Such honest and sage advice! As someone who has been heavily investing in RE since 2018 (casually before then), I can vouch that what David is saying is true! My first two deals were lucky breaks that both took significant work post acquisition. Deal 3 took decent work pre and post acquisition. Deal 4 was a TON of work to acquire (1 year plus working with the owner before the deal closed). Worth it but way, way more work than anyone could have predicted. Thanks for the honesty!

Ayo out here in the same boat, just did so in the puget sound area. House is successfully hacked as of 3 months ago. We aren't fully covering the payment with the income, but we're comfortable with it. Good luck!

Being in a rush to buy now is a great way to send yourself to the poor house in my CA market. I can't think of a worse time to buy than now. Maybe I'm wrong. We shall see.

@Johnny McKeon you are right Johnny this is the absolute worst time in history to buy real estate . You don't buy when it's high you buy low and sell when it's high . The interest rates are going up and prices are coming down and will continue to drop for a few years .

I own 45 multi-family units. And I just bought a 4-Plex a couple of months ago. I think it's a great time to buy. It's harder for sellers to sell, and a lot of sellers are offering concessions and willing to lower their price It really all depends on your strategy, the location of the property, how much money you are paying for the property compared to the comps, and what's your business plan for the property is. for me, I'm a long-term buy-and-hold investor. And I'm remodeling the apartment interiors and exterior of the buildings to increase the rental income and I'm not looking to Fix and Flip these buildings. You can buy deals whether it's a good Market or bad Market. Markets are cyclical I'm afraid the people that wait and don't buy anything in 5, 10, 15 years are going to be wishing they owned property

@Tony Hurst everything in real estate is negotiable. Just because the seller is asking for a high price doesn't mean you need to offer that. You can always negotiate a lower price. You can negotiate seller concessions where you can use some of that money to buy down your interest rate and pay for your closing costs. I purchased a fourplex at couple of months ago and got a lower purchase price and seller concessions and it allowed me to lock in a 5% interest rate Pull up comps of the surrounding properties and go after that, and if you still think property is priced high, it doesn't hurt to send a lower offer. And if the seller still doesn't accept. If the property has been sitting on the market for 3,6, or 10 months. Follow up to the seller to see how motivated they are. They might change their mind when they realize nobody is buying their property

Keep this coming because honestly the constant episodes of 25yr olds that have 30 rental properties and cash flow 50k/month were starting to become a real downer. Nice to see that I’m not the only one struggling out here

short sited mindset will kill financial success. even if you cant find cash flow, you ultimately always have someone else building equity FOR you. cash flow is going to fluctuate, regardless of rates, economy, etc. Building equity wont fluctuate. Best to focus on location right now, getting solid properties that have a high potential for appreciation (skate where the puck is going) and be perfectly comfortable simply allowing someone else to pay down your obligations and build your equity. Times will change.

Thank you David Regarding ADU, you mentioned about where is best to do ADU is where the land is expensive. Make me consider to do ADU since I live in Winchester Massachusetts (20 minutes from Boston) and I have 1/4 acre land. Also the town allows to do ADU. The developer been buying $900K homes to torn down and build bigger homes to sell it for $2,6 -2.9 Million. Always get so much value of your content!!

Im afraid to buy a house for myself much less for renting out. However I am ready as I was before covid hit I just dont understand how to find a good deal or if its even possible since I live in a sellers market. We also have one huge real estate company who owns like 80% of all the rentals here. Not enough homes in the area is making homes and even rent unaffordable for many. I am considering moving to another state to get a more affordable home. Im retired/disabled so I can live anywhere. I was planning to pay cash for my personal home or I have also considered maybe getting a duplex and renting one side out as a way to start then once the duplex is paid off I can buy me another home to live in and rent out both sides of the duplex. I do live in the midwest and plan to stay in the Midwest. No 60k homes here where I live in Northwest Arkansas. As for bank accounts earning interest anything over 5% is good now. I see some banks offering this rate on a savings account with no catches and free. However that doesn't beat inflation. The stock market usually is a better option if you can wait say if it dips two yrs or something.

Hey David! I wanted to share that I'm currently facing a situation similar to the one you described. I currently own two homes and was considering buying a third one, but after careful analysis, I realized that none of the options would generate positive cash flow. In fact, it seems like I would end up losing money every month if I were to invest in real estate in Sacramento. I appreciate your honesty in acknowledging this reality and attempting to find a silver lining. The unfortunate part is that the $30,000 I have managed to save is gradually losing value due to inflation. It's disheartening to witness home prices rising at a faster pace than most individuals can save, which is a significant cause for concern. My instincts tell me that this situation is not sustainable, and I foresee California engaging in misguided political decisions that could disrupt this growth cycle. In light of this, I'm exploring a couple of strategies. One approach is to make lowball offers on listings that have been on the market for 50 days or more, hoping to bridge the gap and secure a favorable deal. Another option is to consider duplexes, where there's a chance of breaking even, although they are currently experiencing intense competition, leading to bidding wars. It's a matter of choosing the lesser of two evils. Now, my question is: Does it make sense to continue saving or would it be wiser to tap into my 401k or seek other investors? It feels unproductive and perhaps even foolish to sit on the sidelines with $30,000 to $50,000, as if it's a terrible decision. I'd appreciate your insights on this matter.

There are many states that have sfr for 250k. Check if your down will bring you some cash flow after property management since it will be far from you. That's what I do and currently own 3. Good luck.

You should be at least in high yield saving account. Also if you invest in a total index fund you should at least double your money in 7 years statistically. Two other options.

Hey David, love the show. As someone who works in the financial services world, I have noticed that you often speak about real estate opportunity cost, but not always overall financial opportunity cost, and I’d love to hear your perspective more broadly. In the “buy or build an ADU” segment of this video, you made sure to discuss what else the money could be doing (buy an ADU, build an ADU, OR consider just buying another portfolio property altogether). However, in Rojilio’s 4-plex down payment question earlier on, you didn’t speak at all to the non-real estate opportunity cost of holding a 401(k) loan to make a down payment. While it can be a fine idea to take a loan in some circumstances, I think it is important to acknowledge you are paying interest on the loan and potentially missing out on growth on the financial markets side of your portfolio when you take a loan to buy real estate, and that should play into the decision of whether to make that larger down payment or give up on the deal. Do you agree/disagree? Is that relevant to the scope of this conversation, or are we assuming the person asking has already decided “this is real estate money”? Good point Trey. I didn’t work that into my answer. Overall (and this is probably good to understand for relating to my future advice) I don’t look at RE returns in the first year you buy it. I look at owning it for 30 years. When you combine rising rents, rising values, inflation, loan pay down, and eventual cash flow, it blows away other investment vehicles.

I've been in commercial real estate a long time as a broker and investor. I too, like this guy, wanted to buy a 4 plex via FHA with 3.5% down. Nope, just learned about the self sufficiency test. In San Diego, it's nearly impossible to buy a 4 plex via FHA with a low down payment via FHA. Lastly, real estate is a get rich slow game. You can make some big pops here and there, sure. But in general, time is what will make you rich.

This was a great episode. I think there are a lot of us that can relate to the last caller. We’ve saved up liquidity for a deal, but also have debt that would eat up a huge chunk of that savings. Is it a good time to leverage that cash further in investments, or pay off the debt and potentially miss the deals we will see in the next 12-24 months?

Great episode. I think moving houses is based on area. I see them on the highway here in central Oregon at least once a month if not more. Building off grid is a huge thing here and I think that might contribute to that.

30 k would help You buy a house or two in a market like OK where you can bring about 16 to 20 percent return on your money. Dave I’m surprised by this answer to this young man. You just told him he has no options it to work more! 30 is still a lot of money! Lots of homes for 50 to 70 k that you can rent for cash flow of 15 to 20 percent

In regards to the question about adding an ADU. Are there considerations to property taxes after the new appraisal that should be taken? If adding an ADU to a multifamily for example, is there typically a significant increase in the expenses with the new property tax. Of course I'm asking for a generalization and there are many factors, just curious if there have been trends to be recognized when doing capitol improvements such as an ADU. I love the advice of using that capitol as a down payment on another property and expanding the portfolio!

Location is everything. I bought a house that has a lot of equity already. I didn’t buy a house to make money I bought it to live in. However if I decide I want to rent it it’s in a prime location (within minutes of 5 major ski resorts) duplexes / quadplexes are not always the best option but rather having a versatile property is

Rohealio, sp? I feel your pain. I put 2000 earnest money down for a duplex. I thought for sure I could secure the loan for 200,000 by doing a refinance. I shopped around and also paid for an appraisal. I. The end the numbers would not work. I lost 2500 bucks. But I am glad I passed on it. Part of it would have been owner carry for 5 years. But that would have broke us because we didn’t have money to do renovations. It was an expensive lesson. I am so glad we didn’t get it, it would have left us broke.

Thanks for your honest show. In retirement & no real estate yet. Like to buy a 4plex and live in one to be rent free preferably in CA, but open to other states as well. Like to use FHA & 10k from retirement for 1st time buyer. Any advice is appreciated. Thanks. P

The guy with the decreasing value house...would it not be a good strategy to owner finance the home? Could earn a sizeable down payment, enough to equal his equity and then earn cash flow by selling at a higher interest rate?

I thought FHA 3.5 down applied to 1-4 as long as you live there as primary residence. Need clarification.

I see that too. So it’s reasonable to assume there is a lot of money out there that is needing to find a home. That’s why we’re likely to see a crash people Keep calling for. There’s so much capital that needs somewhere to go. What other options out there are beating inflation?

Who ever buy today will regret it unless you keep the property for over 10 years, and I own over 65 properties in the US, plus Mexico, and Europe. I been doing this for over 40 years. I am guessing I know what I am saying, buy over seas, much better choice an area and rent it to tourist.

America's economy could even be worse than China's. A weak dollar can signal an economic downturn, making me ponder on what are the best possible ways to avoid inflation, I've overheard people say inflation is a money-eater thus worried about my savings around $200K
