Finding a home was stressful for us as all offers were above asking and having a great real estate agent can help guide you through the offer process. Think about how your offer will be unique and stand out among other offers other than just the price, like a non-refundable escrow offer to show your commitment...etc. Keep up the awesome video content posts and real estate information.

I bought my 1st home at 21 for 87k sold for 197k, 2nd home 170k and sold for 320k, 3rd 300k and sold for 589k and buyers paid all closing costs expenses etc... It is possible and very lucrative as long as all steps and details are followed|

I worked my ass off with 2 full time jobs and extras on the weekend. Saved up 25k and handed that over to my financial Adviser to put down and for investing. So I continued working my ass off and in less than three months I was able to lay my hands on my first property.

Just an idea. When you have a chance, call a few people and tell them to call their friends to do same which is calling your Congressman to eliminate Jones Act, which has cost citizens in Hawaii, Alaska, Puerto Rico, and other US territories, millions of dollars annually, simply because the US maritime industry refuses to compete. So, they asked the politicians to protect them. The only way to bring the cost down is through competition. This is actually a fair and healthy competition.

Back of a napkin estimate: with good credit and 20% down on 1 mil home @ 6% interest, property tax about 500/mo, you’re looking @ 4,700/mo mortgage payment. If you allocate 1/3rd or your after tax (24%?) income to housing costs, you need to net 14,000/mo… or like 230k/yr… which is WAY over median income. Dang.

Yeah, a lot of places are lopsided, but Hawaii is one of the worst with respect to the cost of living vs the median income. When my wife and I talked about moving there, we pretty much determined that a very comfortable East Coast living(DINK, both in IT) would translate to a humble lifestyle in Maui. What’s really crazy is when you look at how much prices have increased given incomes are falling. I assume LOTS of people are leaving bit cities and moving to smaller rural areas and working remotely.

I live in Florida and recently retired. Seems like Hawaii is more to my liking and fits my retirement budget, more than Miami, Florida. I will be visiting Hawaii in the next few months to check it out for rentals in condos for my life in retirement- as an older single woman.

@@kbanghart Minimalist lifestyle, not big on clothes. Shorts, tee, flip flops and good underwears! I get disability from military service so any job that pays 16-25$ an hour is doable. 3000$ for a 3 bedroom apartment for me n family

Just discovered the Chanel I gotta check more out. I'm considering moving to the Islands in the next year. I've got a couple Island connections but would prefer to do it on my own. My friends Family owns Longhi's I opened a Restaurant for her here in NY years ago. I visited Oahu about ... yikes almost 20 yrs ago & just fell in love ☀️

People in the military should appreciate having the housing available for them. Prices on base/post also used to be equivalent to the lower mainland prices.

@@Year-db2ec, I heard from someone who was still in the military a few years ago that the prices on base/post match those of the surrounding municipalities. Years ago, it was a bargain, especially in Hawaii. For example, we could get GI Joe figures for $2 when they had them, but they were $4.50 at Playwell toy store at Pearlridge. I guess that is why everyone lined up when Toyland opened come Christmas time.

Love your passion for the locals here. However, being retired and old, I have to leave Hawaii, not even the outer islands are cheaper. I will leave my daughter some money to get her started, but sadly I can't stay here. Born and raised local. Now I just got to live.

I make $101k a year on the Big Island, lived here since age 2. After paying for housing, utilities, bills, and food I am left with $0 every month. I have to work 6, sometimes 7 days a week to stay afloat. I’m retiring in 6 years, my pension will be half of my salary. Life here will be impossible, we’ll be just another statistic of a local family being ripped from the only place they know thanks to the insane cost of living.

I'm a senior in San Diego - fed up with the traffic, the reckless driving, the homeless ! I've been to Kauai, the Big Island & Maui on vacation. Also to Waikiki. I loved all those places! Hawaii is true paradise! My friend was living in Kailua but moved to Maui to be near her daughter. I think I'd love Kailua ! I own a mortgage free 14 yr old beautiful custom home that I love. I can probably sell it for $2.5 million. So I would be a cash buyer. Would I be able to find a nice place in Kailua-condo or home about 1200-1500 sq ft - for $1.2-$1.5 million?

do you know if all rentals posted on zillow include the GET or is that on top of what’s posted? is GET normal for renters to pay?

It’s purely up to the owner/landlord. Even if some rentals without GET appeal to you, they may be adding it to the rent. GET has to be paid either way, be it by the owner or the tenant

My husband is a master Framer, we have our own company. I would imagine that Hawaii needs carpenters. Do you know how much Framers are making per Square foot ?

Hi Francine, I'm not sure on a per/sq basis but I typically expect to pay $35-$40/hr which reflects the carpenter's union wages. I'm not sure what framing contractors are charging for large projects though.

How do people go about getting a loan on a Lease-Hold condo? I was talking with a realtor and was working with Jp Morgan on getting a loan figured out and when I told them what my realtor told me about lease holds, they were confused and didn't know what I was talking about. Would it be better to work with a local lender with this or are mortgages on lease holds not a thing?

Great question. You can get a mortgage on a leasehold, but it all depends on the length of the lease. If the lease expires in less than 30 years, you won’t be able to get a 30 year mortgage.

@nexusproxy Adding on to Maila's response; yes, working with a local lender is generally conducive to the smoothest loan process for traditional real estate purchases. This is especially true for Leasehold properties and condos. Typically you can get a mortgage for the length of the lease term, minus 5 years. So if there's a 20 year lease, a 15 year mortgage would be possible.

I love your passion and concern, but the realty is, unfortunately that too many cannot afford to stay. My entire family has left Maui for Tennessee and Florida. Mainly due to cost of living and quality of life, but also because of the Hawaii politics. Hawaii has moved way too far left for most. There is far too much corruption in Hawaii politics and government agencies. It makes me sad to see what has happened here at the hands of greedy politicians.

Whattt even if you get a home loan most likey people wont be able to afford the monthy payment. Buy is freaking expensive you gonna have to either hit the jack pot or born rich or have a really really really good job to afford those payments. It’s often a mental hurdle for people to get past when making the jump to buy a home. Many have the big chunk of money, but aren’t comfortable draining their bank account. For some, the higher monthly is doable and they feel more comfortable keeping the big chunk in the bank.
