The Perfect Floor Plan Design (From an EXPERT House Flipper)

Your floor plan is arguably as important as the house you’re buying, building, flipping, or renovating. With today's homebuyers looking for open spaces, natural light, and modern design, your floor plan can make THE difference when you put your house up for sale. So what should a new house flipper or home renovator look for when walking a potential property? And what red flags can you spot at first glance that could cost you tens of thousands during a fast-paced rehab?
We asked James Dainard, a fifteen-year flipping veteran in the Seattle area, to explain how he designs the perfect floor plan for his renovations. He touches on the three things you MUST pay attention to before putting your plan in place and how to look at comparable sales in the area to maximize the bang for your buck. Renovations can go over budget quickly, and if you’re not designing your property to make the most, you could be left in the red when a rehab is finished.
Even if you’ve never designed a floor plan before, James’ tips will help you make use of wasted space and open up your property to enhance its natural features while helping your bottom line. You don’t have to be an architect or engineer to take some of these tips to heart, so stick around!

I watched this looking for some insight on floor plan design not realizing until the shots of the finished house that I did the photos and video for this back when James was listing this house. So cool, James is a genius!

Looking at the floor plan is really helpful for anyone familiar with construction. I was excited to see what you would do. Telling the story well until…. Then you fail to show the revised second floor plan. What were you thinking?

Just hire an interior designer / architect to do your space planning. I love working with investors. But some are penny wise and pound foolish. It doesn’t make sense to buy million dollar homes and then waste time teaching yourselves how to space plan it. That’s a whole other job. Because each space is different there’s no one size fits all approach. Of course there are things you will naturally learn along the way. But so many investors butcher homes when they try to be “all the things” themselves. Simply tell your designer or architect where you need to be in terms of ARV and comps and they can make it happen.

i used to buy magazines of floor plans and recreate them in my CAD program to teach myself how to use it and then as i got better with the software i would modify the designs. maybe not exactly what you’re asking for but if you aren’t already familiar with the software it’s a good way to start. this was ages ago and i was using brøderbund 3d home architect. pretty sure you can do the same thing with sketchup

I really doubt that large families will be living in this house. Probably 1-3 kids max. Most wealthy families don’t have more than 3 ish kids.

Easy way to solve the carpet around the bath. Get rid of the carpet. Carpet is filthy stuff and "washing" it won't get it clean. Nobody who cares about their health would have that in their home, and especially not the bedroom where we spend so much of our time!

Lol He said 1000 sq ft 4/2 never going to be one! Impossible unless you are tiny people and a 4/2 will still be more sq ft in a tiny house. 3/2 sells best around 2000+ sq ft! Dah kitchens and baths sell a house. I started flipping in the 70s. Some of what he says is way off. Some of what he says has some trueness to it. Some makes no sense at all. LOL

@@haveyouflossedtoday There were a lot of other things too. I retired from Real Estate in 1991 but still do a few every year or two. I flipped thousands from 1973 to 1991. I pick up bs all the time when I hear these guys doing the videos. Some things just don't make sense in real-life situations. I still own over 1000 units free and clear. I mostly do special-use commercial buildings now, but if I run across a good deal it is hard to walk away, I will have one of my crews do it. Anyway just another youtube claiming to be something he is not but he is at least trying to do something. Good luck to him.

@@haveyouflossedtoday Los Angeles / Orange County! Not addicted! I just enjoy it! I have done more than enough to be addicted. I like staying one ahead of all the others. As an example when all the tv went from analog to digital a bought all the production facilities that couldn’t be used for digital production because the ceiling height was only 24 feet and most needed 35 feet. I bought them raised the roof retrofitted them to all digital and sold them back to the networks at a multi million dollar profit on each one. There was only one sound stage with a 35 foot ceiling and we bought it and resold it at a million dollar profit almost immediately. No one else was doing it and there were no others even wanting the old sound stage buildings. It was a lot of fun to do them and work with the networks and meet many actors and actresses who would come by to see what we were doing to the stages they worked on in the past. Can’t have that much fun flipping sfr’s. Not can you make anything close to that money. I did sfr’s in the 70’s when I was the only one at trustee sales with the court clerk. Then got into much more.
