes to land... many of them are looking for houses, not vacant lots - most "normal" realtors have a bit of a different audience, I've found.

Alaska, Florida, Nevada, South Dakota, Tennessee, Texas, Washington, and Wyoming do not levy state income taxes, while New Hampshire doesn’t tax earned wages.

Just mail all the counties with good data. Mailed the whole state at once and got a lot of great deals. Some of the counties there like north east corner are so vacant the data is old or non existent. Population is non-existent too.

Ok, got it. Another question: you did not use the distress filter in Agentpro for this campaign, right? You just send out to all owners, did you? Did you receive more than the 6 acceptances? Or was that it?

Interesting to see investors going to NM! I grew up in NM, and don't normally think of it as a great place to invest. Looks like you can still make money there though, if you go about it right.

Not at all. You can do assignments in most areas with no problems. Be sure to check your state laws, but it's totally doable in most places.

Hey just curious even with everything going on in the world right now, are you still able to flip land? I want to get into it, however I’ve heard numerous people say that the real estate game might change soon or it’s just not gonna be the same as it has been for the past 10 years...

I saw someone offering land on seller financing terms but she said she wanted me to pay her $200 as a "doc fee". What does that mean? Aren't we supposed to take the purchase and sale agreement to a title company so that they can issue me a warranty deed on the parcel of land?

This is usually what happens when the seller is planning to close without a title company (this happens on a lot of deals that are super-cheap, less than $5K and/or with seller financing). Normally, yes, you would take it to a title company and THEY would charge the doc/closing fee... but if you're not closing with a title company, this is what the seller would charge for their trouble in putting all the documents together themselves. If you're not comfortable with this, you could insist that the deal be closed through a title company and pay for all of those closing costs instead.

Many people are willing to take a long escrow. Because they simply just don't want the land anymore!
