There is a lot of innovation happening in the prefab home industry. There are new companies, new designs and new building methods. A company called Manta North is taking it a step further and innovating how prefab homes are ordered by allowing customers to easily purchase a home directly from their website. I think this is a great idea that makes the home buying process simple, quick and easy for potential buyers. In this video I tell you a bit about who they are as a company, look at their models available in North America and price out one of their homes in their online store. I completely agree with you. it is far too expensive as at the end of the day it is just an over grown timber shed. The idea is to cut the price of buying a home to make it more affordable not raise the price.

Well now I have a floor plan to work off and pictures as well. Add to that a water heater, a/c, drainage/ sewer plumbing, water and electric supply etc. I could buy a house and renovate for way less, or better still build it myself 🙂👍 If they want these to take off they need to make them affordable, a brand new double wide from Clayton is around $75k

This is referred to as a mobile home in Appalachia and can run from $10,000 to $15,000 for a gently used one. LOL

@Buckwheat Hikes mobile homes lose value every year. Theres a reason they're cheap. And quite a few are over 220k.

$210K?!?!? They're cracked!!! I could buy a 5 acre lot, get a level slab poured and stubbed in for electric, water and septic, get a septic installed and well drilled, and have a 500 square foot home built by a local builder from plans available at my local building supply store for quite a bit less than that. These are handsome looking homes but for that price I honestly can't see them selling very many. Especially if that price does not include shipping and set up.

You cant get a 10,000 square foot lot for $210,000 in Los Angeles. I highly doubt you could have what you said built for less. Inflation and building materials costs have skyrocketed.

Love the look but the price is too high. I bet a smart mobile home manufacturer could almost duplicate that, but for much less. I keep thinking I'm going to hear a lower price, then I get disappointed all over again.

Just a couple additional things to think of: Many municipalities have a minimum square footage requirement for homes. The additional cost of utilities as well as the cost of the foundation to set it on.

@@MihneaStoian ok sure,but they still have to pay for materials, research and development, transportation and employees no matter how efficient they make the process. They're running a business not a charity. If you're looking for something cheaper I'd recommend something like boxabl but be careful where you decide to place it because local government can easily double the cost of your build with permits and other bs.

Thank you Kerry, I was all about this one because of the look, I liked plan B too! But, IMO, the purpose of going tiny, besides carbon footprint, is to be able to afford a home and again, IMO, 2k isn't it for your average person! Thank you for your videos, they're great, I look forward to them!🙂

This is only the very early stage of building a house you need so much more, like foundation, driveway, permits and so on .I know I have built many.

Kerry, I don't know how old you are (I would guess *maybe* 25 from your looks, maybe younger), but I am 64. On my nightstands (two, one on each side of the bed) is my CPAP machine, my reading glass for the bedroom, dog snacks, a glass of water that is fully consumed by morning because of how dry my mouth gets due to the CPAP, nitro tablets in case I have a heart attack, three books, my Kindle and its charging cable, the cable to charge my iPhone while I sleep (and then my iPhone is on the nightstand, too), my clock radio, my landline phone, the remote for the TV, and a photo in a frame of the great love of my life who died 45 years ago whom I still miss every day. So, yes, I really do use the night stands. This is what I hate about these homes, so far. They are designed for healthy people who seem to not have any life. Kitchens without room for my Kitchenaid stand mixer, pasta maker accessory, air frier, knife set, turkey pan, ice cream maker, and all the other kitchen appliances I have. The bathrooms barely have room for my shower chair let alone my CPAP cleaner, towels, bathrobe, skin care products, medications (I take 19 pills each day), luffa, and a place to hang the bath matt to dry. There isn't any filing cabinet space, room for photo albums, or the like in bedrooms. I can hang like, idk, five whole pieces of art from my 50 or 60 pieces on the whole place. When I am old enough to need a walker and electric chair, where will they go? What about my stereo and 1,000 vinyl records? Am to let go of everything I've cherished and loved all my life? I can't imagine sleeping in a bed that could rise to the ceiling and crush me (see the accident at the Condor Club in San Francisco that killed Carol Doda's pianist). There isn't a carport, let alone a garage! Where does one's tools go? How about one of these prefabs that one could ACTUALLY live in? I am thinking of one for Thermal, California. It gets so hot there with regularity that the time it got that hot in Canada, the whole town burned up (see Lytton). I want an AC that can make a 50°F thermal difference and insulation to hold it. There isn't water storage for this off-grid nonsense, let alone any purifiers, pressure pumps, or gray water systems for agriculture. There also aren't any living plants in these things. Kid, I like you and your reviews a lot, you seem very knowledge for a youngster, but you need to be more hard hitting. Ask the tough stuff!

This is meant for a vacation home, a weekend getaway. That's what I've seen them used for. They aren't meant to live in full time unless you're a serious minimalist.

Until prefab builders figure out how to do a turnkey home for $200/sf or less, they are going to have a tough time. $400/sf is not competitive considering all of the trade-offs and drawbacks for prefab.

I agree, 239,000 for this? Several homebuilders in my area have places about 1500 square foot for about 200-220. So upgrades could make it nicer too. I dont know if this supports standard loans but the homebuilders take care of bundling it into a typical mortgage too.

James, prefab builders could easily charge $200 per square foot, and still make a profit. They choose NOT to because of greed.

@@marcusalexander2768 It's as simple as this: If you can make as much money selling 50 homes for $400 a square foot as you can 100 homes for $200 a square foot, you'll build 50. There are no government incentives (subsidies or tax breaks) for building and selling at the lower price. Capitalists will always charge the absolute highest price for any good or service they can get. That's how capitalism works. The question is whether we, as a society, want housing to be treated as a capitalist commodity. We now return you to your regularly scheduled capitalist reality.

@@Falconlibrary While I agree these units are way overpriced, there is one thing in your equation that you forget, and that is the free market. With a truly free market environment capitalists that overcharge for their goods or services will go out of business while other capitalists that find a fair balance between price, profit, and value will thrive. In some areas government regulations results in a less than free-market environment and prices for homes will rise because of this. Don't hate capitalism, for you yourself are most likely a capitalist. I'm sure if you have a job opportunity that pays more for the same work, you will take that job because you too want to increase your bottom-line profit. Don't accept the lies of the Socialist Utopia!

That's a pretty nice set up, and it's reasonably affordable. The one I priced for Europe came in at 139,100 euro. That's with the solar option and a few other upgrades.

You could put the bed on the opposite wall (with the window), and the dresser on the middle wall with a flat screen TV if you so choose. That way you can have the end tables. On the two bedroom you have more closet space. That second room could be an office with a deck to walk out onto,and take a break from work.

I wonder how lenders will handle the upfront payment plans? Additionally, it's basically a mobile home with superior style/finishes so the $210k is way steep for the puny square footage. My guess is the MAJORITY of the new startups pushing into the space will not be around in 2030, just the big boys like boxabl and the like. BTW congrats on reaching 50k subs!

$420/sqft for base build is way too steep. Maybe a multimillionaire could swing it, but I don't know any bank that would loan you that or even close on a prefab. And loan requirements: income with good credit, 50k down payment, min income $100k+ to qualify. The average us income is $50k. The average us does not have 50k socked away. Maybe niche pockets of CA. Just don't see these numbers making for a sustainable business. So agree. Most of these companies are not going to be around @ $450/sqft in 5 years.

I've noticed that small home builders list everything except the price per/sq foot. Hoping a consumer website will take that on at some point because these websites present great sales pitches on design & finishes but not essential info for cost comparison.

FYI - Snow loads in the Northwest are around 40# sf and up, so you'd have to have a pitched roof! Should be a necessary mention. Good info! Thank you!

Does that include permitting fees, sewer lines, water lines, gas lines, electrical, site prep, foundation, etc? Could get real expensive for such a tiny home.

Plus the original outlay for the land, any improvements to the land, like leveling, building driveways, etc., could be real expensive.

These are attractive, but there are two concerns. The first is that it basically has a camper kitchen - you must not cook. Lol The second is the lack of a roof overhang, seriously inviting moisture issues. The kitchen is okay for a weekend getaway or rental. But I'd still be concerned about the moisture issue. I'd pick something different because of that unfixable issue alone. Like other commenters have said, the cost is ridiculous. It only makes sense if you have a lot of money and are in a rush - probably few of your viewers.

Insane pricing! No thanks! My daughter bought a new 3 bedroom double wide mobile home for roughly $120,000 delivered, setup, on a concrete foundation. Plus the company she bought from arranged to have a septic system installed. Total price $120,000. in middleTennessee.

How about it. No understanding of an airtight building envelope, rigid waterproof insulation outside the structure, and a ventilated rainscreen. Technology solving heat loss, air infiltration, and moisture. Quality materials, wood interior, metal roof, wood siding as opposed to drywall, asphalt shingles and vinyl siding.

Hey, I’m looking for a backyard shed house for entertainment that we can attach an attached patio cover to with a fire pit, etc. I want around 9.5’ ceiling height inside as well. We don’t really need a kitchen or a bathroom but if there are cheap options to have a very small kitchenette that’s fine. We like the modern shed look as well… I’ve only watched a handful of your vids (like a dozen! Haha) any suggestions? Looking budget-wise obviously but want to take a look at some options

Just over $200,000. WHAT! Is what I said. I have no idea how it is in other parts of North America. But where I live, In Southeast Texas, in my -- small -- town (not even near a big city) they are building $200,000 -- $250,000.00 homes. What you get is an actual home, built on a slab, 2-floors, anywhere from 3 to 4 bedrooms, two baths, a garage -- single or double. Central heating and A/C, sitting on a plot of land (included with the home). Oh, and most have 6' tall privacy fencing (as part of the community attributes) because they are built close together. Wow. I will take my small town and a traditional built home any day. If I want a mobile home, I will take a double wide, for $100,000. - $150,000. Now, I know there are people out there who are fortunate enough to relieve money through yellow water, and good on them (if you get my drift -- KZfaq did not like my using the 'p' word). They would probably like this for a second or vacation home in some remote place where they do not have to worry about people watching them through those big windows, at night. But for me -- and I suspect I am part of a larger majority -- I need the most bang for my buck -- and this is not it. I guess this would be good for someone who has absolutely, no possessions, other than one weeks change of clothes as there is virtually no storage space in these. And anyone who actually cooks -- full meals, will not be happy in that kitchen. But I understand that there are people out there that live light and aloof -- no family connection, so no gatherings and, virtually only sleep in their 'home' -- but even they could get something this size for way cheaper. I apologize for being critical, but this took me by surprise and actually -- I was shocked. Thank goodness for the internet, because had I walked into a showroom and spoke to a real person, I would not have been able to silence my shock -- I would have verbalized it -- like a knee jerk reaction. Please excuse my rant.

Incredible. $210,000 for a SMALL house. Here where I’m at in the south central US, you can get a 3 BR/2B LARGE double wide for under $140,000 or a totally remodeled used 2BR/2B single wide for under $40,000!

This isn't for where you live. Here in my state of Cali cheapest house is 400 to 500k and it would be shit. You need like 600 to 700k for something nice

Like some other prefab companies, Manta North's website is truly barebones. Where is it made (N Europe, presumably), how is it shipped? They invite calls for A's to such Q's...but how do you assess your initial interest?

Those are nice, but I would like to see the kitchen cabinets to make sure they don't look cheap, and I wonder about the bathroom if you can get a shower tub combination or not. Finally that's a little more expensive than I was expecting, but then again who can say what to expect anymore!

“Not made cheap?” I do hate to break this to you but Destination trailers, RV’s, prefab manufactured and kit homes all have one thing in common. They are going to be made cheap to maximize profit. Some ‘might’ give you value, but most are going to go with inexpensive materials that will last just long enough for the warranty to expire. And if they are like RV’s, your warranty covers the structure, roof and floor. If you have a problem with the heater, fridge, cabinet door, whatever else… they are going to just give you their (that companies number) and wish you luck. That’s why I don’t like Samsung anything, one month old refrigerator fails and the RV manufacturer says not our problem, contact Samsung. Samsung says you (I) are not the owner, Keystone RV Manufacturing is the owner. So you call them back, and they promise to look into it but will do nothing for you. I’m not trying to whine, but this is why we are all responsible for doing our homework. The decision and responsibility are ours. I would suggest you/I/anyone should make time to visit and view their site before buying anything in this market.

A 3-man carpentry crew can dry-in this house in just a few days. Plumbing and electrical work in another 2-3 days. Easier than prefab without the transport problem. If you want a prefab home in this configuration, get a travel trailer.

This would be cool if you could get a half size extension on the end, or as a T, so it could have a real bathroom with a tub. Or a real kitchen. Plan B would be great for a home office. You could build a little deck off the office and on nice nights take your laptop outside. Only 7kW of solar and a piddly 6.5kWh battery for $29k? Yeesh, even getting a professional install you could almost double that for the same price. Nearly triple if you DIY as much as possible and buy used panels. Really not worth it. Especially with all the other necessities like utilities and foundation that others pointed out.

I wonder where you are supposed to put your utilities. For instance if you are in the country, you'll need a water pump and pressure tank, for your well. You'll aslo need a hot water heater, unless a small on demand heater is used. They show a washer, but what about a drier?

Does the price include hooking into the sewer, water, electric and gas? I assume the cement slab, along with the utilities will be on the purchaser to have installed prior to delivery and at a separate expense..

Wow . 200g for something that small excluding solar . I was expecting between 120-150g and that includes the solar panels . Maybe 1 in 50 of your viewers or less can afford this kind of housing . Even if the materials used to build the house is top class still will not pay 200g for a small house .

I realize it’s a small ask that may seem silly but it would be great if you keep the segment title on screen in the corner through videos so that when say you’re talking about a home I can google it or write it down. As is now you post it at the beginning and then sometimes the name is only mentioned another one or two times in the video and not often put on the screen again.

You can buy a home in the south for 290k. Bigger square footage. Very modern, granite counter tops etc. Same home in California 700k atleast. Check out states like Arkansas, Or anywhere in South. Florida has gone up too much.
