People like you are what make KZfaq so great. Thank you for these videos. I heard anout wholesale real estate while driving a guy for Uber a couple nights ago. I have been looking for cash buyers in my current city and in other cities I have lived in (I have moved a lot trying to basically find a place I can settle down in). With this and the fact that I have lived in multiple cities and metro areas, I can do virtual wholesale real estate too. Then I can use the money to buy some land and build my skoolie and an RV park. I'm looking to start my journey as a wholesaler but I just have a few questions... after you find a cash buyer who agrees to the price and signs the assignment contract what is next? Do they now deal with the seller or do you still? Does the real estate agent who's selling the property have to be informed that there is an assignment contract? Also how does closing work does the cash buyer now just go to closing with the assignment contract and your no longer involved in that process?

To answer your questions, after you find a cash buyer who agrees to the price and signs the assignment contract, typically, they will be the ones to deal with the seller. You will assign your contract to the cash buyer, meaning they essentially take over your position as the buyer in the transaction. The listing agent selling the property should be informed that there is an assignment contract, as this is typically included in the assignment agreement. This is important to ensure that everyone involved is aware of the arrangement and that there are no surprises down the line. As for closing, the cash buyer usually goes to closing with the assignment contract, and you will no longer be involved in the process. The closing agent will handle the transfer of funds from the cash buyer to the seller, and the property will officially change hands. It's important to note that the specific details of how the assignment process works can vary depending on your location and the specific laws and regulations that govern real estate transactions in your area. Bro. This is the entry level common sense. The real question is how to present the property. Do you give them the address? Tell them it's under contract? Or do you ONLY provide pictures, city, zip code ect.

Hello, IFHA23! While you may feel that this is common sense others may not. For starters you should deeply understand your cash buyers buying criteria before bringing them deals. Once you understand it you can then get a house under contract that fits their buying criteria and then assign it to them. Once you have it under contract you can give them the address because likely they will want to do an inspection of their own. 🙂 Cheers! 🏠

So I’m finding your videos way more informative and helpful for someone that is is very interested in beginning real estate investing thru wholesale. These are very great questions… but are these all questions to be asked immediately to cash buyers, these are very Im depth questions and I wouldn’t mind putting the time to get to know the cash buyers, but are cash buyers willing to take time from there day to answer these many questions to wholesalers ??? Putting myself in cash buyers position if I had 10 wholesalers calling me in a day all asking the same questions, wouldn’t it get frustrating and annoying ?

You're right these cash buyers will be getting multiple calls from wholesalers, but you will stand out by asking these questions because I guarantee that most are not trying to get to know the cash buyer and what they want and just bringing them random deals. Do what you need to go above and beyond to get your foot in the door and build a relationship with a good cash buyer. Remember these questions also are qualifying them so you don't waste your time. Hey Hugo, thanks for the comment & for subscribing! It's never a bad idea to have cash on hand. It never hurts. However, know that you CAN wholesale a house before the EMD is due. This requires you to have all your ducks in a row, but know that it is possible! Having cash on hand for a refundable EMD can help extend a deal's wholesaling chances by extending the deal's life until the end of the inspection contingency. When you're starting out wholesaling & flipping houses from the MLS (on-market) the real estate agent will typically recommend the title company you can use. I wouldn't put finding a title company as a high priority when wholesaling houses from the MLS. The skill you need to get great at is putting distressed deals under contract below market value! It is important to understand your cash buyers buying criteria before looking into foreclosures or homes on the MLS (Multiple Listing Service). When you talk about cash buyers and speaking to them and obtaining more of them, if you are contacting their business, do you want to obtain more of "Those Companies", is that the same as individual cash buyers like you are saying? 3-5 cash buyers = 3-5 companies you have good relations with?

Hello, Branden! Typically cash buyers will have set up an entity such as an LLC. So yes, you are making a relationship with the owner/operator of that LLC. Note that all it takes is 1 high-quality cash buyer to get off and running as a wholesaler. Not all cash buyers are created equal, so don't feel defeated if it takes you some time to partner with the right ones. Cheers! 🏠

Hello, Genuine! It is best practice to have qualified cash buyers lined up before getting a property under contract. It doesn't hurt to have properties to offer them but hard to do so prior without knowing their exact buying criteria. It requires you to spend $0 on marketing and, through time and relationships built, will lead to off-market deals. I just have a quick question I watched your training and I want to know when to have a whole sale fee over 10k because I know average whole sale fee is around 10k or is it not advisable to have a higher fee or when do I go lower than 10k?

Hello, Christian! Great question. Your wholesale fee will vary both above and below 10k, but on average, 10k is a safe number. As you get better at negotiating the price of properties, your wholesale fee will increase. In the beginning, it may be a bit lower as you learn but have no fear it will get better as you do. How do we assign the contract from the realtor to the cash buyer once everything is agreed upon?

So once we are ready to assign the contract to our cash buyer we will simply call up the selling agent and let them know that one of our real estate investor partners is bringing the majority of the cash to the table for this deal and we need to sign an addendum to put the deal in their company name. Really lots of things can be illegal when done the wrong way, like driving on the wrong side of the road.
