My long term goal is to get really good at selling regular homes and then eventually transition into luxury properties. Doing deals for properties that cost 1 million and up. I plan on being the go to person for expensive houses that cost millions of dollars.

Downsizing, income properties, 1031 exchanges, mid century homes, relocation sellers, confidential realtors (athletes, celebrities, etc.) are a few I can think of. I’m 25 & my goal is to niche down in the future. Feel like being a “traditional” realtor now helps to build confidence, understanding, and experience navigating the process from point A to B

I’ve always thought I would like to niche in working with families, larger families in particular…or maybe that’s move up buyers…not really sure. But I have a larger family myself with 6 kids so I can relate to finding the space needed for such an event!

As a realtor in my opinion, a housing market crash is imminent due to the high number of individuals who purchased homes above the asking price despite the low interest rates. These buyers find themselves in precarious situations as housing prices decline, leaving them without any equity. If they become unable to afford their homes, foreclosure becomes a likely outcome. Even attempting to sell would not yield any profits. This scenario is expected to impact a significant number of people, particularly in light of the anticipated surge in layoffs and the rapid increase in the cost of living.

You are right! I’ve diversified my 450K portfolio across various market with the aid of an investment coach, I have been able to generate a little bit above $830k in net profit across high dividend yield stocks, ETF and bonds.

Well, there are a few out there who know what they are doing. I tried a few in the past years, but I’ve been with Margaret Johnson Arndt for the last five years or so, and her returns have been pretty much amazing.

Personally, I feel this point is irrelevant considering most people that overpaid locked in a low rate. I’d happily lose a little equity upfront and still be happy with 3.25% rate vs the 7% rates I’ve seen. Plus, we all know homes will appreciate over the long term. Will the market pullback? Absolutely. Will it move forward again? You bet your sweet cheeks it will.

There’s no greener pasture for someone who bought a house only 2 years ago. Anyone looking to flip their primary residence that fast would face equity issues if they aren’t going in with a big down payment. If they bought more than 2 years ago they likely have enough equity to do what they want still. In either case, they’d be walking into an interest rate that’s much greater unless they pay it down and should really only do so for a legitimate reason to upgrade ( family size, relocation, etc…)

I agree with Flhometown realtor, the divorce attorney will be sending you more clients if you can prove to fulfill the task without issues and this makes his job flow and his clients happy as well.

My question was more so how does one land one of these niches without having any experience in them? Is there a way to learn about divorce transactions in order to be able to articulate your value to a divorce attorney?

Nar does offer classes/certifications/designations. Relocation Specialist, senior specialist, etc. Check the website & your local board. Then there is also a ton of stuff online free.
