The PROS AND CONS of Living in White Rock (and South Surrey) - If you are thinking of moving to Vancouver then you should have White Rock / South Surrey on your radar.
White Rock is one of the most attractive communities surrounding Vancouver. Technically, a fairly small suburb (around 20,000 residents) it’s the center for a much larger community that surrounds it, South Surrey.
What’s so special about White Rock and South Surrey? Why should you move to White Rock? Or should you consider living in South Surrey instead? What are the issues you should be aware of when considering living in White Rock?
These questions (and more) are what I get to the bottom of in this video…all about living in White Rock and South Surrey. This video will give you all of the info that you need to determine whether or not you should move to White Rock.
As always, I share the good and the bad. While White Rock and South Surrey are wonderful communities…they are far from perfect. So, you’ll want to watch this entire video to make sure that you are OK with the downsides of life in White Rock BEFORE you make the big decision to move to White Rock.

Thanks Sebastian. I requested you for this video once and here it is! Great analysis. South Surrey/White Rock always in my list but now I am also looking into Greater Victoria for the first purchase as in here I hardly might get a 4 bd townhome for a million but in the island especially areas like Langford and Colwood, I can get a standard detached house for a million with similar city amenities and beach access. I am still trying to figure out the right place and these analysis really helps. thanks...

You bet @PriomCAN...Yes, you can certainly get more in Langford/Colwood...but then you'd be in Langford/Colwood. No slight on those communities (I was just in Langford over the long weekend in fact) but it's a very different experience living on the island than in Metro Vancouver. You've got to be OK with the limitations and if you are, then maybe it'll be the right fit for you.

Excellent timing. I was just looking at Whiterock as an option and appreciate the effort you put into these videos. I like the walkability, long beaches, warm water, and getting the least amount of rain while getting mild temps - very nice. I still like it as an option, but as we are watching this, my wife said, I like you mum's area (West Point grey). The condos there are in our price range so it's shaping up to be a definite maybe 😁😀🙂 Whiterock - low gas prices is nice, but if we don't have a car, no gas and no maintenance :)

Point grey is much, much more expensive

@OrdinaryFilmmaker Yes, White Rock and South Surrey should definitely be a consideration...but an area like Point Grey is much better connected to the city. As @epermute says it's generally much more expensive than White Rock but there are exceptions in both directions.

Pretty spot on Sebastian. Never really noticed anything about the water. I live east beach close to marine (close to where you recorded, you could have stopped by for a cuppa) ) and don’t much notice the train. Likely depends where your home is. I would also add high property taxes for inferior services. It’s a bit sleepy (which is fine by me). Very fickle place…..sunny anD the place comes alive….no sun and it’s as dead as a Dodo. Personally, it suits me fine. Commuting to downtown would be a deal breaker for most.

I was going to bring up property taxes as I did have that in the back of my mind but once I looked it up it wasn't too far off Surrey. It must have evened out in recent years. Hi, Sebastian. White Rock is very interesting. Certain pros and cons that you mentioned surprised me. The proximity of the U.S. border is not that important for me. The improved weather is, though I wonder whether Delta/Tsawwassen would be about the same. The noise, the summer crowds, and the still relatively expensive cost of housing are definite cons. South Surrey, with better water, reduced summer traffic, lower housing costs and taxes, etc. is interesting, though Surrey, in general, seems to present itself in reviews, etc. as a less than desireable area, and I'm not sure why that is? Commuting daily for work is not a problem since my wife and I are retired. Still, getting to the airport could be an issue.(there seems to be an airport listed in the South Surrey area, but I'm not certain it's open). Also, the access to skytrain is a definite drawback since we don't plan to use a car, at least not at first. At present, we would plan on leasing for the first year, see how it goes. (couldn't buy any thing presently due to prohibition against foreign buyers). Lately, we've been looking at the area around Stanley Park. Older apartments, well kept, and close proximity to the water. I'm sure the rents are very high, but it seems like a more central location for walkability (Denman street) skytrain, etc. I've even noticed several vacancy signs in recent videos. Near Lost Lagoon. Quiet, peaceful. I'd be interested in your comments. Thank you.

An area to consider if you kind find something is Crescent Beach/Ocean Park. Great areas, both in Surrey.

@marcberrenson570 The weather in Delta/Tsawwassen is actually better than White Rock (but they are both great). Surrey is huge. There are some areas best to avoid...but much of it is quite pleasant...but South Surrey (and the areas that @epermute mentions specifically) are really fantastic neighborhoods. But, if you aren't planning on having a car I'm not sure that I could recommend any of these areas that are so far from the Skytrain....and yes, sounds as though the West End could be a really good fit for you.

Yes, true! The areas along Marine Drive can be prone to flooding.

Hi Sebastian, I am your regular viewer. I discussed my plan to move to Vancouver earlier with you but now there is little change in plan. I am planning to move to Surrey or Burnaby in first week of October with family. Next January my daughter will join SFU instead of coming fall intake. Could you please advise current range of Rent for 1 BHK, 2BHK Condo and 2BHK ground level basement near to SFU campus but in safe area for family considering proximity to transit station ? I will be very thankful to you if you could suggest rent for above mentioned options and few decent neighbourhood of Burnaby and Surrey. It will help me to decide where to rent and what to rent( 1BHK/2 or basement). Thanks in advance

1 bed - $2900 - 2 bed - $3800 not including insurance, utilities, etc

@maishaanwer6143 Those rents that @cdnsilverdaddy mentions are Vancouver rents. Unfortunately, I'm not a property manager and so I don't have these numbers for various neighborhoods at my finger tips. Rent will be highest in Vancouver, a bit less in Burnaby and lowest in Surrey (of these three).
