I think its an ez sales pitch to convince buyer to buy New vs Preowned. Especially now that the Roof’s age are of concern and limited Home owner Insurance options to work around it. Yes people would be Wise to list with independent Realtor vs TV’s.

Reference the undeveloped lots sold: doesn’t TV require you to begin building in like 6 months? So it’s not like rando investors with a few grand can scoop these up, right? They would have to be ready to shell out beaucoup bucks ASAp?

The developer is building so many patio villas because they are in high demand as new construction. Once they hit the resale market, they are difficult to sell. Overabundance!

I am retired from a top 10 single family and move up production home builder through my contacts I know that it cost Florida production builders from $150 - $200 per square foot. This means the Mores Family can continue to lower prices to keep their "take down" schedule intact this will crash the resale market not just in the Villages but Florida and nation wide. THEY ARE IN COMPETION WITH YOU!!! P.S. Material issues will not slow down an operation like the Morse's for long because they have large long term contracts with suppliers and subs plus the weaking economy is making materials and labor more abundant in general. The Morse's also enjoy favorable leverage in terms of their long term land positions this means they can sell their product at a much lower price and still be profitable.

In other news. The Villages has sold over 35 lots in Shady Brook TODAY for new construction. All of which will be completed by October. The momentum on view lots in the new area is off the charts. There are still a few hours left today and maybe they will sell some more. That does not count any of the new home sales.

Looks like they are sitting on a ton of existing inventory and unsold new homes too. Just to be fair with everyone.

Don’t think investors buy expensive lots on golf courses. I wonder how many of them were sold to existing villages owners moving down to the new area. My guess is 20% are buying their second or third home in the villages. People want and pay for views. My 2 cents.

I believe I saw the village listed in both the "Key Details" (subdivision) and "Location" (community) sections on his website for each house. Keep in mind the data is probably entered and owned by the MLS so his site is probably pulling in this data so its up to the listing agent to get it right.
