We have officially started preparing the new lot for our 1560 square foot double wide. This property needs a lot of work before the home arrives and I think we're off to a great start! It has been just over a week since we took possession of the lot and it's already starting to take shape, the home site is is clearly defined and the lot looks massive with the trees and brush removed. In this video I update our land prep costs so far and tell you about a few of the plans we have going forward. Follow along as we take this property from raw land to a move in ready home!

Have the shop now. Son, you need to move south! Just bought 3.68 acres for $22,500. It is costing nothing like yours to prep, septic, well and power is $13900.

Definitely go with the shop/garage. Important that buyers could roll the cost into the mortgage. And make sure it has electric. Someone who is handy/works on their own cars will need the electricity for tools, lighting, etc.

I personally would like the shop included because I'm a bit of a procrastinator and it would be a huge weight off my shoulders to have it done and move in ready. Also, building it into the mortgage would be nice.

Personally, I would go with the garage/workshop building. If there is pretty much only one place that it would fit logically on the land, I would recommend as a second choice, Stubing in all the underground feeds. These would include electrical, domestic water, sewer/septic line. It’s a lot easier to add these lines now than it is to tear up finished property once the landscaping and everything else is in. I used to be an electrical contractor so this would be my recommendation!

I would say go with the garage/storage/shop now. That way it would be incorporated into the loan now. Prices may go up and will be hard to pay for it then. When I had a modular put on raw land I didn't even think of a garage but later I wanted one and it became a separate expense. It all worked out as friends & family helped build it so wasn't as expensive! Looking forward to more videos as now my daughter and I want to put a modular on her property. Your videos will help us to understand the real costs nowadays. Thank you! 🙂

Ok, I was confused at first as to what you meant by a "shop." I call that a garage. And from my pov for what it's worth, go with the shop/garage. I live in a home now that does not have one and I wish I did. I live in a cold climate area that can have some harsh winters and I would definitely like to have one. It would be easier to incorporate the cost into the mortgage and some day (building one in the future) might never happen. Go with the shop.

I would prefer to have the shop/garage at the sale. But I'm not sure how much you will price the home, but most folks willing to afford the house may want one. We bought a house without one and we totally regretted it now because it's so expensive to build one today.

progress.... looks good! now, this is going to be your residence, or a project to sell? I can't remember... 4K for electric, what about phone lines, they should be included too! cable service if available, too! Utilities are pain to deal with.... so expensive!

I’m actually on the fence with a manufactured home because I need a garage. I live in Florida and I’ve never seen a manufactured home with a garage option, even if placing on my own land. Guess the only alternative is for a detached garage, but yes I would definitely include that with the home purchase.

Low mortgage rates suggest building the shop now. Otherwise in my opinion, it becomes a decision to live without the shop as there may be no future money to chase rapidly increasing costs of adding the shop later.

I was waiting to see if you wore white shoes again. Lol I’m glad I bought my house with a storage shed and wish I had at least a car port. So I’d vote for it to have the shop/ garage. Now I don’t want the headache of having one built but probably will once lumber goes back down.

Love your videos. I am in real estate. I am looking at possibility develop one of my land as prefab option here in Quebec. It would be a project with about 35 houses. As for your shop idea, why dont you go half way. What I mean is prepare the concrete base for the shop but dont built it. When you put the property up for sale, put a seperate price if anyone need you to built the shop. Or they can choose to built it later on. What I find is most normal home buyer is not knowelegable or connected like you with different trades. Most of the time foundations and base cement what scares most people. If the base was prepared, just the would structure built can be managed by most people. Also prepararion of base which mess up the property due to heavy machinery some times required. If you take care of the base now with the same contractors who will be doing your base, might be cheaper.

I'd go with the shop built now it would be a higher price point but with it is going to make sale faster and more prospective buyers. However what kind a price difference are you looking at. I have known of a couple sale situations on site build homes that prospective buyers wanted the property but not without a garage. One of the properties finally sold but the buyers put a condition on the purchase for the seller to build a garage but the buyer offered more to off set the price of the garage.

$4k to connect to the power company is a rip off unless you are going solar and only using the grid for net metering if that's an option, if the system over produces, and if you can sell the excess power for the same price as you would buy it back for then it's a one and done expense. Of course, going solar is an extra $20k (at least in my case) but like I said it's a one time expense rather that paying the power company to connect to them and paying for electricity. The power company where I live didn't charge me anything to connect, the only thing I had to pay for was the power pole at a cost of $1100 and the pole is mine not the utility company's. The only issue I had was that the power company took forever to actually run the lines to my pole which was only about 30 feet. So that is another reason I am going solar even though I will still be using the grid for net metering because that is an option, my system will over produce and I'll be buying back the power at the same price that I'd be selling it for. That isn't the case in some other states though but in my area it is.

If my memory serves me correctly, the area where the home will be located is subject to significant snow accumulation during the winter. If I were looking for a home I would expect a two car shop. If housing costs are as outrageous as you say, the people moving to that area should be able to afford the addition of the shop. I say this with admission that I know nothing about what I speak. Thanks for the update.when you figured costs for this project, did you consider the cost of dismantling the office, moving it, and setting it up again?

My initial thought is that the area looks flood prone with the house foundation "appearing" to be below street level and deep ditches to carry off rain water. I hope you researched the drainage in that area.

Yes... add it... Because you will, eventually need it for storage! Etc.! 99.9% of the time... and if you wait bc it will be less expensive in the future... most likely, you will put it off indefinitely... but it all depends on how far your budget will stretch, of cause!

Add the garage and roll it into the mortgage. In Canada you need a place to get your vehicles out of the weather and also underground power can be run at the same time.

Depending on cost, I'd build the shop. Otherwise, to keep cost down, pour the pad, stub electrical, and do a simple carport. Then the future owner can do the enclosed shop, if they want.

For me it's better to do things as money allows. I stay clean out of debt and only spend money that I have. If I don't have the funds readily available to do something, I save up and do it later on when I have the funds.

Can you offer the shop as an add-on option? You know price A with price B without. Can they wrap the shop up into the mortgage? Perhaps they might prefer building it later and paying cash or a short term loan. If it was me...I would take the shop now. Move in condition with nothing left to do is my preference.

Wow!! How exciting to see the progress! We have been trying to buy our friends one acre land forever here in Sacramento Ca, but she can't seem to sell it due to the expense on her part to parcel it out from her own land. She was told by a developer that it would cost $80,000 to for her to get it surveyed and of course we would pay for the septic, electric, etc. We found the perfect manufactured home at a dealship, fell in love with it but we can't add the price of the land to put it all in a big bundle loan because like I said she can't sell it to us, we are STUCK! sorry for so much info, I had been wanting to comment on your videos but didn't want to ramble :)

I just read you comment. I do this for a living. Not sure why she would listen to a developer they either want her land or something is amiss but they are lying it doesn’t cost $80,000 to parcel out land. To parcel a piece of land out isn’t expensive. You first contact the zoning dept of the city or county the land is located. Obtain the necessary forms and steps to take for new parceled land. The seller completes the forms has a survey done to mark the current property lines. The land is parceled out, she chooses by pointing to section on new survey. A second survey is done the legal description of the land is completed of the parceled out land. Take information to zoning then tax department get the new tax parcel ID for the new parceled land. She sells that land to you. It’s really simple. The buyer pays for the land to be developed not the seller which you said you would pay for septic and sewer in your comment. The seller is out $2000 if that much because she can make the buyer pay the initial cost of parceling the land in the sale of the land.

@@christinebaker6110 I don’t know anyone in California at this time that I would refer. Mainly because this isn’t usually something mortgage. professionals do. Usually realtors help or do this. What exactly do you need? What part of the process are you at? What paperwork is confusing? If you tell me exactly what you need and city and county you are in I can give you specific steps to take to finish this process. Also does your landlord/ friend have a current survey on the property?

You need to research the town/city/county codes, don't get worked up to put a manufactured home up before knowing if it is even permissible,there is discrimination against manufactured homes.

We are lucky.......have 80 acres, and the pole is already there hooked up to a different house that is abandoned. We are going to take that and hook up the new house which will be just across the yard. Literally less than 100 feet away.

Good to see you our building equity. 1. The modular home would have been a much better investment and increased in value; mobile / manufrhd homes decrease in value! 1. So Where are the costs? Why not write it on paper then video the piece of paper to help people out. Forgot to add #1 cost YOUR TIME. 2. Just rent a Dozer, trencher, and DIY.

What is the ROI on your money if included? Down here that is an additional $25,000 more or less. As a real estate appraiser, I can tell you it depends if sales indicate there is that much additional value added. As a real estate investor, if I can't make a return on my money, it's a no go. Caveat, all markets are different and fluid.

Maybe I haven’t watched enough of your videos yet but I have a question. I own a few mobile home parks but thought I would venture into a start to finish build on 1 parcel of land. How did you get the funding? Was it all your cash? As an investor, I don’t want to use all my own money and tie it up for years. How did you do the financing and are you selling it to the new homeowner or renting it out? I’m at a tipping point where I want to create value for lower priced homes but I could scale larger if I could get funding to do it.

I am preparing my own land for a doublewide and have a question. I would like to order the home without flooring and door and window trim as I am a finish carpenter. Is this something that can be done?

Yes it is. You can omit them from the order but it won’t be a substantial credit.

I'm thinking you're not on well water you would be on city water, so why would you have to put in a septic system if you're on City water and wondering why you wouldn't be on city sewer as well just curious?

How long does this process usually take? A month? couple months?

It took me about a month to get my home moved and installed on my lot. It took 2 weeks to get the building permit approved, another week for the installer to drill the footers, and another week for the installer to disconnect everything and for the mover to move it and re install it. The disconnect, transport, and set up was done in one day. As far as the power pole installation, that was done in a day, the well installation was done in a day, and septic installation was done in 2 weeks. Now the scheduling for the power pole, well and septic installation and final inspection was a few weeks out. So all in all, it was about 3 months from submitting for permits to the final inspection and permission from the township to re occupy the home.

How many amps and is it single or 3 phase?

Nothing is 3 phase on residential or mobile homes . Single phase 200 amp is the biggest I seen normally 150amp 240v in Florida. Certified contractor Electrician here.

depends on the property, some subdivisions have power underground at the property line. This one doesn't so we need a pole

Guess I’m lucky I have sewer, and electric, just need to call and hook up. I have a 4 season creek, so I’m sure the well will be easy. Driveway and entrance is the $$$

its a shame that i dont have a company to supply them with a indoor solar power system with the monthly cost of hydro i could save them a lot of money I just dont have the upfront cost to build the system as we already have the technology to build it
