Well, after 4 single-family homes, we have now been living in this condo for two years and so far we absolutely love it every single day. The upside is that we no longer have to deal with yard work, tons of trees, weeds, pools, guest house, Etc. And so far the repairs have been much less than in a home. Definitely agree with all that you say however Michael, but so far our neighbors in this development, which is admittedly over 55 which is what we wanted, are almost non-existent and it's quiet and beautiful. I hope it remains that way. I do have friends that lived in condos however and they had to deal with the boards from hell. If you get an obnoxious or power-hungry person on the board, it can be intolerable.

Oh I can definitely see both sides of it as I've lived in both for a while too! This video is really Meant to be an infotainment style video. So far it seems to be doing pretty well and I plan on making the exact opposite version of it soon😄 There are pros and cons to both for sure and it will be fun to discuss all the benefits of condo living👌

Excellent points, I live in a condo now and have also lived in single family homes in the past. I can't wait to sell my condo and move back into a house. First, you have very little privacy in a condo compared to living in a house. Also, houses have more space than a condo does. In addition, living in a condo means you can hear your neighbors at all hours of the day and night. You also have monthly assessments when you live in a condo and these assessments usually go up every year or so. Also, you may have to pay a special assessment in addition to your monthly assessment. There are also a lot of rules and regulations when you live in a condo compared to living in a house.

Thank you! Yes I am totally aware of all these points having lived in a condo now for many years and sold many of them too. Although, there are some benefits to living in a condo, its not all bad. I will make a video about that too 👌

You forgot to take into account that all those rules apply to your neighbours as well. Try living in a city home with your neighbour frequently working on engines or motorcycles while you’re trying to relax. How about the next door party house rental or renters who reduce the value of your home with their damage and junk. Maybe the breeder of large dogs barking day and night in the yard next door. How about the careless drunk neighbours having a fire pit a few feet from your house. In a house, all those “freedoms” are imposed on you, you can harass them back but what sort of life is that? BTW, I have lived in a house all my life, sometimes fortunate to have good neighbours, sometimes a nightmare.

That is a very good point Donna, but I would still prefer to have my freedoms. You can always assess the neighbor situation prior to buying a house if you want, just to make sure. The rules aren't all bad like you said, but just annoying when you want to do basic things like wash your car, just have a BBQ whatever...

I'm living in a condo here in Florida. I've always lived in a house and miss the privacy but it's very affordable. Having said that, I definitely want to buy a house at some point for the garage and yard space.

Yes I'm pretty sure the majority of people who live down here live in condos because they are quite a bit more affordable generally. I'm with you though Chris I can definitely see myself in a house in the future too 👌

Another option to examine...if you want a garage and a lawn but not the hassle of owning a single family home is to buy a townhouse...you get all the options of owning a home with a garage but you have to pay monthly dues just like a condo.

I just bought a home in a gated community where they are several gated communities each has about 150-200 homes. I will have a car garage and a small back yard with grass to mow. The front is pavement in front of the garage and front entrance. Since the land is very small not even a quarter acre so the lawn in the back to mow is very small and there are no trees but just bushes around the home.

Another very intelligent video from this guy. I had a condo for a while and it's nothing but a glorified apartment with all the disadvantages of apartment living and almost none of the advantages. I don't know why people do it except to claim that they "own something". If you do do it you better research the building very very carefully! And there is no bigger nightmare than being hit with some big assessment that you have no choice but to pay. It can bankrupt you. Of course if you own a house there's a lot more work to do and you absolutely have to be handy. Frankly I've gone back to renting and I love it. It's total freedom and I don't have to worry about anything. My savings go into my retirement account not my repair account. Sure it would be nice to have a house but to me it's not worth it. For others as certainly is and I get that. But a condo. Never again!

It's always interesting to hear when people have a better experience/deal renting. Owning a home can be great but it's definitely not for everyone and I am the kind of person where it's highly dependent on the numbers. For me if the numbers don't make sense to buy versus rent then I will rent every time 👌

Condos only make sense in areas where there are no single family homes. Like dense urban areas. However if one must buy a condo it’s better to get the one with the most strict and rigorous HOA.....

People buy condos for a lot of different reasons, that is one of them but a lot people don't want the extra work a house brings, condos are also usually more affordable and in more desirable locations. I actually did an opposite version of this video about houses if you feel like checking it out

My father had a condominium at Myrtle Beach 15 years ago the dues were 150 dollars a month before they decided the buildings needed new siding and other repairs, the new dues went up to over 500 dollars a month.

In most homes you still have strict HOA rules and houses 12 feet away. You might consider a house on some acreage for the freedoms you’re dreaming of.

In 2015, I bought a beautiful, well-located 2/2 beachfront FL condo foreclosure on the east coast at a great price as a future retirement spot. I've kept it fully rented at $1400/mo but HOA has slowly increased to $500/mo., property taxes to $3900/yr., and $15,000 in assessments over the past two years are making it harder to hold on to.

Condos can be tricky investments although if you are still ahead, and have cash flow every month you're in a good place. Could be worse

i would advise anyone in their 30's or 40's to buy a single family house over a condo. If you can swing the down payment & the mortgage & taxes, you will be a happy homeowner in 5 to 10 years. Also have the house inspected by a licensed contractor BEFORE you commit to the purchase. (contingency) & have the appliances & pest control situation checked out. Make sure the neighborhood is desirable or an up & coming neighborhood. Your realtor should know. Also talk to your potential new neighbors. Location is everything!

I grew up in a condo, it was ok, it was easy for my parents to raise us and not have to worry about lawn/pool/exterior home maintenance plus it was way more affordable for them. But there were many restrictions. Now I can't live in anything but a house with no HOA as I have way too many animals. While looking for properties for our move to Florida, I didn't find one community of homes or condos that would allow more than 2 dogs or cats (in the Naples area). So we live in the middle of the Everglades with all the wild animals, we had a bobcat at our kitchen window yesterday!

That is quite the contrast and ironic since its the opposite of my upbringing and currene circumstances. The house is definitely the right fit for you now! I plan on doing a follow up to this all about the good things about condos, as are there quite a few of those as well 👌

I love my condo... no crazy rules for the most part... plenty of parking...no limit on guests... sure there's that maintenance fee but it covers the landscaping,basic cable (although Brighthouse is continuously looking for new ways to screw the consumer),pool maintenance, clubhouse...if you own a house in a subdivision there is many rules that you have to follow too that are just as bad as these condo rules like you mentioned... like fining you if your lawn is too brown even though you can't water it due to water restrictions it's crazy... BUT then again if you own a home outside of a development and you don't have to follow ANY rules then you just might be lucky enough to live next door to a guy who doesn't take care of his property and has a couple of junk cars in his yard... I guess the point is that you just have to do your homework and choose wisely... I feel so lucky that I found an awesome condo community to live in although lately my asshole neighbor feels the need to play his stereo at all hours of the night while I'm trying to sleep... I don't know what his problem is...grrr! Love your channel!

I’m glad to hear that John! Sounds like you did make the right choice. Obviously there can be some terrible HOE‘s whether it’s a condo or a house and you are taking your chances living in an area where you’re free to do anything LOL. Glad it worked out for you👌

I totally agree with this! We are in the middle of selling our condo in Iowa and relocating to the Tampa Bay area and we are definitely taking a hard look at buying a house or duplex instead of condos for many of these reasons.

One problem with condos is that there is usually very limited parking. Often one assigned spot per unit, plus very limited visitor parking.

@ 4:00 I would talk to the other tenants regarding rule #7. When we moved to a condo, I was afraid that this would be a problem. However, everyone is always happy to see me working on my car. Thus far I have washed my car numerous times, removed the driveshaft for some work, control arms, and I have done regular 5K oil changes over 2 years. Now, I am respectful, all of my car wash stuff is as safe to concrete & environment as possible & when I lug my 50 pound 5 foot jack, and jack stands I always place cardboard underneath. I also plan to rebuild an engine in the garage, just to show HOA who is the boss ;)

Couldn't agree more! You make great points in this video. Another thing about living in a house with a Hone Owners Association is you might have some of the same issues you have with a condo. Buyers Beware!

I would NEVER buy a house with an HOA...Most houses in urban areas don't have HOAs. My house...My rules. No HOA for moi!!!

As an adult I have never lived in a house. I grew up in one but I never had to make repairs. A house is too much trouble, for us to take care of. But We live in a coop the rules are exhausting! the monthly fees NOT including utilities are 2000 a month! They don't even do repairs any more and we are stuck! They claims the monthly fees are to take care of the outside like snow removal and tree trimming. I heard condos didn't have those rules. Shocked to find out that they do!

Oh yes the only real difference between a condo and a co-op is the way the ownership is handled legally. But as far as the association they're all able to make their own crazy rules

Great points in this video Michael. My big concern about buying a condo are special assessments. It's crucial in my opinion to do your homework on the association. Is it financially healthy? Do they have a healthy reserve for the big expenses? When was the last assessment and what was it used for? Do they tack it on your monthly expenses or do they require a lump sum? I think it's also a good idea to talk to actual owners in the community to get their perspective. Just a few of my thoughts here. Thanks for all you do! I always learn something from your videos.

The dealbreaker for me is the whole car thing. I am always working on my car, I'd go broke if I had to pay a mechanic to do everything. No can do. Condos are not for me.

Michael, native Floridian been living in California for 25 years trying to get home… Watching your videos, but hearing how you’re struggling with handyman, do they not have “task rabbit“ in Florida this is an amazing app that you hire people off of that was actually started by IKEA. Also if you use FHA financing they CAN tell you that you can't rent it out the first year or two.

That's correct. Usually you can't rent for the first year after owning a house when you finance with FHA

Good video Mike! I guess that is why mostly retired prefer condos due to less work involved taking care of the property. Also many homes have to abide by HOA rules as well. Keep up the nice videos I like seeing Florida backdrops!

Condos suck for one reason - You’re in an apartment. You pay the HOA and they can decide if your complaints about a broken communal door is valid or not. If they decide it’s not valid you’re SOL.

hoa fees have exploded.. many condos here are about (tampabay) 30yro which means Maintenance problems are many. if u have a bad condo board even more problems . i seen it both ways spending to much money or not enough and the place is sliding down hill.

At the heart of it I believe the biggest problem with the condo fees is mis-managment. Even when they hire professional management companies they really aren't that professional and often do a terrible job which leads to higher fees and special assessments

AND the HOA fee in a condo. So obnoxious, especially if it's a cheap assoc that barely does anything. Was in a condo 5 yrs, rude neighbors & happy to leave. Only my experience. Thanks for vid.

Bottom Line: A single family house is a better investment....You have complete control of your property..(No HOA)...You have the control, nobody tells you what to fix or when to fix it. The demand for single family houses in desirable locations will NEVER go away. Best decision I ever made was to buy my house. I've owned 3 condos & I was glad to sell every one of them. HOAs are a PIA. Never again.

Some of the rules and HOA fees of single family houses can be almost as bad as living in a condominium high rise or townhouse type of condo. Gated communities are all over Florida and they are notorious for excessive rules or deed restrictions. You can only park certain types of vehicles in the driveway and only for a certain length of time. Grass must be maintained at a certain height, garage door has to be closed except for coming and going, etc. The worst one i ever heard about was at the development of Celebration in the Orlando area. Believe it or not, you can’t even store boxes or much else in your garage because they’re considered unsightly when the garage door is opened. In gated communities, typically the streets are private and have to be maintained by the owners $$$$. Also some communities have Community Development (CDD) fees in addition to HOA fees. Recommend educating yourself thoroughly and checking everything TEN times before you buy anything in Florida.

Hello Michael :-) I live in a house in Florida, the residence has a HOA and some rules are sometime very weird. But I did not know that condos have so much strict rules about guests etc... - although I assume rules change depending on the buildings and areas - Thank you for your videos! Hi Emmanuel, yes even houses in an HOA can have similar type of rules. They are all different. The rules heavily depend on each individual HOA and the rules they vote for and put into place. Glad you liked the video!

My additions to your list: 1.) water leaks -- if you live on top, your water leak affects your downstairs neighbor and you then have two repair bills 2.) if your building has a common door, others can mess it up on you -- ruin the lock (so you have to go around the building to the back door) or damage the automatic closing mechanism (then everybody in the building pays for the repair) 3.) the city periodically sends inspectors to multi-family buildings, where you can fail for such things as your condo unit doors not automatically closing fast enough (that's supposed to slow the spread of a fire) 4.) you have to accept the condo association schedule -- when they decide to repave, you have to park elsewhere; when they decide to repair part of the water system to the building, you get your water shut off: when they decide to ... 5.) [related to #4] you have to wait for them to repair any common lights (like the building hallway), to get pest control for squirrels in the attic (considered a common area), to replace faulty beeping smoke detectors in the common areas, etc.

As far as the real estate market I think if the government keeps printing money the prices will probably continue to go up for the Foreseeable future. @@cherylcommendatore7108 The restrictions are usually imposed by the local government of the city or town. Some have no restrictions some have many so it depends on the city in Florida. In addition to that it also depends heavily on the building if you're buying a condo as they will have their own set of rules as well. Usually the local government of the city requires you to have a business license to operate an Airbnb so you will have to pay a fee for that

I think it all comes down to needs. I live alone in a condo downtown Toronto. 1. I never hear my neighbours, never see them, I don’t even know they have a party until I actually walk by their door. 2. Maintenance fee takes care of everything, including snow removal (I’m Canadian). 3. I have a 24h concierge receiving packages for me. 4. I feel save every year of the week and if I need anything I can ask my concierge. My man lives in a house and his neighbours know everything about everyone. He cannot have a loud party till late night or someone will knock at his door. 5. My utilities bills are certainly less pricey compared to a house. I can get Internet for little money with a deal for the building. My man in a house pays full price for everything. For me it comes down to two things: 1. Condo wins on being in perfect location and everything walking distance, feeling safe and never alone. 2. House wins in space to my ever growing closets and a potential backyard to raise a big dog and

Well this one.....really depends on a person's stage in life. Things you thought as neg. I can consider pos. (e.g.working on your car, replacing the engine in the front yard; I would hate if my neighbor did this crap plus had an RV parked in the driveway/lawn); I don't want my neighbors to have a bunch of unknowns (often questionable people) staying for extended times. All preferences I guess. When your 25 ok, when your 60 not so much. Enjoy your posts

No control on rising HOA fees w/ condos. Decent single-family homes are unaffordable for most Americans. Apt living sucks due to neighbors. What other options are there? Should we be looking at trailers? House boats? Campers? There is negative and positive in everything. It's about choosing whatever gives you what you MUST have or helps you avoid what you CANNOT live with. And a house is not for everyone. A home is like an effing child. Requires a TON of money and energy to maintain, which, btw, most Americans don't have. One size does NOT fit all, buddy. And btw, it's "fewer neighbors", not "less neighbors".

thank you so much for this video Mike. So on point! I would never buy a condo. Basically like being a renter only you pay your rent in advance for 10 years. From that point on, your monthly expenses may be lower depending on HOA. The restrictions are crazy. Before I would buy a condo, I'd buy land and build a house on it myself. Also, things like 5G Antennas, at least for me, matter. In a condo you are talking about a huge amount of radiation from 5G nowadays with all those units and tenants. Then the whole covid issue. House rules pandemic related etc. no way.

In some cases I would say this is probably true. But a lot of places, especially down here in Miami have extremely high insurance costs and that alone is a big expense for many HOAs

You're welcome Deb! I didn't mention this in the video but not all condos are created equally. There are plenty of them that are much smaller buildings and quieter communities. It really depends on where they're located.

I hate HOAS.. The board nothing but stole..I had a 43000.00 Assessment on my unit.. I got out a loss .. The board was biggest bunch of jerks.. Buy a very small complex of 10 units or less ..

I live in Condo in North CA. And I once I told my self I would never buy another property with HOA. But now I’m looking for a property around Fort Lauderdale with direct ocean view and all I see that I can only afford a condo under &600k. I wish I could find a house with direct ocean view around this price. So I guess I have no choice but into condo again.

Mike I'm looking at single fam. homes in St. Pete and St. Augustine to live in it myself but of course want something in a place that holds value. Both places are very overpriced right now and barely any available at all round $200k for 2 bed, and they go like hot cakes. Would love your quick thoughts on those specific 2 locations as options. Which do you prefer and/or think is a better investment and place to live for me? I'm single, a young 40s, have a dog and work from home.

Those areas are hotspots right now and growing fast so I'm pretty sure the prices you see now could end up being double in 10 years from now. It might seem high at the moment but due to the large demand for those areas you're probably better off buying now. I think both areas will continue growing quite a bit over the next decade

There are many more drawbacks to condo life. One is total lack of privacy, even while you are inside your condo. No sound proofing is very common and even if it does exist it's inadequate. Don't talk too loud on the phone!

Condos - enjoy slamming doors, footsteps upstairs, obnoxious neighbors, meth head guy across the hall entering and exiting his unit every 2 minutes and you know this because you hear him slam his door every single time and it shakes your walls. Oh did the people two doors down get a small dog? Joy! Enjoy hearing it bark constantly. Also they’ll complain about your pets.

I wouldn't say surfside is cheap it's pretty expensive actually. And the areas where they're really cheap in Miami you probably want to stay away from. I plan on doing a good neighborhoods in miami video at some point

@@MichaelBordenaro No, I’m really grateful and I’ll tell you why: This info is really important. I had a coop in NY. To buy a coop, they put you through everything but close to an anal probe. After I lived there for many years, they wanted to know who came to visit, how long they were staying and they had to okay relatives that came to stay. The rules were crazy strict. I now have a beautiful condo in CT and the board could care less what anybody does. They don’t have to approve you or anything. These things are important to consider when moving. I would be miserable living in a place that has to know who and what goes on in my house. I would feel stupid having to pay for crap like that. Very important info to know. Different states, Different Rules.

For nothing. Anyone can have a. Gym, or Sauna. If you have a roof leak, expect no help from Management. President. B.O.D. You're on your own. I'm experiencing this matter,and I refused to pay Maintenance.Not one Person helped me. I needed to call in a Restautation Man to fix my entire Kitchen, & Living Room Wall.I paid out of my pocket without and helping from Maintenance. I'm taking the Lawyer to the Bar Association for this on going soga.I just begun to fight. I don't pay for a Roof Leak then for 10 months later,I have a soaking wall. I don't appreciate this kind of living. If there's a said Normal Lawyer whom works best for H/O/A's, let me know about this matter.

@@MichaelBordenaro I just noticed your reply. This is unfair to the H/O. Why not remove all unprofessional Management, President, B.O.D., and get a "New Lease," on Living in a Condominium? Why must a H/O leave on account of horrible Management? There's a sign made daily. It says: "Under New Management!" This is what's needed. All Associations, which works with Condominiums, should keep VERY STRICT TABS on all Condominium Managements. CHAMPLAIN TOWERS fell on account of Unprofessional Management. "Is this the New Style of Living In A Condominium?" I'll inform you Mr. Bordenaro, this Management Company Person was Fired from here last Management Job, and now has her own Condominium Management. She was awful then, She's Worst now. I don't hire awful help. Ever here of "Xclusive Management?" You all should look into how a Condominium Organization runs. Thank You!

One, you have just regular people who are involved who own in the community involved many times that really know nothing about managing a community. Two, is that when they hire management companies, many of them are horrible and unprofessional as well! Its very tough to manage a community in a common sense proactive manner.
